The development is made up of two residential towers, the south at 33 storeys, the north at 29 storeys, with 246 housing units in total. These towers are sat on a six-storey podium which provides office and private residential amenity space.

There is also a restaurant and a hotel with a private members club, all of which wrap around a central courtyard space.

The mixed-use development will deliver seven floors of Grade A office accommodation, five levels of residential apartments arranged around a landscaped courtyard space, and two levels of large duplex penthouses, along with internal fit-out works to parts of the ground, mezzanine and first floor levels.

Client Name: Home GroupRLF Roles: Project Manager & Cost Manager The construction of 2nr two and a half storey apartment blocks, including works to provide 22 apartments with associated parking, cycle storage and amenity space.The project also includes minor external alterations to the rear of the existing public house building. This comprises of two one-bedroom, 14 two-bedroom and eight three-bedroom apartments.

Client Name: SCBD Residential Limited RLF Roles: Employer’s Representative & Quality Monitor

Thiis project comprises of two contemporary, 30 and 17 storey residential towers with 330 apartments including studio, one, two and three bedrooms.

The apartments are set in new landscaped gardens, which overlook the iconic Olympic legacy landmarks of the Stadium, Aquatics Centre and ArcelorMittal Orbit.

Demolition of existing buildings (excluding Trade Tower) and redevelopment to provide a mixed-use development comprising financial and professional services, retail space, restaurants, cafes and bars, assembly and leisure floor space.In addition, 127 residential units in four new towers varying from 5-16 storeys, and a six-storey extension to the top of Trade Tower.

Client Name: OptivoRLF Role: Employer’s Agent The project comprises of the construction of 41 affordable units that form part of the landmark Sky Garden development.The 36 floor tower project has been an eye catching addition to the London skyline, located close to Embassy Gardens and Nine Elms, and forming part of the Battersea regeneration plan.

Client Name: Ipsus DevelopmentsRLF Roles: Employer’s Agent, Cost Manager & Party Wall Surveyor

The works involved the demolition of an existing office building under separate contract and the subsequent construction of a basement building comprising nine luxury flats (8,600 ft²) above three floors of office space. This project was awarded the WhatHouse? GOLD Winner award for the ‘Best Apartment Scheme’.

Legacy Tower, Stratford, London

Client Names: East Thames Ltd and Telford Homes PLCRLF Role: Employer’s Agent The development included 24 apartments of local affordable housing, where our Employers Agents coordinated the delivery of the units for client L&Q.

The 32 storey tower project built out by Telford Homes has been an eye catching addition to the Stratford skyline, located adjacent to the original Olympic Park.

The project comprises circa 1109 new and replacement homes, including circa 256 affordable homes in a range of tenures plus the refurbishment of 29 Grade II listed bungalows. The circa 8,600 ft² of new and replacement non-residential floor space, together with associated car parking, alterations to estate roads, access provision, amenity space and landscaping.

Client Name: Cunninghame Housing AssociationRLF Role: Cost Manager

The redevelopment of the former Lockerbie Academy site which will provide 45 new affordable houses on behalf of Cunninghame Housing Association. Forming a key gateway to the town of Lockerbie, the proposals for the brownfield site consists of a mix of semi-detached and terraced two storey housing, alongside cottage flats and amenity bungalows.

Mixed tenure development of 36 affordable units, located on the former BRE site between Watford and St. Albans and forms part of the area’s wider regeneration plan.

Client Name: The Hyde GroupRLF Role: Project Manager The redevelopment will boast 120 new residential units, including 60 new houses and 60 flats, a third of which will be considered affordable.A 70-bed hotel, supermarket and a riverfront cafe are also to be incorporated within the scheme, plus shops and offices, together with new public open spaces and an improvement to the riverside footpath.

Conversion of a 39,000 ft² three-storey office block to 48 residential units, including a full window replacement, façade improvements, associated ancillary works and extensive landscaping scheme. Designed simplistically with natural finishes, featuring timber flooring throughout and traditional window profiles and repair / remedial works to original brickwork, while incorporating bespoke cantilever balconies.

Client Name: Cunninghame Housing AssociationRLF Role: Cost Manager The site will accommodate 126 houses with Phase one providing 47 homes, Phase two providing 43 homes and Phase three providing 36 homes.The development, due for completion by June 2021, comprises of a range of eight house types spread over a 37,000 ft² area, formerly occupied by the Halcrow Greyhound Stadium.

The project won a RIBA South & South East 2017 Award and was nominated for a RICS Award in the South East category. The build was also awarded overall winner of The Daily Telegraph Homebuilding & Renovation Design Awards 2016, as featured in Charlie Luxton’s Homes by the Sea on More 4.

The 2.2 hectare site sees the expansion of the University’s Moulsecoomb campus, with development on the Preston Barracks site and adjoining university land comprising 1,316 student beds, new academic buildings, 350 new homes and 25,000 ft² of retail space. Additionally, the development of the Central Research Laboratory, a 55,000 ft² commercial building for start-ups and SMEs in the high-tech manufacturing space.

Aylesbury Estate,London

Client Name: Notting Hill Housing TrustRLF Roles: Principal Designer & CDM

This first phase of works will see the demolition of eight 70s style housing and high-rise blocks being decommissioned and demolished over a period of two years. This will make way for the construction of around 830 homes, which are planned to take up to six years to complete.

Regeneration comprising 80 council homes on the site of a former playing field/recreation area. The development of 99 flats and houses on the site of the former Smithfield Primary School.

The project was designed to provide contemporary, all-purpose homes for residents in the city who are struggling to meet private rents and struggling to find suitable accommodation.

Building Surveying When making decisions relating to property investment, development or maintenance, comprehensive and accurate supporting information is essential.

RLF’s team of building surveyors operate across the UK and provide a broad range of investigative and advisory services to property owners, occupiers, investors and developers. Clients who are looking for greater flexibility and control over programme efficiency, quality and construction risks, may consider a consultancy approach to a directly managed construction delivery through Construction Management. This requires the whole team to actively ‘manage’ the risks associated with the construction process (that are retained by the client) to maximise flexibility, adaptability and opportunity for the benefit of the client.
