Stosz, The Community Development Department is in receipt of your application for the above referenced project. The City has reviewed the Conditional Use Permit submitted with this application and provides the following comments: 1. This Conditional Use Permit has been submitted in conjunction with an associated Site Plan request (Application 16-04-PZ). As this Conditional Use Permit has been designed to support this anticipated use the approval of the Site Plan is contingent upon the approval of the associated Conditional Use Permit request. (Informational, no response required). 2. The subject property is zoned 1-1 Light Industrial and is subject to the requirements of this District and the City's General Zoning Regulations. However, the property is also located within the HF Highway Frontages Overlay District which has specific standards regarding site and building design which must be satisfied during the Site Plan approval process. Please reference Section 405.165 for further information regarding th is Overlay District. (Informational, no response required) 3. Related to this tract being adjacent to Missouri Department of Transportation (MoDOT) right-of-way and accessed from MoDOT right-of-way, the City has sent your applications to MoDOT for their agencies review and comment. Related to the planned expansion of this business parcel, access improvements are being planned by the State of Missou ri. For additional details on the planned improvements please reference the following link to MoDOT's website http://www.modot.org/stlouis/majorprojects/Route61SafetyProject.htm (Informational, no response required) 4. The City's HF Highway Frontages Overlay District Section 405.165.F.3.i requires that a minimum of twenty percent (20%) of the gross area of the site be devoted to green open space and landscaping. The proposed plan seems to indicate that 16.3% of the site is being used for such purposes. Please evaluate this matter and provide a Plan to depict the green space areas of the property to comply with this minimum standard. The twenty (20%) percent requirement is applicable to the area of this application, related to date of adoption of the City's HF Highway Frontages Overlay Zoning District. 5. The proposed Site Plan identifies some areas of "new asphalt pavement". However, the proposed surface material for the storage areas has not been identified.
