Dear Owners,
What is happening in the market?
Unit 12 sold for $305k within a week. That’s why I mentioned last month, good one doesn’t
last long. Brochure attached for latest sell history along Pine Ridge Road.
Renovation on going
We are doing two units’ renovation at moment. Photos attached. Both units’ subfloors
which locate underneath shower section were rotten. And we also replaced the vanity in
the main bathroom. It’s the cheapest way to do the main bathroom without touching the
floor tiles, because the bathtub is the permanent waterproofing, there won’t be any water
leaks issue for that bathroom. We did silicon all around the floor and bathtub. Remove the
vanity and put tiles all around the area then put new vanity in. Nice result! We can get
whole bathroom renovation finishes within two weeks.

Pest control
As usual, we will do pest control for all units in my letting pool on April. If any owner occupied one
wants to get done as well, please let me know.
Unit 102 and 43 did couple weeks ago already, so except these two units, we will get everyone else
done next month. The cost is still the same $71.60 inc GST.
My family and I are going to New Zealand from 6th April to 16th April for holiday. But I am still
contactable by email or mobile if you need me.
