Project Update

• Phase 1 of the project is 100% occupied• Residents/parents very pleased with property• Shuttle and path are widely used• Most two-bedroom units leased to 3 residents• 93% of residents have cars• Chief Kurz reports no major incidents

Amendment Request

• Increase total bed count from 460 to 514 beds with no increase in parking

• Accomplish this by allowing 3 residents in all two-bedroom units

• Per code, 3 residents are allowed per 600 SF of habitable floor area

• Our two-bedroom units provide 754 SF of habitable floor area – 26% more than the minimum required for 3 residents

Justification

• Two-bedroom units remain compliant with habitable floor area code

• Parking is adequate to support the additional beds based on current utilization

• No new construction is necessary• Rivers Edge received approval for similar

request in January 2013
