INTRODUCTION

Map Project Management has been established in 2008, and offers the most established and experienced real estate service providers in East Africa. With Over 10 years experience in a number of projects which include hospitals, office parks, residential, hotels and office fit outs.
From their experience they have undertaken the following interior solutions for the likes of HSBC, Heineken, MasterCard, KFC, EMC2, Linton's Beauty World and UNHCR.

Managing Director: Ameet Matharu Dual degree qualified With over 10 years experience in managing commercial buildings, residential buildings, hotels, low cost hosing developments, hospitals and interior office solutions both in the UK and East Africa specializing in the overall management of the design and construction of office fit outs including planning and programme preparation and monitoring, cost control, quality control and contract administration. Prior extensive in the executive delivery of project management services for major office relocation and area preparation exercise in Nairobi Kenya.
Director: Amritpal Matharu
Amritpal Matharu is a qualified Architect with RIBA and AAK certification with over 14 year experience in retail, interiors, commercial and residential. Amritpal has worked in the UK as well as East Africa on various projects.

Management Contracting
What is Management Contracting?
This is a construction contract where a firm undertakes both the design and construction responsibilities under one Contract. The firm is bound, once the contract is signed, to complete the project according to the specified criteria and generally for a fixed agreed price.
It would be the Contractors responsibility to produce drawings to the Clients requirements, obtain all necessary approvals permits, carry out the construction phase of the project to the agreed time scale and handover the completed project to the Client.
During this process the Clients involvement is minimized and the Client does not need to appoint separate Consultants i.e. Architect, M&E Engineers, etc. All these designs are taken care of by the appointed Management Contractor.
The Clients has minimum involvement during this process is:-
During the Design Stage: Client to agree on design specifications and cost implications.Approval of final budget prior to start on site. Construction Phase: Client to approve samples of material, i.e. tiles, colour schemes. Attend site meetings if they wish to. Furniture: Client to order all furniture. Finishing Stage: Client to give a defects list of any works they are not satisfied with. 29
Management Contracting
Advantages of Management Fit Out Contracts
Project Span is very short
The whole project is managed by one individual who is responsible for design permitting and
construction therefore minimizing the Clients risks.
Reduced Client input, hence less management time is consumed.
As the Contractor is involved at the design stage, cost/benefit exercises will ensure both the Client
and Contractor optimize design and material costs.
One company is responsible contractually to the Client for the whole project.
Time saving as design and procurement are automatically fast tracked.

• Summary of Key Actions:
1. MAP to arrange meetings with the Client to confirm and finalize the design requirements. 2. Prepare concept design based on the original budget with the Client. Agree final layout and specifications
with the Client. 3. MAP to then price and finalize costs based on the agreed final layout and specifications with the Client.4. Final fixed price to be negotiated and agreed with the Client. Contract and appointment to then be
confirmed. 5. MAP /Architect to produce final layout designs and submit to NCC for planning approval. 6. During the NCC planning approval, design details and specifications are to be produced and procurement
of materials and specialist subcontractors to proceed with orders. 7. Once NCC planning is received, work will immediately commence on site. 8. MAP to then hold two weekly meetings with Client and specialist subcontractors on site to monitor
progress on site. 9. Site reports regarding progress on site to be forwarded to the Client on a two weekly basis. 10. MAP to be responsible to arrange meetings with Client to approve any design changes, approve samples
of material, when required. 11. MAP to complete the project and have a final inspection with the Client on site.12. Client to give their defects list for any work they are not satisfied with.13. MAP to make good defects. 14. Handover site to the Client.
