Yosemite Street and Chester Street will maintain current functionality. Additionally, the E Otero Avenue/S
Dayton Street/E Mineral Avenue “loop” will become a counterclockwise 2‐lane, 1‐way street with no on‐
street parking. The temporary elimination of on‐street parking within this loop will become effective Monday,
July 25.
IKEA Customer Access & Parking The IKEA website, press material, and information distributed
by the City will direct customers to access the store from
Interstate 25 via the County Line Road exit. In the days
preceding the store’s opening, variable message display boards
(VMBs) will be placed on southbound I‐25 near Arapahoe Road
and northbound I‐25 before the County Line Road exit to
inform IKEA customers to exit at County Line Road. From the I‐
25 and County Line Road interchange, customers will go west
on County Line Road to Chester, north on Chester to Otero,
and east on Otero to Dayton. They will be directed to available
parking from that point. Customer parking will be controlled by
a professional parking management firm. In addition to the
1,500+/‐ spaces in the IKEA parking structure, the store has made arrangements for an additional 750+/‐ spaces in
overflow parking on adjacent properties. These overflow areas
will be closely managed by the parking team and customers
will follow the same traffic flow pattern.
Customers using C‐470 and E‐470 as their primary routes will not be able to exit at County Line Road. There
will be a VMB on eastbound C‐470 between Quebec and Yosemite directing traffic to use the Dry Creek Road
exit. From Dry Creek Road, customers will go west and turn onto southbound Chester and then onto E Otero
which will lead to Dayton and into the parking queue. Customers from C‐470 may also exit Quebec Street, taking
it to eastbound County Line Road, on to Chester, and following the main route from there.
Business Park Employees, Customers & Visitors The City anticipates increased traffic for the first five days of operations, as well as for several weekends
thereafter. With regards to standard business operating hours for companies within the business park, the only
expected AM peak impact is on Wednesday, July 27. As the store settles into its regular hours, the remainder of
the business park should see negligible impact during the morning commute. There may be increased traffic
during midday (lunch hour) and PM peak, but it should normalize by Labor Day. We encourage companies in the
area to advise their employees, customers and visitors that would normally use the I‐25 and County Line Road
interchange to access the business park via other routes on Wednesday, July 27.
