Inspect, diagnose, maintain or repair machinery, such as motors, pumps, conveyor belts, fans, variable speed drives, induction heating, etc. Understand machine relay control logic and PLCs. Read and understand electrical schematics. Requires strong electrical and troubleshooting skills to be successful. Must be willing to work 1st, 2nd and 3rd shifts.

Requires formal training and previous experience. Must be skilled in the operation of engine lathes, milling machines and drill press. Must possess the ability to read mechanical drawings and machine parts per specifi cations. Must be willing to work 1st, 2nd and 3rd shifts and 8-12 hour shifts with mandatory overtime.

All positions require the ability to lift 30lbs consistently, able to work in hot and cold environments, fl exibility

to work 1st, 2nd or 3rd shift, pushing/pulling over 30lbs of force, standing and physical labor. Previous industrial experience preferred. All candidates must

satisfactorily complete a background and drug screen.

Cover letters are not so much a part of your “Job Seeker’s Tool Kit” as they are part of the implementation of your overall “self marketing” strategy. That’s right - a cover letter is a sales presentation in disguise!

With cover letters, you’re reaching out for a very tangible goal - a job interview. Cover letters are the most commonly used method to introduce your credentials to an employer. And they can serve as one of your strongest selling tools!

Avoid the “standard, boring” types of cover letters that employers receive every day. “I’m very interested in a position with Mot-ley Corporation as a programming analyst. Enclosed please � nd my resume.“ A letter like this basically says, “Hey, I need a job and here’s my resume!” Not a very impres-sive sales presentation, is it? More impor-tantly, it does nothing to distinguish you from the crowd of other applicants send-ing the very same kind of drab, standard letters with their drab, standard resumes.

In a professional-level search, there are diff erent letters for diff erent purposes!

There are many times during the imple-mentation of your full search campaign when you will rely on a written letter to speak for you. The way you present your-self on paper can make or break your suc-cess during any phase of the process.

Just think about all the diff erent situations in which letters might be useful in open-ing doors, making a strong � rst impres-sion, and in keeping your candidacy on the “front burner” in the eyes of key decision-makers. These include:

• Letter responding to an advertised opening• Letter following-up on a personal or professional referral (this one is my favorite)• Letter introducing yourself to a decision-maker (called the “cold approach letter” - my least favorite type of cover letter)• Thank you letter (after fi rst meeting)• Follow-up letter (after multiple meetings/interviews)• Response to a job off er letter• And others...

In general, there are three parts of a cover letter - and the middle part is a kind of sales presentation. Here is the outline:

Part 1: Introduction - Explain why you’re writing to the employer. Did you see a job posting; were you referred by

a friend or colleague; did you see one of their executives present at a conference or meeting; did you read something in the business press about the company? Be specifi c and use your research. Give the recipient of your correspondence a sense of your knowledge by referring to industry trends, speci� c events, or media coverage. This is the best way to demonstrate your interest in the organization.

Part 2: The Sales Presentation - To sell yourself e� ectively, tell the employer your quali� cations and give examples of your relevant experience. The same elements that make your resume e� ective work in your cover letter: use action words; be brief; be specifi c. Write about particular accomplishments and use facts and num-bers to back them up.

Part 3: Wrap-up and Close - Be sure to restate in one sentence what you can do for the organization. Wrap-up your cover letter as strongly as you opened it. Restate your interest in working with the compa-ny, and why. It’s di� cult for an employer to resist genuine interest and enthusiasm, combined with your knowledge of the company! Close the letter by directly re-questing an interview. Take charge of the process by stating a timeframe in which you will call. Then follow-up precisely as promised, to demonstrate how respon-sible and professional you are!

As you can now see, cover letters can serve many purposes - the most important of which is to “sell you” when you aren’t personally in front of the hiring manager. When your cover letters are written cor-rectly, they should create a great deal of leverage in your job search. This, in turn, will lead to more interviews and ultimate-ly more job off ers!

I am getting so confused. I have been interviewing and trying to follow all the advice that I see, but it just seems like I can’t remember it all, and I just mess up every time. I’m not even getting invited back for second interviews. I have a degree in Business and 5 years experience in management, but I am just so nervous about this whole thing. First, you need to take a deep breath and think about your last interviews and compare them to the interviews that you had back in the day before you made yourself so nervous about interviewing. There are really only a few things that are

I think people need to keep warm sweaters and jackets in the o� ce to wear when you are not comfortable. I’m wearing a jacket right now! My theory is always that the freezing folks can add clothes, but we really don’t want the hot folks wearing fewer clothes.

My husband and I hired my brother as our real estate agent. He’s just starting out in the business and working two jobs, but it’s been fi ve or six months and he hasn’t helped us fi nd a house. On top of this, we signed an exclusive buyer’s agreement with him. We’re worried about the agreement, how he’ll react and our family’s reaction if we fi re him. Do you have any advice?

I think you’ve given him a fair chance. Under the circumstances, he should be willing to release you from the exclusive buyer’s contract. I know he’s your brother, and that makes things kind of emotional. You might get some fl ak from the rest of your family, too. But guess what? It’s none of their business. What are you supposed to do, stay in a bad deal just because you’re related? I don’t think so!

No, you and your husband need to sit down with your brother and let him know in a gentle way that things aren’t working. Ask to be released from the exclusive buyer’s agreement, and wish him the best with his new career. Make sure to let him know you love and respect him, but that the situation with his multiple jobs, and the fact that you’ve made no progress in all this time, means you need to go in another direction.

Hopefully, he’ll understand. Maybe your family will be reasonable, too. But those are things you can’t really control. Whether they want to behave like mature adults, or little kids pitching a fi t, is up to them!

Section 8 housing dilemmaDear Dave,

I have some rental properties, and the government would like to turn a couple into low-income housing. Is this a good idea, or should I fi nd my own tenant?

In these types of situations you’re generally talking about Section 8 housing. This means government-subsidized rent, and the person living there is in a lower income bracket. I put of few of my properties on Section 8 years ago, when I fi rst started out in the real estate business. I can tell you from personal experience, it’s a good news/bad news scenario.

If you own a property in a lower-income neighborhood, and you put it into the Section 8 subsidized housing program, the good news is that you’ll always get paid. This is because the federal government sends you your money. Unfortunately, the good news pretty well ends right there.

The bad news is that some Section 8 folks have a real entitlement mentality, and can be unreasonable to deal with on some issues. It’s also really hard to get them out of the property once they’ve taken up residence. Of course, not all people who participate in this program are like this. But you’ll run across your share of rough folks, irrespective of their race or the area of the country. More than anything, it’s the impact of the economic situations surrounding their lives.

Another piece of bad news is that the government puts lots of stringent conditions on the property. That wasn’t so diffi cult for me, because I always kept my places in really good shape. But if you go this route, I promise you’ll come across all kinds of guidelines and regulations, some of which are silly and not very realistic.

I got tired of the Section 8 experience pretty quickly, and I don’t own any property in that

Brother’s bad dealDear Dave,

My husband and I hired my brother as our real estate agent. He’s just starting out in the business and working two jobs, but it’s been fi ve or six months and he hasn’t helped us fi nd a house. On top of this, we signed an exclusive buyer’s agreement with him. We’re worried about the agreement, how he’ll react and our family’s reaction if we fi re him. Do you have any advice?

I think you’ve given him a fair chance. Under the circumstances, he should be willing to release you from the exclusive buyer’s contract. I know he’s your brother, and that makes things kind of emotional. You might get some fl ak from the rest of your family, too. But guess what? It’s none of their business. What are you supposed to do, stay in a bad deal just because you’re related? I don’t think so!

No, you and your husband need to sit down with your brother and let him know in a gentle way that things aren’t working. Ask to be released from the exclusive buyer’s agreement, and wish him the best with his new career. Make sure to let him know you love and respect him, but that the situation with his multiple jobs, and the fact that you’ve made no progress in all this time, means you need to go in another direction.

Hopefully, he’ll understand. Maybe your family will be reasonable, too. But those are things you can’t really control. Whether they want to behave like mature adults, or little kids pitching a fi t, is up to them!

Section 8 housing dilemmaDear Dave,

I have some rental properties, and the government would like to turn a couple into low-income housing. Is this a good idea, or should I fi nd my own tenant?

In these types of situations you’re generally talking about Section 8 housing. This means government-subsidized rent, and the person living there is in a lower income bracket. I put of few of my properties on Section 8 years ago, when I fi rst started out in the real estate business. I can tell you from personal experience, it’s a good news/bad news scenario.

If you own a property in a lower-income neighborhood, and you put it into the Section 8 subsidized housing program, the good news is that you’ll always get paid. This is because the federal government sends you your money. Unfortunately, the good news pretty well ends right there.

The bad news is that some Section 8 folks have a real entitlement mentality, and can be unreasonable to deal with on some issues. It’s also really hard to get them out of the property once they’ve taken up residence. Of course, not all people who participate in this program are like this. But you’ll run across your share of rough folks, irrespective of their race or the area of the country. More than anything, it’s the impact of the economic situations surrounding their lives.

Another piece of bad news is that the government puts lots of stringent conditions on the property. That wasn’t so diffi cult for me, because I always kept my places in really good shape. But if you go this route, I promise you’ll come across all kinds of guidelines and regulations, some of which are silly and not very realistic.

A minimum 3-year industrial manufacturing experience required. Responsibilities include: ability to rebuild mechanical systems, hydraulic valves, pneumatic valves, centrifugal pumps, hydraulic pumps, gear reducers, overhead cranes and other material handling equipment. Requires strong mechanical, electrical, and troubleshooting skills to be successful. Must be skilled in all aspects of plant maintenance. Must possess personal tools. Inspect, diagnose, maintain or repair machinery, such as motors, pumps, conveyor belts, fans, variable speed drives, induction heating, etc. Understand machine relay control logic and PLCs. Read and understand electrical schematics. Requires strong electrical and troubleshooting skills to be successful. Must be willing to work 1st, 2nd and 3rd shifts.

Requires formal training and previous experience. Must be skilled in the operation of engine lathes, milling machines and drill press. Must possess the ability to read mechanical drawings and machine parts per specifi cations. Must be willing to work 1st, 2nd and 3rd shifts and 8-12 hour shifts with mandatory overtime.

All positions require the ability to lift 30lbs consistently, able to work in hot and cold environments, fl exibility to work 1st, 2nd or 3rd shift, pushing/pulling over 30lbs of force, standing and physical labor. Previous industrial experience preferred. All candidates must

satisfactorily complete a background and drug screen.
