Sorry for the delay, I’ve been on holiday. I believe you will be asked to provide a FRA for the site for planning. I have found the following information which may be useful.

To the south of your site is Cox Bank Farm which is a site of biological interest.

The 3 ordinary watercourses (I have no names for them I’m afraid) which you have highlighted pass through your site. Where possible, we would look for a developer to keep these watercourses open as they are likely to receive flows from a sustainable drainage solution for the site. Regarding the surface water from the site itself, at this time, the EA should advise you on the design of surface water systems. In the near future, it is likely these systems will be approved by ourselves as the Sustainable Drainage Approval Body.

There are flow-path floodplains associated with each of the ordinary watercourses. They are indicated by purple shading on the plan below. These areas are estimated by the EA using a number of approximations and lidar passes of the area. There will be no accurate modelling of these watercourses.

The northern watercourse looks to have been culverted under the site for some distance and this culvert will need to be located and surveyed. A Severn Trent sewer also discharges to this run and will need to be accommodated, see below. This could be reinstated along the northern edge of the site. In fact, we would advise you to put some form of drainage cut-off between yourself and the existing properties to the north to prevent future disputes about water logging of existing gardens due to altered levels on a new development.

The middle and eastern watercourses should also be preserved.

Your FRA for the site will need to model these watercourses and check that none of the new development will be flooded from them for the 100yr and 100yr + climate change cases. Blockage scenarios will be necessary where surface water conveyors pass through culverts or bridges.

The Picknall Brook and any of its defences do not directly affect the site, so you should concentrate on the ordinary watercourses.

There is an identified flood problem downstream of the site where the three watercourses combine before being culverted under Foxglove Avenue and entering a pipe in the play area north of Rosemary Grove (where another watercourse joins). There has been extensive flooding of this area in the past and the reason given in our records is that “the culverts is not big enough to cope with runoff from the hills (the proposed site) and the existing development”. This development presents an opportunity to solve this flooding problem and so your modelling should extend to the beginning of the culvert at grid reference 408796, 332745 and address this problem. I would suggest you also talk to Andrew Beard of East Staffs Borough Council about this. I have copied him into this e-mail.

Although we may adopt the sustainable drainage systems in the future, we would be unlikely to adopt the receiving watercourses and they will need to be accommodated into public open space and the local authority should maintain them in the future. To that end, it will be vital that an adequate maintenance access corridor is preserved adjacent to the watercourses. We would suggest 4-5m width for this corridor.

I am working on behalf of a client who is investigating a residential opportunity for approximately 400 dwellings plus (potentially) a primary school on a site of approx. 27.5 ha at Hazelwalls Farm, Uttoxeter (ST14 8DX).

I will shortly be commencing a Flood Risk Assessment to accompany the application. There appear to be 3 un-named watercourse within / adjacent to the site. I can’t find a name for any of the watercourse if you could confirm this I would be very much grateful. They appear to be tributaries of the Picknal Brook.

- Location plan attached for your reference.

I would be most grateful if you could confirm if you have any of the following information (I have asked the same of the Environment Agency):- flood level information for any of these watercourse. - any historical flooding records.

Please could you also confirm your easement requirements for ordinary watercourse and consenting requirements in relation to surface water outfalls / road crossing etc?
