introducing our magazineWelcome to the debut issue of On the Inside, the first-

ever custom luxury publication by a real estate broker in the Hamptons marketplace. As we get into the heart of summer, with the beaches packed and local businesses thriving, I thought this would be the perfect time to launch.

When creating this concept I wanted to develop some-thing that allowed me to showcase my wide network of clients and deep understanding of Hamptons real estate. When you hear the word “luxury” it makes you feel and think a certain way. Having been born and raised in Southampton as the son of Tim Davis, the Hamptons’ top broker according to The Wall Street Journal, I have been exposed to this luxury lifestyle throughout my life. I consid-er myself fortunate to have traveled around the world, eaten at the finest restaurants and had some of the most incred-ible experiences. This has enabled me to really grasp how my clients live and operate. Once you understand their life-style it makes it easier to find out what drives them from a personal and business standpoint. Connecting with people is one my best skills, and I wanted this publication to be a reflection of that. Please accept this issue as a peek inside the luxury lifestyle and the properties I represent.

Enjoy.

it’s hot out there!TODAY’S HIGH-END REAL ESTATE BUYERS ARE SAVVIER THAN EVER. THEY KEEP SUPER-SALESMAN JON DAVIS AT THE TOP OF HIS GAME, AS HE EXPLAINS WHEN HE TAKES A FEW QUESTIONS.

How is the real estate market doing? It has rebounded from a tough winter, when a snow-covered terrain pushed things back more than a month because it was hard to get out and see homes. By spring the anticipation had built up to create a momentum that hasn’t stopped. We’re fi nding that newly constructed homes are dominating the sales market, with waterfront property the most sought after. It helps that the Hamptons’ economy in gen-eral is strong. It’s hot out there!

Have you spotted any trends? Many buyers don’t have time to worry about every little detail so they are looking for proper-ties that are “turnkey”—fur-nished fabulously and move-in ready, sometimes down to the toothbrushes! One of the services we offer is to make arrangements with interior de-signers and others to facilitate a hassle-free transition. Timing matters. If a buyer moves in July, having everything fi nished means they can enjoy the rest of the summer. People want it simple and my job is to make it as easy as possible.

What are some amenities people are requesting? Hamptons buyers always want the best of every-thing. I’m seeing requests for things like an in-home theater, a fi rst-fl oor master suite and a complete pool house with a kitchen and half-bath. But savvy buyers are aware that if a property otherwise meets their sweet spot, they might have to scale back.

Are customers changing?Yes! They’re becoming more educated. There’s a lot of information available to them—how long a property has been on the market, for example, and whether its price has been reduced—and they take advantage of it. They look at websites and know what to expect. They ask probing questions, so I have to be at the top of my game.

How do you differentiate yourself from other firms? We work to set trends, not just follow them, and we do what other brokers don’t. For instance, we’re exploring in-

novative ways of advertising our listings. We create videos, of course, but not just videos of the properties. We produce “lifestyle presentations” that, with models and upscale props, make the property come alive to potential buyers. Think of a spectacular house façade facing a circular drive where one of our partners such as Aston Martin has parked a car. We have partnered with top art dealers and such luxury brands as Louis XIII cognac to host private din-ners. We’re not just selling homes; we’re selling a lifestyle. Speaking of art, we’ll be at Art Basel Miami Beach again this year.

What does client service mean to you?Being there for our clients all the time. To be the best, you can’t just be present during a sale. You have to go the extra mile, and keeping in touch is crucial. Clients are important to us; it’s our privilege to serve them.

From top left: Jon Davis; the painting “I Can Show You the World” by Lana Gomez, shown at Art Basel in 2014; an outfit that reflects the beachy pleasures of the Hamptons; home theater in the property at 249 Jobs Lane in Bridgehampton (see page 22).

They say it’s not your crises that define you; it’s what you do with them. That’s the way

it’s been with young superstar West Coast real estate agent Josh Flagg.

“One day, right in the middle of showing a client’s house, I fell in the pool,” he confesses. “I couldn’t let that slow me down, so I put on the owner’s robe, threw on some slippers and continued the showing.”

You could imagine the late-era Cary Grant mustering such aplomb, perhaps. But a guy who graduated from Beverly Hills High in

2004? Yet Flagg—whom you may have seen as one of the original regulars on Bravo’s reality TV series Million Dollar Listing Los Angeles—isn’t just unflappable. He’s the genuine article when it comes to real estate expertise, conviction, persistence and plain hard work. How else could he have sold more than $1 billion worth of properties before age 30 (a milestone he reaches this August), including the priciest homes in Los Angeles’ upscale Brentwood neighborhood and in Beverly Hills?

Maybe it’s the fact that he started selling real

estate while still in high school that explains Flagg’s continuing penchant for doing his homework. “You have to know your market,” he says. “Really know it. I know what every home in my market sells for, who owns it, what they paid, who owned it before that and what they paid.”

Flagg has worked with celebrities including two Grammy winners—singer Adele and Adam Levine of the band Maroon 5—and record producer Steve Aoki. And he’s the author of two books, 2011’s Million Dollar Agent: Brokering the Dream, and A Simple Girl: Stories My Grandmother Told Me, published two years earlier.

That grandmother, by the way, was the late Edith Flagg (1919–2014), a renowned fashion designer and executive who was the first to import polyester to the U.S. for use in clothing. And the resourceful World War II Holocaust sur-vivor and Dutch resistance fighter bequeathed more than genes to her grandson. The pair, who often traveled together, shared similar val-ues, discipline and pluck. One time Edith even put in an appearance on Million Dollar Listing Los Angeles with Josh.

“She was extremely hard-working and pas-sionate about her work, and I am too,” he says. “The fashion industry and real estate are not

that different.” In fact, one of Edith’s business precepts arguably applies even more to his industry than to hers.

“She always said, ‘You don’t want to make one sale—you want clients for life,’” Josh recalls.

Today he keeps his grandmother’s spirit alive in his own frequent journeys. “I travel three months out of the year,” says Josh, whose favorite spots are southern France and south-ern Italy. “Travel is one of the best educations I could imagine—better than college.”

One thing travel teaches, of course, is that two distant places with different topography, foliage and climate can actually be kindred—like Beverly Hills and the Hamptons. Thus Josh Flagg and Jon Davis, both young superstars in their respective high-end markets, have worked together, referring clients to each other and helping each other with sales. “L.A. isn’t quite as expensive as people think,” says Josh. “The Hamptons are actually higher. But they’re also seasonal. We’re lucky in L.A. with our weather.”

Besides being similar—both known for their can-do attitude, stellar reputations and relent-less commitment to their clients—Josh and Jon are good friends. “I love the Davis family,” says Josh. “We’re very close. And Jon and I are the two best real estate agents anywhere!”

Oh, and that interrupted showing, when Josh fell in the pool? Turns out he did make the sale.

“You don’t want to make one sale—you want clients for life.”

Set on almost a full acre, 14 Maple Street celebrates the outdoors. Let’s start (at left) with the 45-foot Gunite saltwater infinity pool, which makes you feel as if you’re floating on the end of the world...or at least into the Atlantic. Beside the pool is an eight-person hot tub you may never want to leave. After the party-goers depart from the pool, move them up to the rooftop deck (top right). It offers more stunning views—and lets you continue the fun with a sunset party. Using the handy outdoor shower after a dip, you needn’t take your eyes off the blue beauty of the sea.

Clockwise from top left: In a home that is as rich in rectangles as it is in window vistas, the spiral staircase is a visual change of pace—and a great way to make an entrance. Its curvature is echoed by the concrete steps outside leading to the driveway. And in an eating area with a marble counter off the kitchen, you’ll have the horizon for breakfast—that’s the kind of thing you never come to take for granted.

abundance of windows and glass. Got kids? There’s an oversized bunk room

that fits the bill when their friends stay over. Next, let’s check out the two powder rooms, easily accessible and perfect when outdoor party guests need a pit stop.

We’ve been getting closer to the elements at every step in this property—the sea, the sun and the air—and now it’s time for fire. Two interior gas fireplaces—one is dual-sided—offer a warm retreat from the outdoors.

As we move on, think about how you see yourself kicking back or revving up in the three living areas, each more impressive than the one before it, and all opening to the terrace pool and view. With three, you have countless options for themes or designs—and plenty of room for guests.

The appointments in the home are top- quality: You’ll find Siberian oak throughout. Custom features include two full bars, four-inch Carrera marble countertops and a 150-bottle-capacity wine cellar. The 500-square-foot gym area gives you many options for equipment, training partners and workouts.

We’ve saved the kitchen for last for a rea-son: It’s a chef’s dream. The Arclinea custom kitchen is perfectly appointed and ideal for hosting dinner parties, from intimate get-togethers to much larger gatherings.

This page, clockwise from top: The light-filled mas-ter bedroom leads out onto a covered terrace. Jobs Lane is one of the most sought-after addresses in the Hamptons. Both the great room and library offer easy access to the home’s outdoor amenities. The master bath defies description; “huge” is just a start.

Opposite, clockwise from top: Limestone, which stays cool in the sun, surrounds the heated 50-foot pool. Two pool houses connected by a pergola feature full baths, showers and washer-dryers. The clean-lined formal dining room adjoins a custom butler’s pantry. An aerial view shows the sizable backyard and perfectly rectangular 1.4-acre parcel. The sleek, state-of-the-art kitchen manages to feel both spacious and snug at the same time.

Two-story walls of glass. Massive 10-panel French doors. Private bal-

conies and roof decks. Make no mis-take: This 9,000-square-foot manse, situated on one of the most desirable streets in the Hamptons, capitalizes on its prime UV positioning at every turn.

Let’s take a look, starting in the great room, which features a two-story wall of French doors and windows facing the pool and expansive backyard. Ad-jacent is a paneled library with coffered ceiling that sports a unique feature—custom 18-foot-wide pocket doors that open to the outside, providing an unobstructed view of the grounds.

From here, there’s easy access to the large yet intimate kitchen and gath-ering room, an open, light-filled space that creates the entertaining core of the first floor. The southern wing of the first floor is where we’ll find the theater with stadium seating, the full-size gym with private bath and one of two master suites (perfect for guests since it’s removed from the other bedrooms). Also on this floor: a formal dining room, butler’s pantry and three-car garage with a “beautiful radiant-heated Italian porcelain floor that allows you to work on your car during the winter,” says builder Richard Perillo.

Next, we head up to the sec-ond floor, which is home to a 1,300-square-foot master retreat complete with a fireplace in the large sleeping quarters, an enormous bathroom, his-and-her dressing rooms and a handsome study with wet bar. Other highlights: access to a private roof deck offering views of the ocean and bay—an ideal spot for tak-ing breakfast or enjoying an evening cocktail. The five additional bedrooms on this floor include ensuite baths.

Outside, the heated pool, hot tub, pair of pool houses and custom-built seating areas await you and your guests. Tennis, anyone? There’s room for a court, and much more.

estate of the artinspired by a famous colonial home, this three-level in southamptonwill combine historic style with the very latest amenities. The past meets the future just off South Main Street in this soon-to-be completed gem.

Says Tim Davis of The Corcoran Group: “There’s really nothing like it—new construc-tion in this location, just 3–4 minutes from the center of town, with all the amenities it has.” The design was suggested by the Longfellow House in Cambridge, Mass., which George Washington used as his headquarters in 1775–76. But George never had it quite so good. Set on one-half acre, 60 Herrick Road offers 7,000 square feet of luxe living on three levels, with five fireplaces inside and one outside. There are mature plantings and trees, including an 18-foot arborvitae perimeter hedge. Says architect Brian Brady of Brady Design in Southampton: “We decided to make the main entrance on Herrick Road so

This home is full of possibilities for entertainment and family enjoyment. A covered wraparound dining porch makes alfresco dining an irresistible pleasure. There’s access to a large side yard for play—for kids or adults. Then there’s the water: Ringed by a cool bluestone terrace, the swimming pool is “designed for all-day sun,” says architect Brian Brady; alongside it you’ll find a separate pool house with a kitchen, a full bath and an outdoor fireplace. The good times beckon!

that we could create an L-shaped house that would take full advantage of the sun.”“I made decisions based on the kind of home I would want to live in,” says Davis. Indoors and out, the

house (and its spa and 18-by-40-foot pool!) will reflect that loving attention. To take an imaginary tour, start in the commodious living room and proceed to the guest bedroom suite, which has a full bath and shower. Danby marble distinguishes the room, which is highlighted by a custom vanity. Near the fireplace-equipped formal dining room, the large butler’s pantry is strategically laid out with a dishwasher, an ice maker and a large wine cooler. In the convenient eat-in kitchen, equipped with state-of-the-art applianc-es, there’s a counter for a quick meal and a banquette area for more leisurely seating. The family room boasts an adjacent powder room and opens out onto a large side area or to the wraparound porch.

Up on the second floor, we begin with the master suite. The fireplace looks cozy, while the large, walk-in closet has plenty of room. The adjoining bath has double vanities and Calacatta marble throughout—a nice touch. The Thassos marble vanity counter is a welcome amenity, while the heated floor keeps feet toasty in winter. Rounding out the room are a large shower, a soaking tub and a private toilet area. The three ensuite bedrooms have baths finished in Dolomite marble, with Shaker custom vanities and high-end fixtures with nickel finish. The lower level offers surprises, such as a large family playroom with fireplace and bar, and a gym with full bath and shower. And outdoors, don’t forget that glorious pool and spa!

Welcome to the backyard. Step through the arbor and enter a secure but imposing oasis. Pool parties are a must, for many or just for two. The wraparound porch offers the mis-chievous prospect of a lazy summer slumber—unless a lively party is on the agenda for this particular week-end. The location just off South Main Street is just right—close enough for convenience, but set back for a feeling of seclusion.

To ensure that the classic chassis would live up to its reputation, the folks at Renovo went right to the source—designer Peter Brock, creator of the original Daytona Coupe. Brock helped the team redesign and modify the car to withstand the new power train and to make sure it would garner double-takes galore. Job well done: Combining retro and modern lines, the latest Shelby is something you’d imagine seeing in a ’60s-era futuristic comic book, the body making a perfect companion for

the twin sequential electric motors that will likely propel this baby into the automotive history books.

OK, so we know the Renovo looks good, but can it hammer the

pavement? Make that a resounding yes. Modern performance cues have been granted courtesy of custom three-piece multispoke HRE wheels and big Brembo brakes set to tame the beast within. The electric motors put out 500 hp and a blistering 1,000 ft.-lbs. of torque—and boy oh boy, does this coupe roar to life! There is absolutely no lag when you mash the pedal; the power comes on immediately. With a 0–60 time that clocks in at just under 3.4 seconds, it’s fast! For reference, that time is faster than a 2015 Porsche 911 Carrera GTS, a perennial supercar contender.

To help increase overall performance, the Renovo engineers devised new lightweight lithium ion batteries that help put the car’s curb weight at 3,250 lbs. That’s lighter than the Nissan GTR and Lamborghini Aventador, an

This page, the Renovo Coupe gets its gorgeous looks from the Shelby Dayona CSX9000, a reworking of the 1964 Shelby Daytona Coupe designed to compete in the World Sportscar Cham-pionship. Opposite, from top, the sports car is an intriguing mix of old and new—LED headlights in classic perspex covers, high-voltage lithium ion battery packs that can be “fast-charged” in just 30 minutes, custom three-piece multispoke HRE wheels.

amazing feat for an electric vehicle. While the Renovo Coupe is a zero-emissions electric car, its true habitat is the track, and the 100-mile fully charged range reflects that. A standard EV power source will charge the Renovo’s three battery packs in five hours, but owners will be able to use a second “fast-charging” port capable of charging the batteries to 80 percent within 30 minutes.

The interior stays true to the racing heri-tage of its Shelby predecessor. Sleek, simple and intuitive, it’s been brought up to today’s standards with all new analog gauges (backlit in blue), a row of metal toggle switches and an Audi R8 shifter. Meanwhile, leather race-inspired seats and dash layout make the driver feel supported and confident whether zooming on straightaways or tackling curves.

The bottom line: The Renovo Coupe has all the markings of a true supercar—it’s exclusive, it’s beautiful and it’s powerful. Perhaps most impressive, it makes you forget it’s electric. If you’re looking to own one, stay on your toes. It will be available in limited quantities starting in 2015, and the expected $529,000 price tag will ensure its exclusivity. If you like, you can place your order now on RenovoMotors.com. Of course if you can’t snag one to add to your car collection, you can always hope to spy one during your morning commute or a family road trip—its mere sighting will get your heart racing.

Water lovers, rejoice. There’s a new gen-eration of pool chemicals that are kinder to our skin, eyes and hair. As a result, the swimming pool isn’t the harsh playmate it used to be. So kick back—or just paddle and kick—and enjoy your dip.

Right: The water looks so invit-ing, but there’s more to a pool than meets the eye. It’s an excellent idea, for example, to use contrasting tiles on steps to help youngsters and seniors more easily navigate their entry.

Left: Yes, that’s a mojito. Don’t you feel cooler already? Regardless of what you drink, make sure you hydrate. It’s hot out there.

Below: Have you ever seen a dog in the water? We should all embrace the natural world with such abandon and joy. This puppy checked out the pool first, but once he was in, he was in full-throttle. We can learn from him.

A good book poolside. Perfect weather. No phone or electronics. Feet in the water. Mind in the clouds. Does it get any better than this? We don’t think so. Don’t leave your life up to chance. Get out your planner (or your calendar app) and set aside a day to “veg” by the pool. If you don’t make the time, and mark it in your calendar right now, you might never get to it. Or, as the saying goes, “‘someday’ never comes.’”

small, landlocked Austria seems an unlikely

place of origin for the world’s most luxuri-ous day cruiser. But the Frauscher fam-ily of that country’s Lake Traunsee has been building boats since 1927, keeping abreast of—and break-ing new ground in—nautical technology with every generation. And the team at Frauscher Boats well knows that the nautical life is about far more than technical specifica-tions. That’s why they call themselves “engi-neers of emotion.”

Which brings us to Frauscher’s newest luxury day cruiser, the 747 Mirage, which has indeed been known to inspire strong emotions—think awe, joy and yes, lust—in the boating set. The name conjures up the power of aircraft (Dassault Aviation’s Mirage fighter jets, Boeing’s 747 jumbo jet), and the engine strives to live up to the nomenclature with a performance range from 220 hp to 430 hp, with a possible top speed of 56 knots.

When it comes to design features, though, the inspiration is pure race car. The sleek exte-rior makes use of all that is currently known about sur face and proportion in hydrodynamics, with a Z-shaped split line, elongated waterlines and a low nose. “The hull lines feature a vertical bow with deep V

front sections for a smooth ride in the waves,” ex-

plains designer Harry Miesbauer. “The aft sections feature a slightly deeper V for a more sporty response in the curves.”

Luxurious in-novations abound in an interior of teak, stainless steel and leather, with a generous bathing platform at the stern; an L-shaped bench with two foldable backrests, one of

which can be converted to a

sheltered chaise longue; and a cleverly

designed gangway that allows guests

to reach the cockpit without dripping on the

cushions. The price for this priceless experience?

It begins at $176,000.This is a powerboat worthy

of James Bond at the peak of his heroic cool. And should you wish

to relax, Bond-like, with a per fectly composed martini, you need reach no

further than the 30-liter chiller drawer under the seat. Be assured that a trip in

a 747 will leave you not shaken, but most definitely stirred.

Frauscher’s new model is cleared for takeoff. And while the 747 Mirage day cruiser’s name evokes an aircraft, its design resembles that of a supercar: low

nose, side air intakes, detailed lines. Is it fast? One model boasts a top speed of 56 knots—just below many highway limits of 65 mph.

a season to celebrate

14 Maple Street, Montauk: thurSday, May 21, 2015 5:30–8:30 pMThe setting was atop Maple Street at one of our most prestigious listings in the Hamptons. It was a fun evening for brokers and our special VIP clients. What makes this house unique is the miles of open ocean you see from every room and the expansive outdoor entertaining space. Spending the night nibbling on gourmet hors d’oeuvres and sips from an open bar—couldn’t think of a better way to take in that world-class view!

as the top brokers in the marketplace, we are fortunate to represent some of the best properties the Hamptons have to offer. But not everybody has the chance to peek inside

and see these magnificent homes. This summer we wanted to open the doors to some of our top listings and create a memorable experience for our guests. We have partnered with some of the top luxury brands from around the world to work exclusively with us for our events during the summer. Here are just two of the events we hosted during Memorial Day weekend to kick off the season!

249 Jobs Lane, bRIDGeHaMPTon: saTuRDay, May 23, 2015 6–10 PMThis was truly a memorable night. We had one of the top art dealers in the entire country, Ezra Chowaiki, and Louis XIII cognac sponsor this amazing event. We wanted to create an incredible experience for our guests, one that they had never been a part of before. We were fortunate to be able to hang millions of dollars’ worth of some of the most sought-after pieces in the world, including a $5,000,000 Picasso. The evening started off with guests enjoying champagne as they walked around gazing at the wonderful pieces of art so eloquently placed around the house. Once all of the guests arrived, we made our way into the library to have the “Louis XIII Legacy Experience.” The brand ambassador for Louis XIII, Pierre Bollet, took us all back in time to when the first barrel of Louis was ever created in France. Before taking a sip, you must first understand the rich history that is embedded in every decanter. It takes more than 100 years to properly age the cognac before it is ready to be distributed for public consumption. It’s truly amazing the discipline and care that over four generations have gone to accomplish such a remarkable feat. A delicious three-course dinner followed that included steak and lemon tart to satisfy our appetites. As the evening ended, guests enjoyed hand-rolled Cuban cigars by the pool while feeling that beautiful ocean breeze!

Famous for sun, sand and sea, the Hamptons are a diner’s delight as well. Opportunities for alfresco meals abound in-season, and whatever cuisine you favor, you’re likely to find it very ably represented here. Jon

Davis knows—he has years of experience both entertaining clients and sharing meals with friends. Here are his five favorite restaurants in the area, along with a few words from him about what makes each one special.

Simple, fresh, delicious southern Italian cuisine— burrata, barchetta, bran-zino—is the Tutto hallmark. Here’s an idea: Reserve a table on the beautiful tree-lined patio and start your meal with the Cozze e Von-gole (mussels and clams) in a spicy sauce. Next, perhaps a handsome plate of penne followed by veal Milanese, all the while sur-rounded by flowers, friends and fresh air. Sounds like la dolce vita to us!

Jon says: “Tutto has a great feel. It’s almost like you’re in another country. I really enjoy the outdoor seating with the trees, and the food is just spectacular.”

Is it an Italian ristorante, a pastry shop or an espres-so bar? Lovely Sant Am-broeus (named after the patron saint of Milan) is all of these things, and more. Whether you go for lunch, afternoon tea, dinner or profiteroles and sambuca at the end of the evening, do try to dine on the gor-geous vine-covered patio, which is secluded from the bustle of Main Street and a world apart.

Jon says: “It has an alleyway that’s 100 to 150 feet long, with trees and flowers in the summertime. It feels like Europe. It’s a place to be seen—and the branzino is to die for!”

How’s this for atmosphere— Truman Capote reportedly finished In Cold Blood in the original Bobby Van’s. (We assume he ordered his steak extra-rare.) Many other literary giants have bent their elbows at the iconic res-taurant over the years, but it’s the kind of place where everyone feels welcome. Al-though steak is the specialty, seafood also plays a starring role on the menu. And lighter fare—mini Kobe burgers, BBQ pork sliders—is served at the bar.

Jon says: “If you’re into meat—burgers, steak—this is the place, and they also have calamari and lobster. It’s been around for years, and it’s the only true steakhouse in the Hamptons. This is a perfect spot to bring people for a business lunch.”

Depending on where you sit, you can have four dif-ferent experiences at this inventive American-French eatery. Soak in the artsy Sag Harbor scene on the front porch, or dine amid palms and ivy in the glass-covered atrium. There’s also the main dining room, as well as the Drew Room, a quieter, more intimate space that’s popular with regulars (a.k.a. celebs). Hmm, could that be Gwyneth?

Jon says: “I really like the outdoor seating at this small, boutique hotel. A lot of brokers meet here—it’s great for networking. It’s a wonderful setting in Sag Harbor, very quiet and charming. My favorite is their bacon cheeseburger—I get it every time!”

Boasting both a restaurant and a fish market, Gos-man’s has the freshest catch around. And, since it’s located at the entrance to Montauk Harbor, the view is nothing short of breath-taking. Do yourself and your party a favor and take a table outside. You’re so close to the water, you may be tempted to dive in, set up your fishing pole or rev up your jet skis, but that’s not on the agenda today. For now, revel in the view and enjoy the exceptional seafood. Jon says: “Gosman’s has the best local seafood. You must try their famous lobster roll. The atmosphere is beautiful, right on the harbor. After dinner you can walk on the beach.”
