50-60 Station Road is part of the CB1 regeneration
scheme currently being undertaken by development
company Brookgate whom specialise in mixed-use
regeneration projects and focus on 'transforming run-
down areas into vibrant and sustainable communities
that cities can be proud of'.
As the flagship scheme of Cambridge, CB1 is said to
be a new urban community that has been developed
to complement the elegance and charm of the City.
It will create a world-class arrival point for visitors to
this historic place offering a new public plaza, retail,
eateries and residential space in addition to high
quality commercial space.
50-60 Station Road will offer state of the art office
accommodation just 150m from the railway station and
amongst the offices of some of the world’s best known
business names including Microsoft, Amazon and
Apple. It will be amongst the largest and most modern
offices in the historic city and will offer astounding
views over Cambridge’s City Centre.
These bright, elegant offices are ‘world-class’ in their
design and the building itself is planned to exceed
energy efficiency standards with beautifully presented
façade designed to complement the buildings
surroundings.

Scope of WorksWorking alongside main contractor, Galliford Try,
Imtech Engineering Services Central are delivering the
mechanical, electrical and plumbing services installation,
within the landlord and tenant areas, at this prestigious
new development in the centre of Cambridge.
During the tender period our in-house designers and
estimators worked to develop the mechanical and
electrical design enabling us to produce a robust tender
offer. Following our appointment to the project, we
worked closely with Galliford Try on the development of
the design through to construction stage. Our input at
this stage took into account the services co-ordination,
feedback from our supply chain, as well as consultation
with the end-user to ensure compliance with project
performance requirements.
Throughout the pre-construction phase of this project
we ensured our team gained a full understanding of
the design and its commissionability, along with the
management of interfaces, whilst ensuring that the
team were conscious of budget.

Early involvement in a project affords our Engineers the
opportunity to add value during the pre-construction
phase. By understanding the individual building from
the outset, we offer value engineered solutions that
can lead to time efficiencies and a more cost effective
installation.
We take a holistic view of each project to ensure we
provide the best solutions, we look at how we can
deliver cost savings that will also provide year-on-
year energy efficiencies. Whether that is proposing
improvements to heat or cool buildings efficiently or
utilising LED lighting to save energy.
Project ChallengesThe nature of 50-60 Station Road and the location
of the new building presented some challenging
requirements in terms of the delivery. The logistical
challenge of being on a constricted site, next to the busy
city centre train station, required close collaboration
with our key supply chain partners. We ensure materials
are delivered to site in a timely, managed and controlled
manner in order to avoid disruption to the surrounding
buildings and the general public.
A further challenge was within the design of the
building, which originally incorporated a traditional
design of screwed steel mechanical pipework. Our
experienced engineers identified that this type of
installation required extensive labour to install and may
potentially have impacted the timely delivery of the
scheduled programme of work. The team introduced
an off-site pre-fabrication strategy, this resulted in a
significant reduction in labour required and lowered
associated health and safety risks.

Pre-fabrication & Modularisation In the early stages of the 50-60 Station Road project,
Imtech’s team worked with Galliford Try to develop
a fully integrated programme and alignment prior
to the construction phase of the project. Maximising
opportunities for off-site manufacture were identified
early in the process, along with ensuring pre-fabricated
packages were incorporated into the construction
programme.
As part of our strategy the pre-fabricated riser modules
were manoeuvred into place via the tower crane. This
eliminated traditional labour intensive riser works and
the associated health and safety risks with this type of
installation.
A pre-fabricated plant room was also positioned
onto the roof by crane, in four separate sections. This
approach also greatly reduced on-site works, health
and safety risks and ultimately, provided a better
quality finish.
By utilising an off-site pre-fabrication and
modularisation strategy, along with innovative
installation methods on the 50-60 Station Road project,
we have estimated that this will lead to an approximate
reduction of 33% labour on site. It will also ensure the
project remains on programme and achieves a high
quality finish that may not have been attained through
traditional installation methods.
Unique Thinking
Imtech’s installation is progressing well, we are on track
to achieve completion and be ready for the first stages
of commissioning to begin in summer 2018. Works
officially commenced in December 2017 and we are
scheduled to complete the project by December 2018.
50-60 Station Road is expected to be fully let by early
2019 and the building is on target to receive a BREEAM
rating of ‘excellent’
Our approach is to deliver local projects by local people
and the majority of our Station Road team are based
in and around the Cambridge area which has led to a
team that are very proud to be a part of this prestigious
development. We are focussed on ensuring that the
intrinsic role we play within the wider project team, will
help achieve the successful delivery of this project and
create a new landmark for the City of Cambridge.
Safety FirstWe have a Safety First approach and the processes that
are embedded in our culture ensure that our people,
and those that are directly and indirectly affected by
our work, remain safe. We have an enviable health
and safety record, our Accident Frequency Rate is
consistently below the industry average.
