More people will see the outside of a home than will ever see the interior. Beyond pure vanity, though, maintaining a beautiful home exterior will keep the

structure sound and ensure a healthy resale value.

It’s puzzling, then, how it is so easy to neglect the home exterior. One culprit could be a lack of attention, says Sabine Schoenberg, founder of home improvement site SabinesHome.com.

“You don’t catch whether your driveways or gutters are in bad shape because you go into ‘auto mode’ when you come home for the day,” Schoenberg says. “You come home so often, that you don’t pay attention to what’s around you.”

Fortunately, there is an easy way to solve this: Every month or every quarter, view your home as if you’re a first-time visitor.

“Every so often you should go around and perform your own visual home inspection,” Schoenberg says. “I know we are all busy, but if you look at your home like a visitor would, you’re more likely to find the cracks in the foundation, the cracks around the windows and the stains in the driveway.”

Here, home maintenance experts give tips on how to stay on top of exterior issues.

DrivewaysLynda Lyday, a contractor, carpenter and home-improvement author, says that

driveways are often one of the most neglected

areas of a home. That’s because they are outside in the heat or cold 24/7.

“I’m a big believer in the pressure washer,” Lyday says. “That’s especially true for the concrete driveway.”

Lyday recommends that homeowners should pressure-wash their driveways every few months to wash away oil stains and other unsightly messes. It’s equally important for homeowners to apply new sealer to their blacktop driveways every two years to keep cracks from forming.

GuttersIt’s important for homeowners to clean their

gutters at least once every season. Stopped gutters can cause water to puddle along the edges of a home. It can be costly if that water leaks into a residence’s basement.

Lyday says not to forget the downspouts. Many owners clean their gutters but then forget to unscrew their downspouts and clean out any clogs in them. A clogged downspout can also result in large pools of water around the edge of a home.

Underground drain linesSchoenberg says that 99 percent

of homeowners forget to check their underground drain lines. This could be a costly mistake. In older underground systems, especially those made of clay, tree roots can clog pipes enough so that they are only working at 20- to 30-percent effectiveness.

“That works during most rain events. But if

you get a real heavy rain, your whole drainage system might back up into your basement,” Schoenberg says.

Homeowners should hire plumbing experts with drain cameras to look for blockages every few years, she says. Owners with older drainage systems should do this every year.

DecksWood decks suffer when they are exposed

to either too much sunlight or too much shade. Schoenberg recommends that homeowners seal their wood decks every few years to preserve the material and make it last longer.

WindowsIt’s easy for windows that face north

to become overgrown with mold and mildew. That’s why Lyday recommends that homeowners every season use a push broom and garden hose to scrub around the base of their windows. This should remove any vegetation or mildew that builds up around them.

For Lyday, taking care of a home’s exterior mostly requires common sense. She believes, for instance, in the power of binoculars.

“Say you need to check on your gutters,” Lyday says. “Get a pair of binoculars and look up into those gutters. See what is inside them. You might be surprised at what you find. Exterior maintenance is often about this kind of common-sense approach. You need to keep up with it to prevent it from becoming a bigger job.”

MAKE SURE YOUR HOMEOWNERS’ INSURANCE COVERAGE GIVES YOU THE PROTECTION YOU NEED FROM COMMON DISASTERS IN YOUR REGION

Typically, homeowner’s insurance covers basic disasters such as windstorms, hail storms and fires. However, since insurance policies vary based on location, consult with

a local agent to determine what options are best for your region.“Where you live, and the type of home

you live in, all can shape what your real needs are,” says Scott Mallasee, property and casualty staff product director of Nationwide Insurance.

For example, the Midwest has become especially susceptible to hail storms, so many local insurance companies are placing separate deductibles on wind and hail coverage, says Robert Jackson, president and producer of the insurance agency Jackson Dieken & Associates in Westlake, Ohio.

Homes in southern states such as Florida and Louisiana have undergone extensive roof damage from hurricanes in the past years, says

Rocco English, a State Farm Insurance agent based in Orlando, Fla. And fire is the most common disaster claim in California, according to insurer Allstate. Typically, basic policies will cover these disasters in those specific regions.

Based on their needs, homeowners also can purchase additional coverage for disasters such as floods and earthquakes. Insurance for these disasters typically is not covered in a basic policy but can be added for an additional fee.

Flood insurance is sold through the National Flood Insurance Program, but it is often administered through private companies, Mallasee says.

However, don’t wait until a major storm is days away to buy flood insurance, as there is a 30-day mandatory wait period. Agencies don’t want people buying the additional insurance only if a storm is coming, Jackson says.

Additionally, the amount homeowners pay for flood insurance

is determined by the “flood zone” they live in. Zones are defined by the Federal Emergency Management Agency based on an area’s level of flood risk: “moderate to low risk areas,” “high risk areas” and “undefined areas.” The higher the risk, the more expensive the insurance policy will be.

Similarly, damage from water backup is not covered in basic policies. Water backup can happen from sewers, drains or an overflowing sump pump, according to Allstate. Insurers usually offer coverage as separate add-ons, and deductibles and other provisions vary based on location, Mallasee says.

Finally, consider contents coverage if you store valuables in the basement or other areas prone to disasters, Jackson says. Basic policies include a small amount of coverage, but homeowners also can endorse the policy to cover more expensive valuables.

Be sure to read your insurance policy carefully, paying special attention to any exemption clauses.

One of the joys of buying and moving into a new home is just that — everything is new. But if a seller doesn’t have newness to offer but rather a bunch of

faulty features, the buyers may be scarce. “Most people want to move in [to a home]

and have the work already done,” says Jann Seal, a sales associate with Exit Realty Premier in Wellington, Fla.

If you’re getting ready to sell, here are four pre-listing preparations to get your house ready for buyers

1. Touch-upsThe easiest thing a homeowner can do to

make his or her property more attractive is to touch up the little things. This includes restructuring anything with a functionality problem. Examples include fixing broken doors or cabinets or replacing failing windows. Replace any broken screens too, if more than the window frame is broken. And don’t forget the outside.

“The most common suggestion we make is for color to be added to the exterior either in the form of flowers or through painting,” says Scott Newman, of Newman Realty in Chicago. You should also depersonalize the property. “Remove all personal photographs. Take the magnets off the refrigerator,” Seal says. “Let the potential buyer imagine himself, his family and his belongings in the house.”

2. PaintingPainting may not be the first thing on a seller’s mind, but it can completely change the look of a home. In addition to outside touch-ups, fresh coats on the interior can transform the way someone feels when walking into a room. Seal says neutral colors are the best. “Latte or dove gray gives the rooms a clean, modern feel,” she says. “Keep the trim white.”

Adds Todd Polinchock, a Realtor in Doylestown, Penn.: “Paint is worth its weight in gold.”

3. Carpets and flooringAlongside paint, new flooring affords the homeowners the opportunity to change the look and feel of a property.

Both Newman and Polinchock suggest replacing old carpet, noting it’s a “relatively small” investment compared to other home repairs. Besides, stained or dated carpet can be an eyesore to potential buyers,The same goes for hardwood flooring. Though it is more expensive per square foot than carpeting – the World Floor Covering Association says carpet can start at just $2 per square foot installed, with wood starting at $6 per square foot installed — a study using data from the National Association of Realtors found that buyers are willing to spend more than $2,000 more on a house with hardwood flooring than a house without. Both routes

will make your house look much newer, but if replacement is not an option, try to find a cost-effective professional cleaning method to get flooring looking as fresh as possible.4. Updates

The largest project a seller needs to worry about is updating the house that’s for sale. Ask your agent about what items or systems in your home need to be upgraded to compete with comparable houses. It could be anything from kitchen upgrades (new countertops or appliances) or bathroom updates (new sinks, faucets and showerheads).

“Today’s buyer is increasingly interested in modern, sexy upgrades from a much more expensive home and are the kinds of things their friends will say ‘oh’ and ‘ah’ to when they come over,” Newman says. “People love an eye-catching backsplash in the kitchen and hotel-style bathroom upgrades that look like something out of a five-star spa.”

While pricey updates may make your home attractive to buyers, Seal recommends not going overboard. Not all upgrades and projects will bring in large returns on your investment.

Instead of a full-on upgrade, Polinchock suggests picking one or two items to replace.

“It’s about making those changes [that] will give you the best chance to sell in the shortest period of time for the best price,” Polinchock says.

Maintaining cyber security while traveling takes effort and forethought but it can be done quite easily. Whether you travel domestically or internationally,

there are steps to take to ensure your sensitive data stays protected. These tips will help you with both personal and corporate data security.

Security starts before you ever leave for your trip. Security Magazine has a list of ways to protect yourself while traveling. Here are some of their suggestions for what to take care of before you leave.

1. Back up all devices you are taking with you. Reset passwords for maximum strength.

2. Call your banks and credit card

companies to let them know you’ll be traveling. Share your dates of travel and location itinerary. Tim Bartlett, vice President of Home Federal Savings Bank, agrees, adding that you should keep a close eye on your account when traveling. “With online banking and mobile apps, it’s never been easier to monitory your account,” he says.

3. Leave any non-essential items behind. Take only your important IDs, credit and debit cards.The FCC also suggests outfitting any devices that will be traveling with you with privacy screens. This will prohibit onlookers from viewing any sensitive data that may be on your screen. The organization also suggests removing sensitive data from your devices unless absolutely necessary on your trip. Disable auto logins to important apps or websites on your phone, computer or tablet.

Another option Bartlett shares is to get a temporary or pre-paid card for your travels. This prevents fraudulent activity from occurring on your primary card and is easy to do damage control if anything should happen.

While traveling abroad, it is essential to remain vigilant. Know that other countries may not have privacy laws and can legally listen to phone conversations or watch your online activity. Security Magazine stresses the importance of not lending your devices to anyone while traveling. It is also important to

monitor your credit and debit card activity while abroad. Just because your bank knows you’re away doesn’t mean someone still can’t hack your account.

“These practices may seem cumbersome, but they provide essential protections to ensure data security and privacy while traveling abroad,” writes Edward Yakabovicz for Security Magazine. With some forethought and care during travel, you can maintain data privacy during your travels.

Even when you’re not traveling, you should be taking precautions with your credit and debit cards. Tim Bartlett, Vice President of Home Federal Savings Bank, explains how new credit card chips help prevent fraud but how you still need to be careful.

On credit card chips“The intent of the chip is

to prevent fraud. When a merchant scans the card, the magnetic strip indicates it’s a chip-enabled card and a message would prompt you

to insert the chip,” Bartlett explains. If someone had copied your magnetic strip, they would be prompted to insert the chip. “But if they don’t have the chip, then the transaction can’t be processed.”

Online fraudWhile credit card chips

are great for ensuring in-store purchase safety, online purchases are more susceptible to fraud. Bartlett shares a few precautions: “Never give your card information out to

anybody. Monitor your account on a daily basis.”

Set limitsKeep your debit card

spending limit low, says Bartlett. “The lower your daily limit on purchases, the better for you because if your card does get hacked, that’s the highest amount they could spend,” he says. For example, a daily limit of $700 will prevent anyone from spending more than that and can keep damage to a minimum.

Trendy neighborhood and nightlife, or picket fence and easy parking? While American homebuyers continue to ponder the perennial question of where to settle – city

or suburbs – the lifestyle, demographics and amenities of each are changing as well.

Here’s a closer look to help you decide where you want to live.

TrendsAmericans have migrated en masse from

the cities to the suburbs for decades, but the exodus has reversed in recent years, according to recent Census data. More than half of the country’s 51 largest metropolitan areas reported faster growth in city centers than suburbs from 2010 to 2011, and 19 of the 51 major metros showed faster primary city than suburb growth in 2012-2013. That’s up significantly from 2000 to 2010, when only five city centers grew faster than their surrounding suburbs.

“I think there are always going to be people moving to the suburbs,” says John McIlwain, senior fellow for housing at the urban Land Institute, a nonprofit research and education group for land use and real estate. “We’re not talking about a black-or-white situation, but the great migration to the suburbs is over. We’re now seeing incrementally more people living in either central cities or newly evolving suburban town centers.”

with Coldwell Banker vanguard Realty in Ponte vedra Beach, Fla., has noticed a renewed fascination with cities in her clients. “First-time homebuyers tend to want to be in more in-town areas,” she says.

CostThe top reason that suburbs continue to

be attractive to homebuyers comes down, unsurprisingly, to costs. The main advantage of the suburbs is that housing per square foot is cheaper. Most suburbs offer bigger houses and more land.

Homes in the city do tend to offer “less bang for the buck,” Ameer says, because the limited space is more expensive. However, both Ameer and McIlwain point out that homes in urban markets might appreciate more than their suburban counterparts. McIlwain says prices in urban markets dropped less and rebounded faster in recent years.

“I think cities and denser areas tend to retain their value a little bit more because it’s more expensive,” Ameer says. “It’s more cost-prohibitive to get in, versus suburbs, where the affordability factor is widened and it’s typically easier for more people to get into that area.”

Changes“People always said the reasons these

[homebuyers] were going out to the suburbs were the same ones their parents had,” McIlwain says. “But the suburbs today are not

the suburbs of the ’50s and ’60s.”The biggest demographic groups headed

for cities are empty-nesters and millennials, or those in their 20s and early 30s. “Many of them want to find ways to stay in the city after they get married and have kids,” McIlwain says.

Schools and safety are two big factors in choosing where to live, and those statistics are changing, too. Not all suburban schools are high-performing, and city crime rates have seen reductions in the last few decades.

With so many different choices, Ameer reminds her first-time homebuyer clients to be flexible and weigh their needs versus their wants. Buying a property needs to be a compromise, she says.

“This is not a forever property, remember that,” Ameer says. “Get into something that makes sense for you financially and fits your lifestyle. As your life evolves, you can make the next step.”

While it’s easy to buy and install a premade pipe curtain rod, it’s just as easy and cost-effective to make your own. With just a few pieces, you can make your own galvanized pipe curtain rod that looks like it came out of the industrial revolution.

Industrial curtain rod

2 1/2” 90-degree elbow

1/2” galvanized pipe (see note below about length)

Note about pipe length: Measure the width of your window. Your pipe should be longer than this. For example, my window measured 96” wide but I had my pipe cut to 103” to allow for overhang. You will also want to decide how far out you want your curtains to be from the wall, as this will determine the length of nipple you use.

1. Spray paint all your piece pieces with primer. Let dry for at least 30 minutes.

2. Spray paint all your pieces with your color of choice. Let dry at least one hour. Spray with a second coat if desires.

Note: If your curtains have metal rings, use a sealer on your long pipe to prevent chipping.

3. Assemble your end brackets: flange – close nipple – elbow.

4. Put your curtains on the long rod. Screw one end bracket onto each end of your pipe.

5. You will probably need some assistance with this step. Attach your fully assembled curtain rod to the wall. Pull your curtains, step back and enjoy!

Board and batten towel rack

A basic towel rack in our guest bathroom added

functionality, but it didn’t seem to do the room any

favors aesthetically. To boost the appeal factor, I decided

to add faux board and batten treatment using lattice

strips and a can of white paint from a local home

improvement store. I attached the lattice strips with

a nail gun, spackled the holes, painted the strips and the wall behind them white, and finalized the project by adding some hooks. The total came just under $20 and now our guests have a snazzy (and functional) statement wall to hang their towels and clothes on.
