Case Study – Commercial Road Apartments

The Opportunity

§  Through its network of experienced partners Cornelian identified a potential residential development opportunity in prime central London

§  The building is located on the edge of the city, popular with young professionals due to its location between Canary Wharf, The City and Shoreditch

§  The ground floor is occupied by a retail unit and is retained by the seller. The freehold and all upper floors have been purchased

§  Planning consent had already been granted to convert the top three floors into six apartments, and to build an additional fourth floor penthouse

The Execution

§  Seven apartments were developed in total. Two apartments on each of floors one to three, with a large 3-bed apartment covering the entire fourth floor

§  Development was completed with state-of-the-art appliances and high-spec finishing. However the property was positioned in the market not to compete with near by more luxury developments

Case Study – Commercial Road Apartments, London

The Returns

§  Cornelian Capital entered a joint venture with its development partners to fund the total costs of the project at £1.96m

§  The project has been completed in under 12 months as expected

§  The projected sale costs of all apartments was £2.41m but due to Cornelian’s accurate identification of an in-demand area the actual value at time of exit was £2.72m

§  This represented an actual Return on Investment to Investors of 46% vs the projected return to investors of 26%

§  Cornelian Capital was also able to market the properties to suitable buyers, providing a secure and credible exit to investors

§  The apartments were sold at a 5% discount to market value giving purchasers a 6% yield in a high-growth area

Cornelian: Executive Team

Abbas Kanji – Partner Abbas started his career as a management consultant at L.E.K. and then joined The Tabani Group, a real estate development and investment firm in Dallas, where he was responsible for evaluating, acquiring, and renovating properties across the US. He then joined Orion Residential, a Starwood Capital backed platform, participating in the acquisition and management of over $800 million of multifamily real estate before establishing an office in Chicago to head multifamily real estate acquisitions for Phoenix Realty Group, a NY-based real estate private equity firm. Prior to founding Cornelian Capital Partners, Abbas worked with Pritzker Realty Group (PRG), part of the family office of Penny Pritzker, coordinating the real estate development efforts of PRG and its partners.

Abbas received his undergraduate degree from Northwestern University (B.A. Economics) and his MBA from Harvard Business School. Abbas was born in Tanzania and is currently based in Chicago.

Hasnain Merali – Partner Hasnain began his career at Datamonitor Plc before joining UBS Warburg as a technology investment banker advising on IPOs, M&A transactions and capital raises. In 2002 he joined Marketpipe, a financial technology start-up in London where he was involved in raising early-stage funding and growing the business from the ground-up, creating a platform that currently accounts for 92% of debt new issuance globally, before being acquired by a US Private Equity firm to create IPREO. Prior to founding Cornelian Capital Partners, Hasnain has been working with Range Hospitality, building five star hotels and serviced residences in frontier markets such as Karbala (Iraq) and St Kitts in the Caribbean.

Hasnain holds a BEng. Hons in Information Systems Engineering from Imperial College London, grew up in Kenya and comes from a well-established business family in the region. He splits his time between London, Dubai and Nairobi.

Abbas Merali – Partner Abbas joined Ernst & Young out of University where he qualified as a Chartered Accountant whilst providing corporate finance advice to entrepreneurial growth companies. He then moved to HSBC, where he spent over 10 years as an M&A adviser and financier to some of the largest corporates and private equity firms on transactions across a wide spectrum of sectors and geographies. He has significant experience advising companies in emerging markets and in sectors including Oil & Gas, Oilfield Services and Real Estate. Abbas has extensive expertise and a successful track record of real estate development projects in the UK and East Africa. He is an investor in the UK healthcare market and serves as a Non-Exec Director of two start up companies.

Abbas holds a BSc in Economics from the London School of Economics. He grew up in Kenya and currently lives with his young family in London. He is a keen tennis player and sits on the Board of the LTA.
