Greater Hartford Rises Closed sales up 21 percent(West Hartford, Conn., November 20, 2012) – Closed sales of single

family homes increased 21.74 percent (from 575 to 700) over October of last year, according to the Greater Hartford Association of REAL-TORS® (GHAR). Pending sales rose 27.75 percent (from 645 to 824)

and new listings increased 3.12 percent (from 1249 to 1288). � e median sale price increased 1.18 percent (from $212,500 to $215,000)

and inventory dropped 6.08 percent (from 6393 to 6004). � e aver-age number of days on market dropped 4.94 percent (from 81 to

77), during this same one year time-frame. In year to date statistics, closed sales rose 18.12 percent (from 6083 to 7185) and pending

sales also increased 21.60 percent (from 7205 to 8761). New listings increased 2.69 percent (from 14,370 to 14,757) and the median sale

price decreased 2.22 percent (from $225,000 to $220,000). � e average days a house spent on the market increased 1.22 percent (from 82 to 83 days) from the beginning of 2012. Condominium sales in Greater Hartford increased 38.40 percent (from 125 to 173) over October of

last year. � e median sale price also rose 14.29 percent (from $140,000 to $160,000) and the average days a condo spent on the market

decreased 1.09 percent (from 92 to 91 days) and condominium inven-tory decreased 8.15 percent (from 1780 to 1635), over this time last year. “� e increase in sales price is encouraging,” GHAR President and CEO, Je� Arakelian, stated. “Because mortgage interest rates

remain low, the value for those people looking to buy is high,” he con-tinued. In the national outlook, Lawrence Yun, National Association

of REALTORS® chief economist, said there was some impact from Hurricane Sandy. “Home sales continue to trend up and most October

transactions were completed by the time the storm hit, but the growing demand with limited inventory is pressuring home prices in much of the country,” he said. “We expect an impact on Northeastern home sales in the coming months from a pause and delays in storm-impacted regions.” � e Greater Hartford Association of REALTORS® (GHAR) is the largest local real estate trade association in Connecti-cut, serving over 3200 members in the 57 town Greater Hartford real estate brokerage community. � e Association provides technology,
