Welcome to the 9th Annual Southern Lodging Summit @ Memphis! Each year our association joins with Pinkowski & Company to present the annual Southern Lodging Summit. This year’s line-up of our indus-try’s top professionals will give you some insight into “this crazy cycle” of hospitality that we are trying to survive. We all have experienced the effects of the financial downturn of the market, and have numerous questions, primarily—where are we going from here. Our speakers this year include a wide variety of the best professionals to discuss, plan, predict, and share their wealth of knowledge with you, and hopefully, give you some ideas to stay ahead of the curve.

The MMHLA Board of Directors and I would like to express our appreciation for your attendance this year. We understand that times have changed, and everyone is working not only smarter, but harder! One of the things that I cherish most is—my time. So a double thanks to each attendee for taking time from your busy schedules to spend a day with us.

Our Summit is a great size to be able to move around and visit with all the people you want to connect with while you are here.

Today we are selling more room nights than we have ever sold in the past – but we still struggle with profitability. New development still is at a slow pace compared to 2006 and 2007. Financ-ing is a challenge and lenders are expecting more equity than ever before, making projects more difficult to put together. For those existing owners and operators, I guess that’s a good thing since the slower growth in supply will help the existing hotels capture the new growth in demand. Rev-Par increases are attributed more to increased occupancy with moderate growth in ADR. Trends in the hotel industry are changing rapidly. New consumers are demanding new concepts and services. The way we are selling room nights also is changing at lightning speed.

Our assemblage of speakers will be addressing all of these issues and more. Please take the op-portunity to ask questions during all the sessions. The collective knowledge of those on our pro-gram today is incredible - take advantage of this opportunity. Marlene Colucci Executive Vice President for Public Policy, AHLA, Washington, DC

Marlene M. Colucci serves as executive vice president of public policy for the American Hotel & Lodg-ing Association (AH&LA). Ms. Colucci is responsible for setting the policy agenda and implementing the lobbying efforts of the association, providing guidance on all legislative and regulatory matters impacting AH&LA members, and directing the association’s political activity. In addition, she works directly with Members of Congress and the administration to promote travel and tourism as an industry.

Ms. Colucci brings strong credentials and expertise to AH&LA. Before coming to the association, Colucci served as a special assistant to President George W. Bush in the Office of Domestic Policy. In that capacity, she coordinated all labor, transportation and postal reform policy initiatives for the White House. Prior to that, she was appointed by the President to serve at the U.S. Department of Labor in Washington, D.C., as both the deputy assistant secretary in the Office of Congressional and Intergovernmental Affairs and as coun-sel to the Deputy Secretary of Labor. From 1990 to 2002, Colucci served as senior counsel to the law firm of Akin, Gump, Strauss, Hauer & Feld, LLP in Washington, D.C., where she advised clients on a wide range of policy matters and frequently spoke to groups regarding the importance of grass roots advocacy.

A native of California, Ms. Colucci holds a bachelor’s degree from the University of California, Los An-geles (UCLA); and a law degree from the Georgetown University Law Center in Washington, D.C. She is a member of the California and the District of Columbia Bar Associations. Ms. Colucci enjoys art, music, and travel. She also spends time working with an organization she founded to promote women in public policy. Her husband Steve and she reside in northern Virginia.

Mr. Jan Freitag is the Vice President, Global Development at Smith Travel Research (STR), the recognized leader in lodging industry benchmarking services. In his capacity Mr. Freitag is a frequent public speaker and is quoted in trade publications and the general news media such as The Wall Street Journal, New York Times, Associated Press, Reuters, Forbes, etc. He also writes a monthly column for Lodging Magazine, the official magazine of the AH&LA.

At STR he oversees a variety of projects, all charged with the accumulation and interpretation of global lodging data.

Prior to joining STR, Mr. Freitag was the Director of Content Integrity at hotelreports.com in upstate New York and a hospitality consultant with Ernst & Young in Phoenix.

Mr. Freitag holds a Bachelor Degree, with distinction, from the School of Hotel Administration, Cornell University, and received his Executive MBA, with honors, from Vanderbilt University. Mr. Freitag resides in Nashville, TN.

Isaac J. Collazo is vice president, performance strategy & planning for InterContinental Hotels Group PLC of the United Kingdom (LON: IHG; NYSE: IHG [ADRs]), the world’s largest and most global hotel company. Jerry Cataldo started in the Hotel Business when he was 16 years old mowing the lawn for a Holiday Inn. Since that time he has worked his way up to a Front Office Manager, Asst. F&B, General Manager, Area Manager, Regional Revenue Manager and Director of Revenue Management. He joined Davidson Hotels & Resorts as a Director of Revenue Management in 2006 and was promoted to his current position of Regional Director of Revenue Management in 2009. He currently supports 10 properties in the Davidson portfolio, in the Revenue Management discipline. His spare time is spent playing with his three grandchildren and his wife of 27 years.

Chad Crandell is the President and co-founder of Capital Hotel Management (CHM), a leading hotel invest-ment and asset management firm, providing a decade of excellence and innovation in delivering strategies for optimizing hotel value and investment returns. Crandell actively oversees hotel investments collectively valued at more than $5.0 billion, representing a wide-range of clients and investment partners, including pension funds, lending institutions, public agencies and private equity investment firms. Managed investments include urban landmark properties, destination resorts and convention center headquarter hotels with a total of more than 13,000 rooms. CHM is an SEC-registered investment advisor, Qualified Professional Asset Manager (QPAM) and to date, has represented hotel investor interests and evaluated transactions totaling more than $16 billion.

For more than 25 years, Crandell has dedicated his career to the hospitality industry, previously acting as a co-founder and Principal of Hospitality Consulting Inc. and later Managing Director of Horwath Landauer. Prior, Crandell held numerous positions in operations and development with InterContinental Hotels, Chalet Suisse International and Koala Inns of America.

In June, 2010, Crandell, in partnership with Ken Wilson (CEO of CHM) joined forces with industry veteran, Roger Clark (formerly of HEI) to form CHM Partners to acquire hotels primarily as a co-investor with other equity partners. CHM Partners represents a unique investment platform by which hotels will be acquired and supported through the firm’s decade of experience and success in enhancing value through asset management. CHM Partners plans to acquire both full-service and select-service hotels in urban and resorts markets.

Crandell is a 1983 graduate of Cornell University, Ithaca, NY, where he earned a bachelor’s degree in hotel administration. He serves as an active member and past President of hospitality Asset Managers Association (HAMA) and is an advocate of issues related to hotel ownership, investment and asset management. Warren Fields is a senior executive with over two decades of experience in all facets of hospitality finance, acquisitions, and operations. As Chief Investment Officer and founding partner of PHG, Mr. Fields has over-seen the growth of PHG’s portfolio to over 70 hotels through development, acquisitions, third-party manage-ment and asset management for over 11 years. He is responsible for all aspects of business development, fundraising, acquisitions, and new investment opportunities.

He is the former vice president of development and operations of Promus Hotel Corporation, which was sold to Hilton Hotel Corporation in 1999. At Promus he formulated and implemented a strategy for creating a new hotel brand for the company which eventually sized to 30 properties.

Mr. Fields began his career with Beacon Hotel Corporation, a predecessor company to Promus, where he served as Vice President of Development for Guest Quarters Hotels, and later Doubletree. He returned to Boston in 1999 to form Pyramid Hotel Group, LLC.

David Pepper is senior vice president, global development for worldwide lodging franchisor Choice Hotels International, Inc. (NYSE: CHH). In this position, he is responsible for driving unit growth for each of the company’s brands in key markets worldwide. A member of the executive team of Choice Hotels, he also is an officer of the company.

Mr. Pepper joined Choice in 2002 as vice president of franchise sales and development for the company’s new construction brands. In 2004, he was promoted to senior vice president of franchise development for North America. In January 2005, Mr. Pepper served as an integral part of the team that launched the Cambria Suites brand and in September 2005, he led the company’s acquisition of the Suburban Extended Stay Hotel brand.

During his tenure at Choice, Mr. Pepper has been responsible for leading franchise sales to record levels. In 2009, in recognition of his proven track record in driving significant unit growth for the company, Mr. Pep-per was named to his current position as senior vice president, global development.

Prior to joining Choice, Mr. Pepper spent six years with US Franchise Systems as vice president of franchise sales for Hawthorn Suites and Microtel Inns. He also spent five years with Holiday Inn Worldwide as a director of franchise sales.

In her current position, Ms. Carpenter is responsible for the development of the core Hilton Worldwide hotels in four states in the Southeast Region. Her career in the hospitality industry began with Holiday Inns, Inc. where she worked in various positions within the Franchise Division which ultimately resulted in almost eight years in Market Planning/Feasibility & Analysis.

Upon the sale of the Holiday Inn brand, Ms. Carpenter continued her career in feasibility with Promus Corporation which featured the Hampton, Homewood Suites, and Embassy Suites brands. In 1990, she was promoted to Director – Franchise Development for the Hampton Brand in the Southeast Region with Promus where she remained adding the other brands to her development responsibilities until the merger with Hilton Hotels Corp. in late 1999.

Since January, 2000, Ms. Carpenter has worked in the Southeast Region in various states developing the award-winning core Hilton Worldwide hotel brands. She has been responsible for over 450 hotel approvals in the Southeast Region for the company.
