Knightsbridge Manor office park in Bryanston is undergoing a R795m redevelopment
by Emira Property Fund. The three-phase redevelopment will create a P-grade (premium quality) office park with a minimum four-star Green Star rating from the Green Building Council SA. The development will be renamed Knightsbridge.
With a prime location in Sloane Street opposite the Didata Campus, the complex will more than triple in size to 29,352m2 of gross leasable area.
Redevelopment started in November last year and is being undertaken in phases. The first of seven new buildings should be completed by about May 2017.

In recent years student accommo-dation has come to present a real opportunity for investors. As it is
predominantly a segment that covers smaller properties with good returns, it has some ideal characteristics.
“The key factors making student accommodation attractive are the high demand and the stable income generation it gives, due to low operating costs,” says Lesiba Mooka, CEO, Cobalt Blue Properties.
“Institutions aren’t able to provide sufficient accommodation for all their students and this has opened doors for investors to enter the market.” Mooka points out that the University of Johannesburg can only accommodate 6,500 students, and Wits 5,000, but each
