    HEATH HALL 1

    he restoration of this beautiful Grade II listed property has

    been a labour of love. My vision was to restore it to its former

    glory; remain faithful to its Classical, Arts and Crafts and

    Scottish Baronial architecture and retain the ornate, period

    details that make the property so unique; but at the same time create

    a home that offers the ultimate in luxury living.

    I commissioned a team of 120 builders and master craftsmen to bring this

    property back to life, ensuring the work remained sympathetic to the

    existing architecture whilst updating and modernising the interior.The work included extending the rear of the building to increase the living

    space from 19,000 sq ft to 27,000 sq ft and installing a state-of-the-art home

    automation system throughout.

    The result is Heath Hall, a residence like no other in London. Steeped

    in history and located in a street renowned for its high profile, it offers

    an exceptional and unrivalled place to live.

    A TASTE OF THE PAST

    Heath Hall formerly called East Weald was built in 1910 as the

    London residence for William Park Lyle of the Tate & Lyle family.

    It was designed and built by architects Henry Victor Ashley and

    F. Winton Newman (who later made their name as competition

    winners for monumental public buildings such as the The Grand

    (Masonic) Lodge of England) and the designs drew on a combination

    of Classical, Scottish Baronial and Arts and Crafts styles. The plans

    were so impre ssive they were shown at the 1910 and 1911 Royal

    Academy exhibitions.

    The Edwardians were known for their affluent tastes and display

    of wealth, and East Weald embodied this with its 19,000 sq ft of space

    set behind an impressive ornate red brick, symmetrical frontage

    with Baroque-style wrought iron gates and a Romanesque-inspired

    arched entrance.

    Located in The Bishops Avenue, East Weald was a fine example of

    the grand British domestic architecture that sadly came to an abrupt

    end with the outbreak of World War One. It wasnt until the 1920s

    that large-scale mansions were once again built in this street but

    none that could rival the majestic appearance and attention to detail

    of East Weald.

    East Weald was not to remain in the Tate & Lyle family. It was later

    used as a home for the blind and then in the 1950s it was purchased

    by the Bank of China to house employees working in England and

    it continued in this function for the next couple of decades before

    becoming disused and falling into disrepair.

    In 2001, East Weald was granted Grade II listing by English Heritage

    but by this stage the property had sadly fallen into near ruin, with the

    brickwork left to crumble, plasterwork damaged and fireplaces and

    tiles shattered.

    In 2006 Andreas Panayiotou purchased East Weald, changing the

    propertys name to Heath Hall and embarking on a journey to

    restore the property to its former beauty.

    ARCHITECTURAL DETAILS

    East Weald is considered an excellent example of both Classical and

    Arts and Crafts styles although neither is used in its purest form.

    The Classical influences are more notable in the interior with its

    focus on symmetry and elaborate cornices, whereas the exterior

    displays more references to the Arts and Crafts form with carved

    stone embellishments and well-proportioned lines.

    East Weald also displays some elements and forms of the Scottish

    Baronial style, another architectural characteristic that was popular

    during the Edwardian period. The uneven roof line, and individual

    roofs over large bays are all indicative of this influence.

    Perhaps the most intriguing aspect of the architecture and design,

    which makes East Weald stand out from the other properties

    in The Bishops Avenue, is the recurring visual devices inherent

    within the design.

    The Arts and Crafts influence is shown in the abundance of

    decorative adornments depicting an array of flora and fauna native to

    the British Isles including holly, mistletoe, oak, rose, wheat, rabbits,

    squirrels and so on, examples of which are found on the stone work,

    lead panelling and rainwater hoppers on the exterior. They are also

    found, to a lesser extent, inside on plasterwork on ceilings and on

    relief panels above fireplaces.

    THE DIAMOND MOTIF

    A diamond motif is another key recurring theme in East Wealds

    architecture. The geometric pattern appears regularly, on brickwork

    on chimney stacks, on decorative brick and tile panels, on brick

    parapets and cornices and on the oak balustrade. The pattern is such

    an integral architectural theme that the restoration process ensured

    particular development and continuation of this design.

    THE ENTRANCE HALL

    The original decorative plasterwork and oak floorboards in the

    entrance hall have been carefully restored.

    The restored oak staircase in the entrance hall branches out to

    a double staircase at half l anding level, strategically positioned

    LED lights allows the staircase to be lit up at night.

    THE LIVING AREAS

    There are six main living areas within Heath Hall, all offering

    exceptional space, high ceilings and lots of natural light.

    Luxurious white-gold leaf has been used to highlight features

    on the fireplaces.

    The diamond pattern is a key feature in the interior and is

    used extensively on wooden panelling and on the plasterwork

    above fireplaces.

    THE LIBRARY

    The library has wall-to-wall custom built bookcases in European

    oak with burr oak veneer panels with wenge detailing. The library

    opens onto the south veranda with its commanding view across

    the landscaped grounds.

    The architects were keen to continue and develop the diamondpattern that is so prevalent in the architecture and ensured that

    this device was repeated in many of the new commissions.

    DINING ROOM AND KITCHEN

    Many of the period features in the grand dining room have

    been restored from the herringbone oak parquet flooring

    to the decorative plasterwork and mahogany fireplace.

    The contemporary kitchen features ash cabinetry,

    Luna Pearl worktops, a polished Applestone flooringand top of the range appliances and fixtures.

    THE STAIRCASE

    New stairs leading from the first floor to the second have been

    built in European oak. The original oak floor has been restored

    and extended along the corridor.

    The rear of the property has been extended to create an impressive

    27,000 sq ft of living space.

    Heath Hall boasts 14 bedrooms, all with either an en suite bathroom

    or adjoining bathroom.

    A steel-walled dressing room off th e master bedroom doubles as

    a secure room, it has its own control panel and telephone line with

    wires that cant be cut.

    THE BATHROOMS

    The symmetry of the building is a key feature of the Classical style and

    has been reflected in much of the interior design.

    The bathrooms all differ in design and are built from a variety of

    polished marbles. The focal point of the main bathroom is the large oval

    bath made from a single block of magenta veined Milas Lilac marble.

    THE CINEMA AND THE WINE CELLAR

    The cinema room is lined in cream suede and furnished with

    comfortable three-seater sofas. The high definition flat cinema

    screen has 7.1 surround sound.

    The wine cellar has the capacity to hold 647 standard size wine

    bottles in a temperature controlled environment. The diamond

    pattern once again features strongly in the design of the wooden

    oak framework and also on the tiled flooring.

    THE LEISURE COMPLEX

    The leisure complex is located on the ground floor, it includes

    a gym, sauna, steam room, Jacuzzi and an impressive white stone

    swimming pool. There is also a swimming pool in the gardens

    finished in black mosaic.

    THE GROUNDS

    The 2.5 acres of grounds have been carefully restored to reflect

    the propertys Edwardian heritage. The gardens promise to be one

    of the largest in North London.

    All of the brickwork for the boundary walls in the landscaped gardens

    was handmade in bespoke sizes.

    Within the grounds there is space to garage five cars with remote

    control operated doors all of which can be opened and shut

    simultaneously.

    Original decorative marble border to the entrance lobby floor

    restored and re-polished. Original panelled English oak entrance

    doors fully restored and repolished (including restoration of uniquestained glass panels and bright-bronze embellishments). Original

    panelled plaster walls, cornicing, and cross-vaulted ceiling fully

    restored and painted grisaille. New pair of custom-made bracketed

    radiator consoles with honed Verde Ardesie slate tops.

    Entrance Hall

    Original solid English Oak floor boards restored and re-polished.

    The unique original circular, English oak and wenge, parquet panels to

    the four domed rotunda lobby floors; fully restored and re-polished.

    Decorative plaster work to vaulted ceiling, the domes, cornices,

    columns, pilasters and wall panelling restored and painted grisaille,

    and embellished with white-gold leaf. Main staircase in English oak

    restored and re-polished, including the doors and the panelling to the

    cupboards underneath. Fireplace re-instated and new custom-madeFrench Limestone fire-surround manufactured and installed with new

    Chesneys steel slips, fire basket, and fully operational gas fire. New

    Snooker room

    Existing English oak floorboards restored and re-polished. Existing

    decorative plaster work to walls and ceiling restored and re-painted

    in grisaille and embellished with white-gold leaf including the twelve

    original plaster relief boss details to the ceiling decoration each one

    representing a sign of the zodiac. New upholstered banquette seat

    built-in to the bay window (incorporating and concealing a fan coil

    unit). New fan coil units either side of the fireplace and to each side of

    the doors to the sun room all decorated in grisaille to match the walls.Original fireplace carefully restored and fitted with new Chesneys fire

    basket with fully operational gas fire. New under-floor heated stone

    floor slabs in the veranda area, in Antalya Cream limestone.

    The design and build of Heath Hall blends new with old. State-of-the-art

    New polished English oak herringbone parquet floor with double

    strip wenge border. Original wall panelling restored and re-decorated

    in grisaille. Original decorative plaster cornices and Jacobean style

    decorative plaster ceiling restored and re-decorated. Original

    mahogany fire surround restored and re-polished. Original marble

    slips and hearth edging restored and re-polished. New custom

    hand-made ceramic tiles to the fireplace slips. New custom-made

    fire basket with fully operational gas fire. Four new bespoke consoletables (concealing fan coil units) all with painted finish and polished

    Classic Travertine tops. Four new grisaille painted custom made

    torchres with loud speakers built-in to their plinths.

    Kitchen

    Polished Applestone floor slabs. Worktops and splashbacks in

    polished Luna Pearl granite. Complete new custom-made cabinetry

    in bleached and limed polished ash. Gaggenau appliances include;

    electric grill, gas hob, four ovens (one conventional, one extra wide,

    one steam-combi, one microwave), warming dr awer, integrated

    larder fridge, integr ated larder freezer, integrated dishwasher

    (X2), built-in coffee maker. Sub-Zero appliances include; combined

    fridge/freezer (with ice maker and chilled water dispenser), and two

    wine cabinets. Westin double-fan/flue overhead hob extractor.Double bowl sink with Insinkerator waste disposal unit, plus large

    solid-carved granite food-prep sink. Dornbracht brassware (including

    Professional single lever mixer).

    Bedrooms

    All bedrooms have wall-to-wall custom-made 100% wool carpets

    in Wilton weave, bespoke wardrobe and shelving units throughout.

    Fully wired for motorised curtains and blinds to all windows. Ceiling,

    walls and joinery all painted grisaille (many also feature white-gold

    leaf embellishment).

    Master bathroom *

    His and hers vanity units in solid sycamore, Milas Lilac marble used for

    vanity tops, splashbacks, the shower and WC cubicle area, floor of

    main bathroom and pilasters. Bath carved out of a solid block of Milas

    Lilac marble. Polished nickel plating to cabinet frames and light boxes.

    * Additional bathrooms feature extensive polished marblework in differingcolours and patterns.

    Wine store

    Storage system for up to 647 standard size wine bottles incorporating

    a mixture of horizontal racking, raked display racks and wine box

    storage. LED lighting illuminates the bottles. Installed with Rivacold

    Wine Cellar air conditioning system designed to maintain a constant

    temperature; temperature is adjustable down to 12c. In-built

    humidification system prevents corks drying out. Marble vanity

    unit includes a sink/spittoon and wine accessory storage.

    Leisure facilities

    Indoor pool is 9 m long x 4 m wide with a Jacuzzi at one end mea suring

    2 m sq. Pool is heated and features underwater lighting and counter

    current jets, walk-in steps lead to an outdoor relaxation area. The

    pool, Jacuzzi and surrounding relaxation area are lined with limestone

    with polished plaster and marble walls. The outdoor pool is 13.5 m long

    x 4.5 m wide approximately and has a retractable cover.

    Audio/Visual

    Installed with state-of-the-art technology including enhanced sound

    to all bedrooms. High Definition TVs installed throughout.

    Home automation

    Advanced whole house Charm Control system installed to manage all

    in-built technical features. Touch screen pads in place of light switches

    to all rooms manages lighting with mood settings, air conditioning and

    climate control, TV and sound system, curtains and window blinds,

    CCTV and front and rear gate access control. Facility to set up iPads

    or similar as remote controllers to rooms. Built-in phone system uses

    the latest secure digital network VIOP technology over the internet.

    Heating & Cooling

    A modern VRV system provides heat and comfort cooling to all

    principal rooms and circulation points controlled via a BMS system

    interfaced with the home automation touch panels. VRV units are

    either mounted within false ceiling voids or floor mounted within

    architectural casings.

    Lighting

    Lighting is supplied via a number of dimming racks controlled by

    the home automation system. A range of wall and ceiling lights are

    installed within the house as well as a separate 5 amp socket system.

    Garden floodlighting and path lighting is also installed.
