With the one deadline over and
another approaching this is the time
o year many dread because it is Tax
Time. Property tax bills are beingmailed out and will arrive soon. Ken-

Don’t Fall in the Trap taken rom

Sin #1: Deducting the wrong
year or property taxes
You take a tax deduction or proper-ty taxes in the year you (or the hold-
er o your escrow account) actually
paid them. Some taxing authorities
work a year behind — that is, you’re
not billed or 2011 property taxes
until 2012. But that’s irrelevant to
the eds.
Enter on your ederal orms whatev-
er amount you actually paid in 2011,
no matter what the date is on your
tax bill. Dave Hampton, CPA, tax
manager at the Cincinnati account-
ing rm o Burke & Schindler, has
seen home owners conuse payments
or dierent years and claim the in-
correct amount.
Sin #2: Conusing escrow
amount or actual taxes paid
I your lender escrows unds to pay
your property taxes, don’t just de-
duct the amount escrowed, says Bob
Meighan, CPA and vice president at
TurboTax in San Diego. The regular
amount you pay into your escrow ac-
count each month to cover property
taxes is probably a little more or a
little less than your property tax bill.
Your lender will adjust the amount
every year or so to realign the two.
For example, your tax bill might be
$1,200, but your lender may have
collected $1,100 or $1,300 in escrow
over the year. Deduct only $1,200.
Your lender will send you an ocial
statement listing the actual taxes
paid. Use that. Don’t just add up
12 months o escrow property tax
payments.
Sin #3: Deducting
points paid to renanceDeduct points you paid your lend-
er to secure your mortgage in ull
or the year you bought your home.
However, when you renance, says
Meighan, you must deduct points
over the lie o your new loan. I you
paid $2,000 in points to renance
into a 15-year mortgage, your tax
deduction is $133 per year.
Sin #4: Failing to deduct pri-
vate mortgage insurance
Lenders require home buyers with
a down payment o less than 20%
to purchase private mortgage in-
surance (PMI). Avoid the commonmistake o orgetting to deduct your
PMI payments. However, note the
deduction begins to phase out once
your adjusted gross income reaches
$100,000 and disappears entirely
when your AGI surpasses $109,000.
Also, unless Congress acts to extend
the PMI deduction again, 2011 is
the last tax year or which you can
take this deduction.
Sin #5: Misjudging the
home oce tax deduction
This deduction may not be as good
as it seems. It’s complicated, oten
doesn’t amount to much o a deduc-
tion, has to be recaptured i you turn
a prot when you sell your home, and
can pique the IRS’s interest in your
return. Hampton’s advice: Claim it
only i it’s worth those drawbacks. I
so, here’s what to know about what
you can write o.
Sin #6: Missing the rst-
time home buyer tax credit
While the original home buyer tax
credit deadline passed in April 2010
(and isn’t available in 2012), military
amilies and some government work-
ers on assignment outside the U.S.
were given an extension until April 30,
2011, to get a home under contract
and take advantage o up to $8,000
in tax credits or rst-time buyers and
$6,500 in credits or repeat buyers.
It applies to any individual (and, i
married, the individual’s spouse)
who serves on qualied ocial ex-
tended duty service outside o the
United States or at least 90 days
during the period beginning ater
Dec. 31, 2008, and ending beoreMay 1, 2010.
Sin #7: Failing to track
home-related expenses
I the IRS comes a-knockin’, don’t
be scrambling to compile your re-
cords. Many people orget to track
home oce and home maintenance
and repair expenses, says Meighan.
File away documents as you go. For
example, save each manuacturer’s
certication statement or energy
tax credits, insurance company
statements or PMI, and lender or
government statements to conrm
property taxes paid.
Sin #8: Forgetting to
keep track o capital gains
I you sold your main home last
year, don’t orget to pay capital gains
taxes on any prot. However, you
can exclude $250,000 (or $500,000
i you’re a married couple) o any
prots rom taxes. So i you bought
a home or $100,000 and sold it
or $400,000, your capital gains are
$300,000. I you’re single, you owe
taxes on $50,000 o gains. However,
there are minimum time limits or
holding property to take advantage
o the exclusions, and other details.

Sin #9: Filing incorrect-
ly or energy tax credits
I you made any eligible improve-
ment, ll out Form 5695. Part I,
which covers the 30%/$1,500 credit
or such items as insulation and win-
dows, is airly straightorward. But
Part II, which covers the 30%/no-
limit items such as geothermal heat
pumps, can be incredibly complex
and involves crosschecking with hal
a dozen other IRS orms. Read the
instructions careully.
Sin #10: Claiming too much or
the mortgage interest tax deduction
You can deduct mortgage interest
only up to $1 million o mortgage
debt, says Meighan. I you have $1.2
million in mortgage debt, or exam-
ple, deduct only the mortgage inter-
est attributable to the rst $1 million.

ly scheduled trash pickup day during

pickup day that week, residents may

Stamp Out Hunger ooddrive celebrates 20 years
o eeding the hungry
May 12 will mark an important mile-
stone or the National Association o
Letter Carriers’ (NALC) Stamp Out
Hunger national ood drive.
“It’s our 20th anniversary,” NALC
President Fredric Rolando noted.
“For two decades, our annual na-
tional drive has proved critical in
helping millions o American ami-
lies — our customers, who are strug-
gling to make ends meet.
“Each year, the second Saturday in
May is a day when all citizens have
an opportunity, with the help o their
letter carrier, to easily donate ood toneedy amilies in their community,”
he said.
The drive, the largest one-day ood-
collection event in the nation, has
been a success every year, but the
needs are particularly sad, even stag-
gering, in 2012.
“Sixteen percent o all Americans are
at risk o hunger. That includes 1 in
5 children under the age o 18, plus 4
million seniors who are orced every
day to choose between paying a util-
ity bill and buying ood,” he said.
“Last year, despite many obstacles,
letter carriers proudly collected 70.2
million pounds o ood, raising the
total amount o donations picked up
over the history o the drive to more
than 1.1 billion pounds,” Rolando
said. “With help rom our broth-
ers and sisters in the rural crat,
alongside other postal employees
and volunteers, letter carriers will do
what we can again this year to help
all Americans.”
NRLCA President Jeannette Dwyer
said members are proud to contin-
ue their support o the annual ood
drive. “It has become clear how such
a small act o charity on the part
o one person can resonate so pro-
oundly in the communities in which
we live.”
The NALC drive began at the local
level in the late 1980s and went na-
tionwide in 1992. Twenty years later,
letter carriers all across America —
including Puerto Rico, Guam and
the Virgin Islands — still lead the
charge in the sadly ongoing battle
against hunger, helping to stock ood
banks, pantries and shelters or the
summer months.
“This year, we enter the drive amidst
a ‘perect storm’ o high unemploy-
ment, sky-high ood and gasoline
prices, unprecedented budget cuts
to ederal nutrition programs, limits
on charitable-giving incentives and
a decline in ederal commodities,”
Feeding America President Vicki Es-
carra said. “Some o our larger ood
banks are reporting declines in ood
inventories o as much as 35 percent
rom last year.
“Few are more committed to ending
hunger in America than letter carri-
ers,” she said. “You are the ones on
the ront line o the poverty battle-
eld. You see and console the very
same people who come to us or
emergency ood assistance, oten be-
ore we see them.”
AFL-CIO President Richard Trum-
ka backs the drive and asked the la-
bor ederation’s a liates, state ed-
erations and central labor councils
to join the NALC in promoting and
conducting the event.
“With America still reeling with
devastating unemployment, the
Stamp Out Hunger Food Drive
comes at a critical time,” Trumka
said. “With the support o unions
all across America, the NALC can
set a record in collections, help-
ing those who have lost their jobs
in this economy and the millions
more acing economic uncertainty.”
