UEM Sunrise pledges to build 10,000 more affordable homes

KUALA LUMPUR: UEM Sunrise Bhd, the master developer of Nusajaya in Johor, has pledged to build 10,000 more affordable houses in Gerbang Nusajaya.

The housing project will be launched in phases from this year onwards, UEM Sunrise said.

The group on Saturday offered 351 houses and shoplots in Nusa Bayu, comprising 321 terrace houses, with prices ranging from RM80,000 to RM150,000 each, and 30 shoplots at RM200,000 each.

The 321 terrace houses were offered via balloting, while the 30 shoplots will be distributed separately, the group said in a statement yesterday.

The properties are scheduled to be completed in 2016.

EduCity to be a world-class education hubSEVEN years since the day of its conception, EduCity Iskandar Malaysia is slowly taking shape, and according to Education Iskandar Sdn Bhd managing director Joanne Jacinta Oei, it is targeted to be completed by 2020. However, Johor has the benefit of having a lot of land space, and Oei said they will continue to expand beyond 2020. There are plans to bring in vocational schools and international schools that are not British or American.

“We are going further (not just bringing in partners) as EduCity should be more than that. We are thinking about playing the strategic role of synergizing between industries and institutions so that we can create the feeder talent.

Johor identifies Nusajaya as the first area to have free connectionJOHOR BARU: Johor is going wireless this year starting with 100 hot spots within Iskandar Malaysia to offer free internet connections to users.

Menteri Besar Datuk Mohamed Khaled Nordin said that the state government was currently talking with five local service providers to install wireless infrastructure in the hot spots.

He said Nusajaya had been identified as the first area in Iskandar Malaysia to have the free WiFi installed at all state government and commercial buildings and public places.

“We are going to make the announcement within the next one month on the successful service provider to undertake the project,” Mohamed Khaled said on Tuesday.

Incentives for Medini to continue 10-year extension for special tax holidays and other packages for investmentsJOHOR BARU: Medini in Nusajaya will continue to enjoy special tax holidays and other incentive packages currently reserved for investments in the area for another 10 years after its privileges expire on Dec 31, 2015.

Covering 902.44ha, Medini was conceptualised in 2007 to cater to property developers which enjoy, among others, zero restrictions on foreign ownership, a RM1mil threshold for foreign property buyers and the real property gains tax (RPGT).

It is part of the 9,712.45ha Nusajaya, one of the five flagship development zones in Iskandar Malaysia spanning 2,217 sq km located in the southern Johor.

Job vacancies in NusajayaNUSAJAYA: The people of Nusajaya, Gelang Patah and the surrounding areas will soon be able to find job opportunities with companies that are developing Nusajaya.

This is made possible with the setting up of a jobs data centre by Nusajaya assemblyman Dr Zaini Abu Bakar.

With the setting up of the centre, the public will be able to see if there are any job opportunities with the many companies that are operating in Nusajaya.

“I am currently in discussion with Medini Iskandar Malaysia Sdn Bhd (MIMSB) with regard to the data centre. They are very supportive of this initiative and I hope that with MIMSB’s participation, other companies with a presence in Nusajaya will also follow suit,” said Zaini.

UEM Sunrise Offers More Affordable HomesUEM Sunrise Bhd has added 351 more affordable houses in Nusa Bayu, part of the Nusajaya township in Iskandar Malaysia, Johor, and has pledged to build 10,000 more in Gerbang Nusajaya this year onwards.

The property developer offers 80 units of 850 sq ft priced at RM80,000 per unit; 241 units of 1,000 sq ft houses priced at RM150,000 per unit and 30 units of shoplots at RM200,000 per unit in Nusajaya.

The planned 10,000 more affordable units in Gerbang Nusajaya will consist of “Perumahan Komuniti Johor” Type A units of 720 sq ft, priced at RM42,000; “Perumahan Komuniti” Type B units of 850 sq ft, worth RM80,000; and “Rumah Mampu Milik Johor” units of 1,000 sq ft houses priced at RM150,000.

UEM Sunrise, Mulpha in JV to build roads in Iskandar MalaysiaKUALA LUMPUR: UEM Sunrise Bhd and Mulpha International Bhd have formed a joint venture for three road projects in the vicinity of Iskandar Malaysia valued at RM107mil.

In a joint statement yesterday, the companies said they would build and upgrade roads in Gelang Patah and Gerbang Nusajaya.

UEM Sunrise executive director Datuk Izzaddin Idris said that under the original plan for the Gerbang Nusajaya development, NRSB was to construct and/or upgrade all roads in the vicinity of its development as a condition to obtain local government approvals for the development.

Another mammoth project boost for IskandarUEM Sunrise and KLK Land team up to build RM20 billion in properties

UEM SUNRISE BHD and KLK Land Bhd (KLK) have agreed to jointly develop large parcels of land in booming Iskandar Malaysia, Johor.

The first is a 500-acre mixed development on freehold land in Gerbang Nusajaya, which will be located at the gateway to the Nusajaya township and close to the Linkedua Expressway.

The second project, called Fraser Metropolis, is located on 2,500 acres at the northern tip of the Iskandar Malaysia region and within KLK’s Fraser Estate, which is 30 minutes away from the Johor Bahru city centre.
