Investment object specifics:— area: 25 ha;— ownership: communal; — Lviv international airport and its cargo terminal: 11 km;— railway (cargo terminal): 4,5 km;— highway: 8 km (international highway А4); — motorway: along the land plot (motorway Lviv-Krakovets); — land plot is 8 km away from the city center;— electricity supply: in place;— gas supply: in place, d-89;— water supply: in place, d-500; — sewerage: in place.

Scale of investment:According to preliminary estimates – 50 million USD needed for development of necessary in-dustrial park’s infrastructure.

Project’s current status:Land property documentation has been is-sued.

Investment model:Joint venture. Lviv city council will remain with property rights for the land and industri-al park’s infrastructure (access roads, water supply, sewage, electricity transformation sta-tion, etc.) (51%), investor/developer provides for construction works and industrial park’s operational activity (49%).

Form of investment:Direct investment.

State's involvement:Co-financing of industrial park’s infrastructure development, city council incentives.

Object of investment:Land plot – Greenfield. Location:Greenfield is situated along the state road PO5 Rivne-Kostopil 15 km away from city of Rivne (250k of inhabitants) as well as 15 km away from town of Kostopil (30k of inhabitants). City of Rivne lies on the national highway E40 (M06) Lviv-Kyiv which is the main transporta-tion route in the direction East-West.

Investment object specifics:— area: 145,13 ha;— form of ownership: communal;— railway station: 3 km;— international airport: 20 km;— gas supply: 1,5 km;— electricity: 2 electrical substations 110/10 kW and 110/35/10 kW respectively – 3 km.

Scale of investment:According to preliminary estimates – 4,14 mil-lion USD needed for development of neces-sary industrial park’s infrastructure (access roads, water supply, sewage, electricity sup-ply, etc).

Project’s current status:Land-use form is approved. Preliminary feasi-bility study of construction of industrial park is done. Conceptual design of industrial park is prepared.

Investment model:Rental (as a result of public sales).


State's involvement:Co-financing of industrial park’s infrastructure development.

Rivne industrial park

Object of investment:Land plot – Greenfield. Location:Territory of Special Economic Zone “Zakar-pattya”, Zakarpattya oblast.

Investment object specifics:— area: 41 ha;— form of ownership: communal, land plot is rented by a private entity;transport infrastructure: — international airport and state highways are situated within 20 km;— close location to the state borders of 4 neighboring countries (17 border passing points in the area);— railway: access to European-type as well as national railroad;— highway T07-07 – 1,2 km;— gas supply – 100 m;— electricity supply: available electric line of capacity 110/35 kW, converting substation is being built;— 5th Pan-European transport corridor – 65 km;

Scale of investment:According to preliminary estimates – 98 thou-sand USD needed for development of neces-sary industrial park’s infrastructure (access roads, water supply, sewage, electricity sup-ply, etc).

Project’s current status:— agreement on project’s implementation with Special Economic Zone “Zakarpattya” has been concluded;— rental contract has been concluded;— mapping of the land plot (topographic shooting) together with the neighboring territories has been made;— conceptual design of industrial park and general plan scheme of the land plot have been prepared;— access road to fire depot is being constructed.

Investment model:Purchase of land plot with developed technical infrastructure of industrial park.

Solomonovo industrial park

Object of investment:Land parcel – Greenfield. Location:Khmenlnytsky oblast, Kamyanets-PodislkyLand parcel is a part of the Kamyanets-Po-dilsky industrial zone which is situated in the northeastern part of the city and covers the area of 202 ha.

Investment object specifics:— area: 17 ha;— water supply: 100 m;— sewerage: 100 m;— gas supply: 100 m;— electricity supply: 100 m;— highway: 1 km (highway H03); — railway: 300 m;— land use form: industrial land. Kamyanets-Podilsky industrial zone is made of free land parcels, operating industrial enter-prises with free production space, Brownfileds as well as business incubator.

Scale of investment:Scale of investment will depend on the proj-ects’ specifics and needs of a potential inves-tor.

Project’s current status: Borders of the land parcel are defined. In-vestment proposal for a potential investor has been drafted.

Investment model:Rental or purchase of the land parcel through public sales.



Kamyanets-Podilsky industrial park

Object of investment:Land parcels – Greenfield. Territory of exist-ing industrial park of Korosten.

Location:Korosten, Zhytomyr oblast.

Investment object specifics:— area: 81,52 ha (Parcel II);— area: 74,04 (Parcel III);form of ownership: communal.

Parcel I – operating Medium Density Fiber-board producing company (foreign direct in-vestment – 160,8 million USD).

Parcel II is designed for medium industrial en-terprises.

Parcel III has been prepared for a logistic park.

Scale of investment:Scale of investment will depend on the proj-ects’ specifics and needs of a potential inves-tor.

Project’s current status:2,5 km of access motorways as well as railroad have been built. Necessary industrial park in-frastructure has been istalled/constracted.

Investment model:Rental or purchase of the land parcels through public sales.


State's involvement:Drafting of feasibility study for industrial prem-ises construction on the territory of industrial park.

Object of investment:Land plot – Greenfield. Location:Territory of Novohrad-Volynsky region, Zhyto-myr oblast.

Investment object specifics:— area: 282 ha;— highway: immediate proximity of the motorway M 06 Kyiv-Lviv;— gas supply: potential connection point for gas in the reduction station, which is located northwest (up to 1500 m) from the site;— electricity supply: two independent electricity transformation stations of capacity 110/35/30 kW each in Novograd Volynsky and Cizovka;— sewage: the sewage water will be traeted in existing waste water treatment plant;The land plot (industrial site) is situated behind the operating Cersanit plant.

Scale of investment:According to preliminary estimates – 5 570 million USD needed for development of neces-sary industrial park’s infrastructure (Phase I).

Project’s current status:BermanGroup (Czech Republic) has drafted the industrial park’s development provisional feasibility study as well as conceptual design of the Phase I premises.

Investment model:Purchase or rental of land plot.

Scale of investment:According to preliminary estimates – 3,2 mil-lion USD needed for development of neces-sary industrial park’s infrastructure (access roads, water supply, sewage, electricity sup-ply, etc.

Project’s current status:Conceptual design of industrial park has been prepared.

Investment model:Purchase or rental of land plot. 1 sq. m. of area for industrial purposes – 37,4 USD. Aver-age rental rate of 1 sq. m. (area for industrial purposes) – 1,12 USD.

Project’s current status:Industrial park’s development provisional fea-sibility study as well as its conceptual design has been drafted. Preliminary financial analy-sis of the industrial park’s development has been made.

Scale of investment:According to preliminary estimates – 80 mil-lion USD needed for development of neces-sary industrial park’s infrastructure (access roads, water supply, sewage, electricity sup-ply, dismantling of Brownfield’s premises etc).

Project’s current status:— project is included into the City’s economic development plan;— conceptual design and business plan for industrial park’s development have been prepared;— managing company has been created;— process of land allocation continues.

Investment model:Rent/sub-rent.

Investment object specifics:— area: 37,58 ha;— ownership: communal;— airport: 18 km;— railway: 19 km;— motorway: motorway Т-13-02 passes along the site border; — highway: approximately 70 km;— electricity supply: two high-voltage electricity lines 110 kV and 35 kV cross the site. Electricity transformation station 110/35 kW is 200 m away from the site.— gas supply: medium pressure gas pipeline crosses the site;— water supply: two water pipelines d-150 mm and d-300 mm cross the site; — sewage: 2 km, capacity 40 000 m³/day . Current load 6 000 m³/day;— 350 000 people inhabit the 20 km zone around the city.

Scale of investment:According to preliminary estimates – 1 780 million USD are needed for development of necessary industrial park’s infrastructure.

Project’s current status:Industrial park’s development concept has been drafted. City council has allocated the land plot for industrial purposes.

Investment object specifics:— area: 52,98 ha;— ownership: communal;— airport: 60 km;— railway: 8 km;— motorway: 300 m; — highway: 2 km; — electricity supply: in 500 m operating electricity transformation station 110/5 kV;— gas supply: 300 м (medium pressure gas pipeline d-500 mm);— water supply: 200 m, 3 water pipelines;— sewage: 3,5 км (capacity 17 000 m³/day). There exist a possibility to connect to the op-erating sewage in the northern part of the site.

Scale of investment:According to preliminary estimates – 2 055 million USD are needed for development of necessary industrial park’s infrastructure.

Project’s current status:Industrial park’s development concept has been drafted. City council has allocated the land plot for industrial purposes.

Investment model:Land plot rental.
