NxtGen Houses The NxtGen Houses construction system is a further development of our earlier released and proven modular NxtGen construction systems, i.e. NxtGen Industrial Buildings (2016) and NxtGen Kitchens & Restaurants (2018). NxtGen Houses combines the strengths and advantages of various existing steel and wooden construction systems using new types of (bio based) building materials resulting in a prefab modular industrial construction system. This results in a portfolio of buildings with a high degree of flexibility that can easily be installed, clustered, repaired, renovated and partitioned or even disassembled. Simply put, buildings consisting out of assemblies and materials that retain their value and that can be reused at the end of the project.

The dimensions allow for creating communities (micro villages), where people are familiar with each other and their environment becomes safe. Our concept aims to be a platform for creating sustainable homes for groups of people who are willing to share spaces and enjoy social interaction with their neighbours and friends. Couples with shared interests in their view of housing and sharing spaces.

The San Francisco Lofts are designed for convenience and comfort: home automation, twin hot swappable panels with bio-based insulation, noise reduction, high ceilings and windows to create a sense of spaciousness. Build in such a way that a building can be deconstructed an brought back to the original basic elements (“Legolisation”). Cost benefits The NxtGen system works with base standards. We make/assemble a building (product) to order. This will have a large impact on cost reduction for a complete project. The advantages of community living also lead to a great cost reduction, security, design, sustainability and many more factors. Comfort benefits People can create shared spaces which they would not be able to afford themselves. Think of a shared laundry, game-room (Netflix, playing cards, etc.), gym, a small coffee bar or a large roof terrace.

ConTech NxtGen Houses aims to change the future of the construction industry with our new compact original base concept. We use Building Information Management (BIM) to design and innovate the way we plan and build houses as well as the manufacture and installation of their components. Size layout, orientation and aesthetics are flexible to meet individual lifestyle requirements. We assemble buildings the same way the automotive industry assembles cars. The market needs cheaper, smarter and better solutions in order to keep up with the demand for affordable housing. The answer can be found in prefabricated and pre-assembled solutions. Anything structured, repeatable or predictable can be automated. The “San Francisco” Lofts combine modular design with prefabrication methods in a diverse mix of loft types and flexible programs that can easily adapt over time. This radically extends the building’s life span and reduce costs (Life Cycle Costs - L.C.C.).

NxtGen Platform Our platform is flexible and able to adapt to future developments because of the pre-designed steel skeleton in which elements can easily be placed and re-shuffled. With our hot swappable twin-panels there is no need to shut down, demolish or “restart” your building when adding or removing new or refurbished panels. Affordable and simple construction which can be easily modified by connecting components in many different ways. Target groups:

• Senior citizens • Pensioner communities • Migrant workers / health professionals / expats • Students / millennials • Single parents • Veterans

In combination with our single or double story houses small or larger community projects (micro villages) can be formed by clustering various types of buildings. NxtGen Loft design principles The “San Francisco” Loft gives an insight of how within the NxtGen Housing system, including general facilities such as elevators etc., a residential structure can be created with respect for the privacy of all residents. This design also allows combinations of 2-floor apartments and other forms of living. The design of the San Francisco Loft is based on 8 blocks with 4 residences on each floor: in total 5 floors, 160 residences and 4 lofts. The 4 lofts are basically designed for specific social purposes such as, laundry room, recreation (pool-table, playing cards, Netflix, reading), fitness and cooking. The area between the lofts will have a recreational function and is accessible to all residents. The use of the shared spaces can be assigned depending on the needs and wishes of the habitants. By situating the elevators around the large open Atrium with a space frame including glass roof creates a pleasant living environment with social control. The emergency staircases can be situated in a special transparent housing on either side of the building blocks (not yet included in the drawings). General storage rooms will be located in the central area on the ground floor. When desired extra blocks can be added, which will be “connected” via walkways within the main San Francisco structure. NxtGen Philosophy: Designed for Disassembly The NxtGen Houses construction system is a further development of our earlier released and proven NxtGen construction systems, i.e. NxtGen Industrial Buildings (2016) and NxtGen Kitchens & Restaurants (2018). NxtGen Houses combines the strengths and advantages of various existing steel and wooden construction systems and uses Building Information Management (BIM) to design and innovate the way we plan and build houses. NxtGen Houses has been developed with circularity in mind and the objective that all the parts and components can be reused in following projects and by doing so extend their lifecycle. This means on one hand standardizing part as much as possible and primarily using sliding, screw and bolt connections and on the other hand avoiding virtually all permanent connections such as welding, glueing or the use of concrete. This ensures that buildings can be disassembled. The technical and economical lifespan of the high quality components are about the same. A project lasts as long as initially requested by the municipality or owners but can easily exceed 60 years. This results in buildings with a higher degree of flexibility that can easily be installed, repaired, renovated and partitioned or even disassembled. Simply put, buildings consisting out of assemblies and materials that retain their value and that can be reused at the end of the project. NxtGen houses are designed for permanent use. They are relatively easy to adapt and can be moved to another location. Our prefabricated components consist exclusively out of durable materials/parts with a high lifespan that can be linked to each other but with the ability to release them again (plug-and-play). Demolition becomes disassembly and reuse. In recent years, due to ever increasing shortages of raw materials and the drive for a more responsible approach of our planet’s resources, new insights are submerging such as “use versus ownership” that will start to influence our choices and behavior. These insights or different views will also affect the construction business. Apart from the conventional construction system with bricks, limestone and concrete, alternative construction systems are making their appearance. Alternatives such as engineered wood CLT (Cross Laminated Timber) or steel skeleton, steel frame and also construction systems whereby SIP’s are integrated (Structural Insulated Panels). We are facing inevitable changes, a transition and perhaps even a revolution due to consecutive new applications at a fast pace that in turn result from new materials and material properties within an ever evolving digital world. The NxtGen Houses construction system is completely independent in terms of suppliers and all the necessary materials can be obtained in the marketplace, thus resulting in short lead times. The materials we use are chosen carefully using criteria such as a high level of quality to ensure a long lifespan and durable materials that require low maintenance. If two different materials (one being bio-based) have an equal performance, the preference will be given to the bio-based material. Our own developed and manufactured components and assemblies ensure that we remain in control of the entire building process. Size and weight (transport costs and handling capability), dimensional stability (less error costs) and cost of ownership (maintenance costs and substitution ability of installations) are compared and analyzed in order to build cost-effective and keep short lead times. Within our construction system the used materials and equipment can be replaced by new enhanced or improved materials in an easy way, and so the system becomes evergreen.

NxtGen Smart Modular Building is a spin-off company from Kessel Rental, a rental organization specialized in temporary kitchens and restaurants. Much research and many expert interviews preceded the choices that led to our NxtGen Houses construction system and a good number of construction experts got involved.
