A Message from the Chairman beginning of a new year

is always a time for both change and renewed resolve, and as we welcome 2015, I am proud to tell you that SDMA is committed to both. Thefirstchangeinorder:Anewlookand a brand new name for SDMA’s own publication! SinceweunveiledourfirstissueinOctober2014,wehave introduced the publication as “the voice” of the downtown merchants within our community. We decid-editwastimethatthenameaccuratelyreflectedthepublication’s ongoing mission, which is to serve as a vehicle to inform, inspire and support our downtown merchants and to further secure our position as the cornerstone of commerce in Sarasota proper. Throughout the city’s history, downtown Sarasota always hasbeenabusinessdistrictfirstandforemost;independentmerchants occupied buildings on our streets and avenues long before downtown became a mixed-use district. ItistheSDMA’sgoalinthenewyeartoreaffirmdown-town Sarasota’s standing as a thriving merchant area. Wealreadyareseeingevidenceofthiswiththeinfluxof high-quality retail stores that have made their home on Main Street in recent months. But retail is just one segment of the growth downtown Sarasota is experiencing. Cranes can be spotted high above the city, symbolizing new construction that always is synonymous with progress. Condominiums, apartment complexes and parking garages that are slated for completion this year are being developed to accommodate a growing number of people who would like to establish permanent residence in downtown Sarasota in order to take advantage of the exceptional retail, dining, entertainment and cultural experiences, all within walking distance. In closing, I would like to assure you that the SDMA will continue its efforts to unite our merchants and remain vigilant in our role to both strengthen and safeguard our downtown community in the coming year. Working together, we are, after all, a continent—not an island—as well as a “voice” that deserves to be heard.

When it comes to eating healthy, the Farmers Market is a great place to start. Whether you choose to

visit downtown Sarasota on Saturday for the traditional market or on Wednesday for the new Market at Five Points,youarecertaintofindDavidHamlin,ownerofDavid’s Aquaponic Fish & Vegetables, along your path. If you are unfamiliar with the term “aquaponic,” you aren’t alone. It’s a natural process that combines traditional aquaculture, suchasraisingfish,withhydroponics, which is a process of growing plants inwater.Theby-productsofthefishcontinuetofeedtheplants, while the plants keep the water clean and fresh for thefish. “Itistheperfectsymbiosis,”explainsHamlin.“Thisistheprocess that is going on in every lake and pond.” Hamlinalsoexplainsthattheentireprocessisextremelyefficientasthereisnoneedforfertilizersand,althoughtheyare grown within water, they actually use approximately 1/15th as much water as traditional farming.

Hamlinfirstbecameinterestedinthe concept of aquaponics as a child.Hewouldgofishingwithhisgrandfather and dad in Wisconsin. Even at a young age, he realized thattheywereoverfishingeachyear and worried that natural resources were being depleted. It thenbecamehispassiontofinda

way to protect our natural resources. Fastforwardtotodaywhereyoucanfindeverythingfrom spinach and celery to mustard greens and Swiss chard,aswellasthenutrient-densewatercress,atHamlin’sbooth. You can buy his products, which are very reason-ablypriced,byweight,sothereisnowaste.AllofHamlin’sproducts also are completely organic and pesticide free. Local resident and market shopper Carolyn Jacobson isoneofHamlin’sbiggestfansandaloyalcustomer.Shesmiles as she describes his products as “yummy-licious.” But, in all seriousness, as a survivor of ovarian cancer, Jacobson recognizes the importance of eating healthy. “It opens your eyes to the truth that what you put into your mouth is what you are putting into your body,” says Jacobson about having cancer. Hamlinremindsusallthatvegetablesbegintolosetheirnutrient value after just four days. When food travels from another area, it isn’t as fresh or nutrient dense. And that’s just one more reason we love our local farmers markets!

Downtown—2015 & BeyondAn Exclusive Interview with Norman Gollub, CSBA, Downtown’s Economic Development Coordinator

One square mile—from Burns Court to the Rosemary District…from 10th Street to Mound Street…from the

bayfront to the railroad tracks, just shy of Lime Avenue. This seemingly small area actually spans an extensive, commerce-rich region in our city that geographically is definedas“downtownSarasota.” Nobody knows or understands this area of the city better than Norman Gollub, CSBA. Much of the growth and progress within these perimeters are under Gollub’s counsel and advisement, who, in his position as downtown’s most recently appointed economic development coordinator, represents the city of Sarasota, the Greater Sarasota Chamber of Commerce (GSCC) and the Downtown Improvement District (DID). With 20-plus years of experience in economic develop-ment,GollubrelocatedtoSarasotafromPortland,Oregon,where he had his own consulting business that provided urban planning expertise and economic development services to municipalities and private sector clients. Gollub also served as Urban Design & Development Manager for the city of Greenville, South Carolina, for a number of years. Raised near Chicago, Illinois, Gollub always has had an interestin“whatmakescommunitiestick.”Heenrolledin the design program at Southern Illinois University and earned a Bachelor of Arts degree in design with a specialization in urban design and planning. GollubalsoisagraduateoftheUniversityofOklahoma’sEconomic Development Institute and holds several certificationsinsustainabledevelopment. Celebrating his second anniversary in Sarasota in

mid-January, Gollub openly shared both his aspirations and con-cerns for the future of downtown Sarasota in a candid interview. Here’swhat the Downtown Economic Development Coordinator had to say about the current state of affairs and the outlook for the future.

The VOICE: What is the role of the economic development coordinator?Norm: Economic development is a team effort. My role is to facilitate discussions by bringing people together and assisting in addressing and resolving issues of relevance. Thiscanincluderegulatorymatters,presentingfinancialimpacts of downtown projects, working with developers and more. As a representative of the city of Sarasota, the GSCC and the DID, I am self-directed in this position. It is my responsibilitytofirstdeterminewhatevergapsexistinourcommunityandtothendevelopstrategiestofillthosegaps.

The VOICE: What is your primary goal as the Downtown Economic Development Coordinator?Norm: In my position, I am responsible for guiding the growth of downtown’s economic base by targeting appropriate growth to improve the quality of life for downtown’s residential and business communities.

The VOICE: What is the focus of your work, and how does it enable you to address this goal?Norm: First and foremost, undertaking research, analysis and providing strategic direction are the foundation of my work in downtown. Consequently, collecting economic data and developing statistical information becomes essential in both tracking growth and development and making recommen-dations for new strategies to adopt. Atthistime,forexample,Iammonitoring29significantdowntown projects with a combined construction value close to $500 million that currently are under construction or in the pipeline. In2014,amajorretailanalysisofourcommunitywascompletedbyanationalconsultant,whodefinedspecificareasthatneededimprovementandalsoidentifiedkeyincentives that could be put into practice to attract the right kind of retail to our city. Implementation of these recommendations will be decided in Spring 2015 when the city’s next budget cycle is under consideration. In addition to research, analysis and developing strategies, my work also includes marketing, advocacy and serving as a champion for the core of the city. Finally, the focus of my work is on growing downtown busi-ness through retention, expansion and attraction activities.

The VOICE: What are some of the most challenging economic issues currently facing downtown Sarasota?Norm: Oneofourbiggestchallengesistheneedtobringmore professional employers to downtown Sarasota in order to grow our employee base and diversify our downtown economy. Onechallenge,infact,istoattractacompanytosetupitscorporateheadquartersorregionalofficeindowntown.This will allow us to grow our downtown demographic in an effort to encourage younger professionals and families to work and settle in and around the downtown core. I work closely with developers, Realtors, the Economic Development Corporation and other regional partners to achieve this goal.Norman Gollub,

As we grow a year-round employee base, there will be a corresponding increase in demand for affordable housing within walking distance to these new places of employment.Ayoungerdemographicalsowillinfluencenot only the quality, but also the scope of retailers and other amenities that will move downtown to meet the wants and needs of young professionals and their families. Right now, we have a 12 percent vacancy rate in downtownofficespace,mostlysmalloffices,butwecurrentlydonothavealarge,vacantofficespaceof20,000-plus square feet that several companies have been seeking. HereinliestheCatch22:Idonotknowofanydeveloperthat would want to build a commercial property of this sizeonspeculationwithoutaconfirmedtenant,andmostcompanies are not willing to wait for a building of this size to be constructed and completed. Still,wedoneedtobuilddowntown’sprofessionalofficecapacity in order to create a more vibrant downtown, and that is a challenge that I am determined to resolve.

The VOICE: What recommendations can you make to improve the day-to-day business of downtown merchants?Norm: There is a critical need for many of our downtown merchants to develop merchandising strategies that capitalize on the expansive outreach of social media and the Internet. In the future, I hope to offer workshops to help merchants utilize these strategies. Secondly, I would recommend that every merchant stay open until 9:00 p.m. at least one night or more a week and to keep front window display lights on until at least 10:00 p.m. every night of the week. Another decisive recommendation that I would make is for downtown merchants and property owners to upgrade frontages in order to stay competitive, not only with the new mall, but also with other shopping centers in Sarasota that

currently are undergoing “face lifts.” New, fresh storefronts will translate into positive changes in the perception of the shopping and dining experience in downtown Sarasota. And any kind of building investment typically leads to an improvement in a business’ bottom line, as well. In order to stay current, downtown Sarasota continuously needs to keep reinventing itself. Both our merchants and our property owners need to work together to meet that challenge. The city and the DID are willing to work in partnership with downtown merchants to look at what can be done to initiate these upgrades. I am currently exploring several options to recommend to the city to foster these improvements, including grants, low-interest loans and tax abatements;thereareanumberofstrategiesthatcouldbeimplemented to launch a storefront improvement program in downtown Sarasota.

The VOICE: How do you envision downtown Sarasota 10 years from now?Norm: Based on the progress now underway, I see a more vibrant and diverse population occupying the city within the next decade. I also would like to see three- to six-story buildings along Main Street, with retail establishments on thegroundfloorandbothresidentialandprofessionaloccupancy above. Improved transportation solutions also will be the hallmark of future development in our city. I can foresee pedestrian circulators, such as downtown trolleys, as well as water taxis that transport residents and visitors to and from downtown Sarasota to St. Armands. All in all, I don’t see anything but upward growth for downtown Sarasota in the next decade and beyond. AndIhavenodoubtthateveryelectedofficial—bothpastandpresent—wantsdowntownSarasotatoflourishand succeed.

For patrons who live or work downtown, Duval’s driver will arrive at your doorstep to chauffeur you to and from the restaurant. Even those who live outside of Duval’s downtown service area can arrange convenient pick up at one of the city’s covered parking garages on Palm Avenue, at Whole Foods or from the soon-to-be-completed State Street garage. Shuttle transport to and from the opera, ballet, theater or the Van Wezel PerformingArtsHallalsoeasilycanbearranged. Duval’s roomy shuttle—complete with seat belts—can accommodate up to nine people easily and comfortably. What’s more, in rainy weather, members of Duval’s dining team will greet you curbside with umbrellas to ensure you stay dry.
