ABOUT THE ART WORK Adam Dant

Adam Dant (b. Cambridge, UK, 1967) studied at the Royal College of Art, London (1989-91) and the MS University Faculty of Fine Arts, Baroda, India (1988). In 2002 he received the Jerwood Drawing Prize for his Anecdotal Plan of Tate Britain. Dant lives and works in London.

Selected solo shows include Hayward Gallery (London), Adam Baumgold Gallery (New York), Hales Gallery (London), Galerie Brighi (Paris). Dant's work can be found in numerous public and private collections including The Arts Council Collection (UK), The V&A (UK), The Museum of London (UK), The Government Art Collection (UK), MoMA (New York), Deutsche Bank (Germany), The Musee d'Art Contemporain (Lyon) and the San Diego Museum of Art (US).

The cartoon we have here in the flat, Doctor London, was displayed in the Royal Academy Summer Exhibition 2012. The copy on display is not a print, but one of two artist’s proofs. It is the first of a series of large cartoons exploring other ways of considering large cities, which were displayed in The Hales Gallery – East London..

Wendy Heath

Wendy Heath, born in 1959 the eldest of seven children, knew she only ever wanted to be an artist. She won a place to study Fine Art at the Epsom School of Art and Design and then followed the postgraduate programme in Printmaking at the Central School of Art.

She has had several exhibitions of her works in Hampshire and Surrey and her work is now in private collections in the UK, USA, France, Czech Republic and Sweden.Wendy, several children later, now lectures in a range of artistic techniques at several

colleges in Southern England.

The triptych is painted in oils, and was commissioned for this apartment. It might loosely be described as ‘Joséphine turns her back on the Emperor’, but is a general celebration of the life of Napoleon.

When Wendy is not in front of her easel, you will find her hanging off the rock faces of Europe, particularly the Dolomites.

Chris Orr RA

Professor Christopher Orr MBE RA is an

English artist and printmaker. He is treasurer

of the Royal Academy and on the selection

panel for their annual exhibition.

In 2017 Chris displayed Picasso’s Busy Day,

which we thought entirely appropriate for our

apartment. It hangs in the small bedroom to

amuse children and to encourage them to visit

the Picasso Museum.

In 2018 we bought a copy of his Fauve Picnic

which hangs in the main bedroom.

NO SMOKING

Thank you for signing a commitment to use our apartment as a non-smoker.

This is very important for us.

Do please ensure that none of your guests smoke as well. We want the apartment to be utterly fresh for all users.

In the unlikely event that our representative and agent reports that there is evidence of nicotine smoke contamination, then the deposit will be used to de-fumigate and clean all furnishings.

Page 8: INDEX OF FOLDER

CLEANING

The apartment is fully cleaned before each set of new guests by the team from the managing agent.

You may contract additional cleaning with the managing agent. Please discuss with him the services you may wish and the price of the services.

If on entry to the apartment you draw to the attention of the managing agent a cleanliness issue it will be dealt with. It should never happen. If it does, we the owners, need to know.

Apartment rentals are not the same as hotels or apart-hotels. This is not ‘serviced’ accommodation. You will need to purchase your own dishwasher tablets, toilet cleaners, shower gels etc. at the local supermarkets. You may find that a previous guest has kindly left some of these behind for future guests. Feel free to do so as well.

Bed linen and towels are provided by the managing agent. Spare linen is not left in the apartment and you should contact the managing agent if you need new bed linen. There will be a cost.

We ourselves rent accommodation each summer near Bordeaux. In the UK we regularly rent from the National Trust and the Landmark Trust. As ‘consumers’ of rental, we have tried to understand what you will need. We have tried to inform you of what you will need to know. Feel free to inform us where we have got it wrong, or right. Please fill the Visitors Book.

RUBBISH & RECYCLING

Parisians are very ‘hot’ on recycling. They also have very regular and effective waste disposal services. The communal bins are emptied several times a week.

In the outside courtyard through the green glass doors are all the communal bins.

The largest bin (yellow) is for ALL paper, cardboard and plastics.

The bin with the round hole at the top is for all glass.

All other domestic waste is bagged and placed in the remaining bins.

Once a week the communal areas are washed and cleaned.

As you will have guessed, the large green doors through which you have entered the apartment block are from the era when the horse was king. You can see evidence for this in the courtyard. Look for the horses heads which used to be used to tie up your steed before stabling. The old stables, also evident, are now a store belonging to another apartment.

Page 10: INDEX OF FOLDER

THE INTERNET Please do not disturb the implementation.

The wifi is distributed by the NETGEAR router and not by the Numericable modem box. Search for NETGEAR40 on your wifi.

The password is jollyviolin353. You should not need to check, but if all is well you will see three green lights at the bottom of the box, a green and blue light at the top of the box. There are many RJ45 network points in the apartment. You may achieve 100mb on the wired connection.

The Numericable modem should display three solid green lights and one that flickers from time to time. Numericable provides the Internet and TV services to the apartment. Please contact our managing agent if either the televisions or Internet are completely non-functional.

If the power to the apartment fails or for any other reason you need to reboot the technology:

1. Power up the black Numericable modem and WAIT for three solid green lights. 2. Power up the NETGEAR40 router and WAIT for the three green lights at the top and

the blue and green light at the bottom. 3. Power up the large blue Netgear switch.

If Internet is not restored ( particularly if the Numericable modem does not show the green lights correctly ) then call our agent. Minor interruptions to service, though rare, do happen. Service is usually restored within 15 minutes.

Please note the apartment landline is distributed via the Numericable modem. Our landline number is 01 81 29 88 08 or +33 (0) 1 81 29 88 08 from abroad.

USING THE DESKTOP PC FOR THE INTERNET

We have now provided an ‘old’ DELL desktop PC for your use. It will normally be found in the big cupboard in the main bedroom. Use the UK plug-board in the technology cupboard. This PC works on wifi using the USB dongle on the rear.

The wifi Internet you need is NETGEAR40. If it does not connect automatically, then look for the system settings icon on your desktop and select the correct network. The password is jollyviolin353 . You can also connect with an Internet RJ45 cable. Two such cables are provided for your use:

• A yellow cable by the iPod dock in the lounge near the double doors ( best suggestion ) • A green cable tucked behind the TV in the main bedroom

You are responsible for connecting the PC correctly (Note: sound goes into the middle green rear socket ). You are responsible for putting it away where you found it before you leave.

This is a UBUNTU (Unix) PC. When it boots up you see the following sequence

• purple blank screen ( 5 seconds approx) • nothing ie a black screen ( 10 seconds approx. ) • the UBUNTU message on a purple screen ( 5 seconds approx. ) • nothing ie a black screen ( 15 seconds approx. ) • The UBUNTU desktop on a purple screen

It is easy to use – just like an ancient Windows PC or early Macbook. There is no additional software except ‘Open Office’, a PDF reader and some MP3 functionality. The Internet browser is Firefox.

The default printer is the printer in the cupboard in the lounge. ( If, for any reason this does not work, then please do not interfere with the PC system settings, nor the printer. )

The PC is not password protected for the desktop use.

• You are responsible for removing your browsing history on Firefox ( and clearing its cache ) • You are responsible for removing any saved documents

Anything that you do not remove or delete may be seen by subsequent guests or tenants.

The UBUNTU Unix is generally a safe and secure environment. We provide no additional anti-virus or firewall protection. If we suspect ( unlikely ) that there is a problem we will re-install UBUNTU from the master disk. UBUNTU provides many pages of useful tips at this website:

THE TELEPHONE

The apartment number is:

+33 (0)181 298 808

The phone is provided via our Internet provided, Numericable. If you do not get a dialling tone when you press the ‘off hook’ button, then there may be an Internet problem as well. Call our agent.

There is no charge for calls to landlines in France, but there is a significant charge for calls to French mobiles/portables (cell phones). These start with the digits 06….

Calls to The USA, Hong Kong ( fixed lines and cell phones ) are cheap. Calls to fixed lines in Europe are cheap. Calls to mobile phones in Europe are expensive.

We have not disconnected the phone. Please use the phone sparingly for outbound calls. If when we read the phone meterage, you have incurred costs of more than 20 euros in your weekly stay, we will recoup all costs from the deposit. Generally this should never be the case.

Because the phone uses the Internet connection, we have noticed that occasionally there is a signal quality issue. Some international dial codes are given below. All are preceded with 00.

You can use the installation disk which is located by the printer in the cupboard. Do NOT use the automatic setup on the disk but in Windows Explorer search the disk for the drivers and other programs that you may need.

The printer should NOT be directly connected to your PC. This will invalidate the wifi functionality. It will not work for anyone else after you. Don’t do it!

The printer fits neatly inside the cupboard. Leave it there please.

You should not need to replace the Samsung cartridge but the webpage above will instruct you.

IP: 192.168.1.3 MAC: 00:15:99:AD:0B:04 Name: SEC001599AD0B04

Modern versions of Windows (such as Windows 10 ) should automatically find the device drivers you will need for this printer.

DVD & BLURAY PLAYER

You will find the DVD / BluRay player in the side table under the salon television. To open the side table PUSH the top ‘drawer’ edge in and the whole front opens. The DVD player is in the left side.

We have supplied a small range of DVDs. The choice is eclectic.

The DVD / BluRay player may prompt for software updates from the Internet. If you accept the prompt you MUST wait till completion of the update. Failure to do so may render the DVD / BluRay player inoperable.

When you have finished, and before you turn off the Samsung television, select SOURCE on the Samsung remote control and scroll back to the HDMI 1 source for the cable box. ( If the cable box is on, TV will start. ) This leaves the Samsung television ready for cable TV next time.

HOW LIGHTING WORKS Make no assumptions!

Wall light switches.

1. SIMPLE Example (e.g. main bedroom). A quick down press and they will turn on the side lights. Repeat the quick press down and they turn the side lights off.

a. Please note: half the wall sockets are controlled by the wall lights switch, half are not. Generally if there is a double wall socket, one socket will not be centrally controlled.

2. DIMMER Example (e.g. kitchen and bathrooms). a. A quick down press and they will turn on the lights. Repeat the quick press

down and they turn the lights off. b. A SLOW continuous down press and the lights will dim to low AND then will

brighten to maximum. 3. Some lights are controlled from many points. 4. The angle light by the sofa is bizarre. This is NOT on the wall switch control system. A

small tap on the orange light of the hood of the light will turn it on and brighten or

5. Bedroom lights: there are wall light switches beside each bed to turn off the side lighting from your bed.

Large floor lamps and some side lights.

1. Many of the large lamps have floor or foot controls to adjust the brightness. 2. Some the side lights have incorporated dimmer switches. For some (e.g. hall) a quick

touch on the control also turns it on and off. 3. There is a cooker hood light.

Spare bulbs

light bulbs are now regulatory. BUT low energy eco bulbs cannot be used on circuits that have dimmers. There may be unfortunate consequences. Separate bulbs are provided for these. Bulbs can be purchased at local hardware stores or at the Carrefour supermarket at Ecole Militaire. Always take an example with you when you seek a replacement. Keep any receipt.

IF YOU PLUG YOUR OWN CHARGERS ETC INTO WALL SOCKETS, CHECK THAT THE WALL SOCKET IS NOT ON A CIRCUIT CONTROLLED BY A LIGHT SWITCH. When you turn off the lights, charging may stop.

dim it.

You find will these in the right hand green cupboards in the salon. Please note that in Europe low energy

THE HEATING SYSTEM

This is the remote control for the heating system. It is normally kept on the fireplace in the main bedroom. It is set to keep an ambient temperature of 20C in the apartment till 2300 hrs, based on the main bedroom.

Please do not change the settings but you can make a temporary change.

The default language is French.

To make a temporary change you press the large bottom button, decide whether it is the heating or water you wish to temporarily change and then using the up and down buttons set the temporary temperature. Settings are confirmed with the OK button. You need to define how long the temporary change will last.

The heating remote control displays the current indoor temperature and the external temperature.

Please note that this is a direct heat system. The hot water will take up to 60 seconds to reach the bathroom showers and basins. Take care that you do not inadvertently scald yourself.

Service is provided via our agent. If there is a problem contact him, explain the problem and give him the telephone number of OXENERGIE 01 55 78 94 73. They have an emergency call out EXCEPT Saturday afternoons and Sundays. The number is also on the front of the boiler.

The most common reason for a system failure is a reduction in the water pressures of the sealed system over time. This is displayed in small numbers on the LCD screen on the boiler and should be 1.4 bar. On page 4 of the small boiler instruction manual, in the boiler cupboard, there are French pictorial instructions on how to gently increase the pressure.

If in doubt – leave well alone. Summon assistance.

THE NEIGHBOURS

This apartment block was built just before the start of the 20th century by a French minor general seeking to advance his career by having apartments for ‘friends’. He went spectacularly bust and his career failed. A French entrepreneur then bought the block and set up the ‘co-proprietaires’. He sold or gave most of the apartments to members of his family and 100 years on his heirs ( owners of the various apartments ) still collectively hold more than 50% of the building.

We purchased this apartment from one of the ‘relatives by marriage’ who still live on the top floor and have a couple of the apartments. They like, all those we have met, are charming. This apartment was completely renovated by us after the death of the countess who had rented from the family for a peppercorn rent since 1948.

On the same floor is a young family. You may notice their bikes in the hall downstairs. In the apartment directly above is one of the oldest residents and he is cared for by other members of the family who own several of the apartments.

This is a quiet apartment block and we trust you will help maintain our good relations with our neighbours.

Occasionally, as in all apartment blocks, things can go wrong. Someone leaves a tap running; a washing machine overflows; someone fails to maintain apartment security; etc. The ‘syndic’ is managed by Clement Touron and our managing agent will contact them with any problems you may identify. Late in 2013 and in early 2014, the ’syndic’ has voted substantial sums of money to renovate the rear of the block. Please be tolerant of any workmen, but you should not be affected as they will be working outside. We already benefit from complete repainting of the entrance ways by the ‘syndic’ in early 2013.

LOCAL SHOPS

You have chosen a lovely area for good local shopping. Nearby are the Rue de Grenelle and Rue St Dominique with many small and fashionable shops. This map concentrates on the essentials.

Everything is just five or six minutes walk away, sometimes closer.

The Carrefour supermarket is open every day including holidays but only till 1300 hrs on Sundays.

There is always a baker open everyday somewhere local but their opening days are staggered.

There are several pharmacies / chemists on Av Motte Piquet,

Hardware stores tend to be small shops, keep a look out for them.

The 7th arrondissement is not the cheapest area in Paris for shopping and dining out. Generally the quality is excellent. Unlike many other areas, you do get personal service – for instance in the local cheese shops you may be asked if you want your cheese dry ‘sec’ or more moist ‘frais’. In the restaurants, it is perfectly acceptable particularly at lunchtime to spurn the wine and just have a bottle of water. Try the café gourmand deserts.

NESPRESSO COFFEE It is not easy to buy replacement Nespresso capsules.

We suggest:

1. Log onto www.nespresso.com

2. Create your order and specify where to collect it.

There are Nespresso boutiques at:

119 Avenue Champs Elysees (near Arc de Triomphe on south side)

64 Rue Bonaparte (near St Germain de Pres metro – past the Bonaparte cafe)

11 Rue Scribe (near Opera metro), on the junction with Rue Auber

Near Bon Marche store in Rue de Bac (Sevres Babylon metro)

Sometimes the Nespresso automatically enters descaling mode and you get endless cycling of all the

THE HOB COOKER

Though the instructions are in the folder they are in French. So to help you here are a few tips.

To turn it on you properly you must release the CHILD-LOCK. This is the little lit ‘key symbol’. Press on this key for a short while till you hear a double ‘beep’. Pressing the symbol again will re-lock the hob.

This is an inductive hob: it will always feel cold to the touch. Do not expect to stand and wait for rings to heat up.

THUS it needs a STAINLESS STEEL pan placed on the hob, which through induction heats up fast and well.

lights. Press both lights simultaneously for three seconds and it should exit descaling mode. Then unplug and replug the machine.

Choose which cup size you want. Small or large. One short tap on the right button is all that is needed.NOTE: remember to empty used capsules and to refill the water.

Typewritten text
To turn on the NESPRESSO press both rear buttons until they light up.

FRONTDOOR AND KEYS

The front door is a multiple bolting front door. It is very very secure.

If you break a key in the lock, this will be very very serious indeed. You may need an industrial ‘safe breaker’.

So here are a few tips.

• The key can be inserted and removed from the front door ONLY when it is horizontal. • The door can be single or double locked – make no assumptions • The key must be fully inserted • The key will turn without forcing or fiery jiggling • Be GENTLE! • ALL the keys have been tested. They all work. These are new keys and are very precise in

their lining up the lock ‘tumblers’. • Test with the door open!

You cannot lock yourself out.

You will notice that the door has ‘protection’ to prevent you locking yourself out without a key. It CANNOT slam shut behind you. You have to use the key to effect closure from the outside. When leaving the apartment you should either single or double lock the apartment.

When inside the little ‘latch’ moves sideways to allow you to effect closure without the key AND to give you additional security.

These features were added many years ago for the mainly older residents but they are really good features. Take Care!

There is a locksmith Letellier et Fils, 16 rue du Champ de Mars off Rue Cler(less than 8 mn walk )

A FEW FINAL THINGSPlease let us know if there are things you want, or about which you need clarification.

HAIRDRYER

A recent guest noted that we had not supplied a hairdryer. You should find a new one in the far rightcupboard in the salon where we keep the iron and vacuum cleaner etc.

SMALL BATHROOM RADIATORS

In the winter we leave these radiators switched on. If they are not hot, then at the bottom of theradiator there is a control. Press for a two hour additional boost of heat.

NESPRESSO MACHINE

We leave you a few capsules for when you arrive. Additional capsules can be purchased fromNespresso in the Rue de Bac, near the store Bon Marche. Please remember to empty the machinefrom time to time or you may find it will not permit coffee to be made.

SHAVER AND TOOTHBRUSH SOCKET

This is annoying. The French wired our apartment solely for Euro plugs, including the bathroom. However there is a ‘work around’. Use the UK adaptor which can receive shaver plugs. See diagram.

FIRST AID

We have left our First Aid bag in the green cupboard with the iron and hairdryer.

This part of the UK adapter takesShaver and Toothbrush sized twopins. Ensure you plug the device

into the adaptor BEFORE you plugthe adaptor into the wall socket.

BEFORE you plug the adaptor into the wall, with a small screw driver(or something similar), push down this metal lunge which will free the

red gates. This will then allow the two pin shaver to be inserted.
