Where History Meets Style Originally the mill was built in 1893 by the American Paper Goods Company with three additional sections added through 1914. American Paper goods specialized in the production of envelopes, wax paper bags and cups. In 1954 the property was purchased by the Sherwood Tool Company and continued to be used for manufacturing paper cups and machine tools for the paper industry until 2004. The property consists of approximately 7 acres located on both sides of the far western end of Main Street in the Village of Kensington, which is part of Berlin. The building is adjacent to Paper Goods Ponds which features a spectacular dam flowing into the Mattabesset River. The property encompasses both banks of the Mattabesset River and CIL Development will be giving the Town of Berlin a Conservation Easement on the south side of the river to create a walking trail that will eventually tie into a much longer linear park trail. The 110,000 square foot mill building will be renovated into 72 loft style units ranging in size from 775 to 1710 square feet. Plans call for 9 one-bedroom and 63 two-bedroom units. Expansive windows, high ceilings, natural stone countertops and hardwood floor-ing along with the mills historic architectural elements combines a mix of history and Style. Elevators will allow easy access to all four levels, in addition residents will have access to a 2200 square foot community center and a fitness center. Centrally located Berlin is at the hub of Central Connecticut’s highway network. Connecticut Route 9 is Berlin’s main link to the state’s two major interstate highways: I-91, traveling north and south, is just a mile from the Berlin border; and I-84, running east and west, is just four miles away.
