As a division of Merritt Properties, Merritt Construction

Services is the arm of the company through which

we have built our extensive portfolio. Additionally,

our capabilities extend to design-build and third-

party construction.

Since our founding in 1967, Merritt has worked with

customers ranging from the American National Red

Cross to the U.S. Army Corps of Engineers to CareFirst

of Maryland. From contemporary office buildings to

institutional facilities, our highly skilled construction

team has completed a comprehensive roster of

customized projects, including corporate campuses,

LEED-certified green buildings, schools, manufacturing

facilities and retail centers.

Whether serving as developer, general contractor or

design-builder, Merritt Construction Services offers

full-service construction capabilities through all phases

of development, from feasibility to commissioning.

KEY PERSONNEL

Steve Shaw, Leasing Steve has played a key role in Merritt’s entrance into the

Northern Virginia market since joining the company in 1989. Under his guidance,

a new office was established in Loudoun County, Virginia to develop and serve

our customers in the Ashbrook, Loudoun Tech Center, Beaumeade and University

Center developments. Steve also co-manages leasing, retention and new

development activities in the Baltimore region of Merritt’s portfolio. With over

21 years in the industry, he is a member of the National Association of Industrial

and Office Properties (NAIOP) and chairs the National Forum for Mixed Use Development. He is also on

the Board of Trustees at The Boy’s Latin School of Maryland. A graduate of the University of Delaware,

Steve has completed several Harvard executive education courses including their Advanced Management

Development program.

Michael Larkin, Director - Virginia Office Michael is the head of Merritt’s

Loudoun office, contributing more than 30 years of construction and development

experience to the Virginia Team, where he is focused on land development,

construction, and operations. After 15 years of service at Merritt’s Baltimore

headquarters, Michael relocated to Northern Virginia in 1999 to establish the

Loudoun office, which currently serves over 70 Merritt customers. Michael

demonstrates his dedication to the industry outside of the office with his

involvement in various organizations including the Associated Builders and Contractors, NAIOP, Loudoun

County Chamber of Commerce, and The Builders Foundation where he currently serves as Chairman.

Michael also serves as a member of the Loudoun County Fiscal Impact Committee and the Loudoun County

Building and Development Advisory Group. He is actively involved in numerous committees established

by Loudoun County to improve development processes, one of which recently implemented the county’s

“Fast-Track” development process. In addition, Michael is a member of the Board of Directors at the Good

Shepard Alliance, a non-profit organization that provides help and hope for the homeless and those in need

through transitional and emergency housing and outreach services.

Ken Jonmaire, LEED-AP, Project Manager Ken joined Merritt’s Virginia

office in 2007 and, as project manager, he is responsible for acquisitions,

entitlements and design, project management for new construction and third-

party development services. Ken has nine years of extensive experience in the

development and construction industry. He also holds a Masters degree in Real

Estate Development from George Mason University and a Bachelor of Arts degree

in Civil Engineering from Virginia Tech. Ken is an active member of the Urban Land

Institute (ULI) as a Young Leader, a Developing Leader in the National Association of Office and Industrial

Properties (NAIOP) and a member of the US Green Building Council (USGBC).
