We are seeing an increase in the number of foreign buyers entering the Canary Wharf property market. Recent sales at Movello include buyers from Hong Kong, Macau, India and Pakistan. A combination of subdued prices and a weak pound have made Canary Wharf prices good value when compared to other prime locations around the world. Local demand has

remained weak and we are seeing an increase in the number of properties coming onto the market. Only competitively priced properties are selling and overpriced properties are remaining unsold.

The regeneration effects of the Olympics are yet to have any major impact on prices and property finance remains tight. However, interest rates remain low, reducing pressure on distressed property owners to sell. This stand-off means that the majority of properties that are changing hands are where the owner is moving away and needs to sell or forced sales such as repossessions.

We are seeing an increase in the number of enquiries from investors who have bought at developments such as Lanterns Court and Indescon Court which are due to complete soon. Many buyers will have reserved these units at the peak of the market and will have to add significant funds to complete or choose to walk away and lose their deposit. This can be an opportunity for new buyers to buy at reduced prices since rental demand for these apartments will be high.

We are also seeing increased enquiries from owners at developments that completed two or three years ago where they are coming to the end of fixed rate or discounted mortgages and are unable to refinance. The prospect of reverting to lenders standard variable rates can make the investment unviable and selling is preferred to subsidising the investment.

Short lets have proved very popular this summer with landlords achieving double the equivalent long let rent for periods of two weeks up to two months.

Future prospects for the Canary Wharf property market remain positive but prices are likely to remain static in the short term.

The use of social media as a business tool is still in its infancy but it is growing at an impressive rate. The technology being utilised by agents is not just restricted to the use of the internet. People are working longer and harder than ever before and estate agents need to adapt to that. The use of blackberry’s, iphones, ipads, PDA’s, smart phones etc should ensure that clients can remain in contact with their agent when they are out of the office.

Will the coalition government have any effect on the canary Wharf housing market?With our market being so international, I believe that a coalition government will really have no effect. If anything, the pound will weaken and actually make the London residential market more attractive as an investment to Dollar and Euro based purchasers.

house prices have been gradually increasing, Will the trend continue throughout the rest of the year?If the lack of supply of good quality properties continues to be a problem, then yes, prices will continue to rise. However, if interest rates were to rise suddenly towards the end of the year then purchasers’ spending power would be squeezed. This will then lead to another stand off between vendors and purchasers, where vendors refuse to sell for reduced prices and purchasers aren’t able to pay asking prices.

have you seen more market activity since the general election?Viewings certainly quietened down for a few weeks before the election but we have seen a flurry of activity since, with a handful of new sales being agreed.

do you think the increase in capital gains tax may affect your market?A lot of our clients are made up of both the professional and amateur investor as well as people buying for a London base. These second homes will therefore be affected by the increase in CGT.

When it was announced, there was a sudden fear of potential loss of equity. However, unless there is an actual sale going through at the time of writing, clients are happy to just keep on letting and this has contributed to the shortage of supply in the current sales market.

Will the financial crisis in greece have an impact on housing markets here?For sure. The financial crisis in Greece has affected all cash rich Euro based investors who will be looking to off-load the currency at the moment. One healthy option is the London residential market.

hoW is the market in canary Wharf at the moment?There is real dearth of quality riverside apartments within easy walking distance of Canary Wharf and we have a long list of mainly international applicants looking to buy in Narrow St, the top end of Westferry Road and on the Canary Wharf estate. It is about location, views, presentation and price. They are willing to pay a fair price and we are actually seeing prices return to the record levels of 2007 in these locations. On the other hand, there is a lot of stock which is overpriced and sticking due to overly ambitious vendors, who are not being realistic about their particular property. n

No.1 SPAINAfter the knock-backs of 2009, Spain’s property market is awash with bargains. A worthy winner of the top spot, Spain a multitude of property options from bargain apartments from €40,000 new, fully-furnished and in established thriving communities, townhouses from €89,000 in good locations and detached villas from just over €140,000 with a private pool, land and fully furnished.

No.2 FLoRIDAYear-round sun and plenty of fun is not all the Sunshine State has to offer – today’s property prices are pretty seductive, too. Famous for its swamps and space rockets, it’s no surprise the property market in Florida can be described as ‘volatile’ right now.

Average annual price falls across Florida were 13 per cent up to October 2009, partly explained by thousands of foreclosed (repossessed) properties being dumped on the market and dragging prices down. $150,000 can secure you an apartment in areas like Naples and South Beach, Miami, whilst a home in the Florida Keys, some of the most desirable homes in the US will have an average price of $463,000.

No.3 FRANCEThe French lifestyle continues to have us under its spell, although it’s now a buyer’s market where some bargains can be found.

Normandy and Brittany are still the favourites for cheap properties, with two-bed houses in a reasonable condition complete with a garden for under €100,000, lovely character properties in the £100,000-£250,000 range, often with original features in good condition, with three bedrooms, outbuildings and half an acre of land.

really only have the option of a one bed apartment and in Paphos even this could be scarce. In the villages and hills outside Paphos a three-bedroom detached villa costs around £300,000. No.8 GREECEThere are plenty of property options to suit all tastes in Greece, from islands to mainland. The financial crisis has hit Greece hard and international and domestic demand for property has dropped off. A budget of less than £100,000 can still buy you a place in Greece, particularly on Paros and western Crete where there is a surplus of studios and one-bed apartments. For those with £250,000 to spend, northern Crete, Skopelos and Skiathos offer a good range of properties.

No.9 THE CARIBBEANIn 2009, Barbados saw prices fall, whilst St Lucia, its wilder, less developed neighbour came to the fore offering greater value for money. Unbelievable though it may seem, a budget of a little over £100,000 will buy you a place in Barbados. If you can stretch to £124,000, Savills will sell you a three bedroom villa at the Bay View Resort on St Lucia, or for £92,000 through Knight Frank head to the British Virgin Islands, where you could own a stunning beachfront plot on Jost Van Dyke.

No. 10 BULGARIAIn the final months of 2007, Bulgaria was topping Knight Frank’s Global House Price Index with an annual growth of 33 per cent but in the final throes of 2009, they were fourth from the bottom with prices dropping 28 per cent within a year.

Today, a one-bedroom apartment on an operational holiday complex, with communal pool and 300 metres from the beach of the Black Sea costs €25,000. n

In Tavira on the Algarve, you can buy a two-bedroom apartment close to the river for €105,000 and on the Silver Coast a good selection of village homes from €100,000. Back on the Algarve, £250,000 will buy you a townhouse or character cottage in the inland town of Paderne or €195,000 a two-bed apartment in Praia da Luz, known for its sheltered beach.

No.5 TURKEY2.1 million British tourists visited Turkey in the first nine months of 2009 and you definitely get more for your money here. Agents report that prices have fallen slightly but the market hasn’t suffered like the rest of Europe, as foreign house-hunters have woken up to Turkey’s delights and affordable prices. Altinkum is still the cheapest, with one-beds including a shared pool, gym pool bar and restaurant from £20,000 whilst a two-bed in the exclusive enclave of Kalkan will set you back around £100,000.

No.6 TUSCANYRenowned as the place for those for whom money is not a problem, Italy does have some lesser-known regions that are just as appealing. Prices haven’t suffered like other popular destinations thanks to there being no real development. In northern Tuscany you can find a three-bedroom semi-detached property that’s ready to move into, with a patio, garden and spacious attic where mode bedrooms could be made, for €100,000.

No.7 CYPRUSDependent largely on tourists and buyers from the UK to keep its economy ticking over, people looking to buy on the all year round sun island should note that prices have been affected by pound/euro exchange rate. If you’ve got £100,000 to spend, you

Very simply, an offset mortgage is a way of utilising your spare cash, either in savings or surplus current account balances, to reduce your mortgage balance, and consequently the total

interest due. It would also be flexible in terms of both over and under paying.

So who would it suit? Those with excess funds in a current account, savings that can be set against interest charges at the same rate, and tax free (so it’s of particular interest to higher rate tax payers) and those with an unpredictable cash flow.

This type of mortgage is particularly useful for the self-employed, or those whose salary is commission or bonus biased, as they can opt to make minimum payments regularly and then pay in a large sum as cash flow dictates.

It can come with a reserve account, which is like a pre-agreed overdraft, chargeable at the same competitive rate, which can be drawn down and repaid at will. This can prove invaluable for the self-employed, especially these days, when banks are wary of commercial funding in any form.

Semi-professional landlords will find the facility of several associated current or deposit accounts helpful when keeping tabs on the various properties and preparing final accounts. In fact, the practical applications are almost endless, and for the right person, a worthwhile project.

There are several lenders who provide this type of mortgage, however, they do not all provide the same level of flexibility and have their own individual proposition (including foreign currency offset for the very adventurous!), and if you think an offset mortgage might appeal, it would be advisable to speak to an independent mortgage broker who could discuss the options with you, and you can find one locally on websites such as www.unbiased.co.uk.

Offset mortgages can prove useful for anybody, however, they tend to have more appeal to the more financially comfortable and sophisticated who can see the benefits, beyond the small premium on the interest rate. n

AndipA GAlleryIn the window of what could be mistaken for an architectural practice sat a small painting, brought to life by the sheer amount of light shining onto its surface. On closer inspection, I realised that this was a Tom Wesselmann which prompted a sudden curiosity as to what else could be found behind the gallery’s impressive glass fascia.

Inside, the space extended before me, clean lines of crisp white walls and glass panels broken up by an assortment of canvases and framed works. Although the design of the gallery is impressive with a recent refurbishment having been undertaken to increase the space downstairs, it’s the work that really catches your attention.

Long established as one of London’s specialist dealers in modern and contemporary art, in one visit I admired works by Matisse, Bacon and Chagall to name but a few. With a constantly evolving exhibition schedule and an extremely impressive list of artists on their books, if you’re looking for investment piece to hang on your walls, be sure to consult the experts at Andipa.

ChelseA TexTilesAn entrance under delicate chandeliers opened up onto a room that could only be described as a miniature stately home. This charming space is home to Chelsea Textiles’ extensive collection of hand embroidered fabrics re-created from original antique English and French 17th, 18th and 20th century pieces.

There are over 200 designs available here, all embroidered in meticulous detail onto authentic materials, hand-worked by master craftsmen. Contrary to their name, Chelsea Textiles do not simply supply fabrics, cushions and throws but also have an impressive range of furniture on show at their second store a few paces away.

Expect to find stunning hand-painted Gustavian furniture based on designs from the first half of the twentieth century in subtle Scandinavian tones. The shop occupies two floors; upstairs where the new lacquer collection was staring to filter in alongside touches of soft furnishings and downstairs which was full of painted furniture and a resident little dachshund who popped out to say hello.

Whether you consider yourself a romantic traditionalist or subscribe to a more contemporary philosophy when it comes to interiors, Chelsea Textiles is well worth a visit.

de lA CuonAThis black fronted shop complete with door bell entry system is home to one of my favourite fabric haunts, De La Cuona. With one of the world’s largest own brand linen collections there are over 100 weaves and colours available in store ranging from the transparent to the densely opaque.

There are fabrics everywhere here, floor to ceiling and wall to wall, draped from up high and folded into neat piles one on top of each other. Towards the back of the shop past an ever changing room set lives a nifty sample system of pigeon holes packed with fabric swatches in every weave and tone imaginable. The common denominator here is natural fabrics and neutral colours, be it their famous paisleys or eclectic collection made from bamboo, silk and jute nothing says understated luxury quite like De La Cuona.
