    Respondent LAIZ fled beore the Court o First Instance o Cotabato a petition orCancellation o adverse claim annotated on the back o his Transer Certifcate o Titlecovering a parcel o land registered in the name Manuela andoc!

    "etitioner Lev#a claimed that he e$ecuted a Compromise Agreement in %&'( )notari*ed in%&+,- .ith Manuela andoc .here the ormer .ill .ithdra. his opposition in the LandRegistration case in the condition that certain properties automaticall# belong to him incase o avorable /udgment or andoc! Respondent Lai* reasoned that a privateagreement o sale .as e$ecuted in %&0& bet.een him and Respondent andoc!

    The Court o First Instance o 1outh Cotabato ruled against petitioner and confrmed thesale bet.een Lai* and andoc pertaining to the parcel o land! The CFI also deniedpetitioner2s Motion or Reconsideration! The Intermediate Appellate Court a3rmed in totothe lo.er court2s decision!
