KROGER MARKETPLACE MAKES ITS MARK.
NewQuest opens Kroger’s newest concept in Texas and Louisiana
Kroger’s 123,000 SF Marketplace store is a multi-department
store offering full-service grocery, pharmacy, fresh foods,
and general merchandise. Each of these stores will also
feature a Kroger Fuel Center.
The Marketplace concept was first introduced in Texas
in 2009. Three additional Kroger Marketplace stores opened
last year in Katy, North Richland Hills and in Bartonville,
Texas. NewQuest welcomes several new Kroger Marketplace
stores this year, beginning with Fairfield Marketplace, which
opened in January 2016. Three more Marketplace stores are
slated to open by the end of the year. In addition, the first
NewQuest developed store in Louisiana will also open in
2016.
The Marketplace concept differs from the traditional
Kroger Signature Store concept by offering the following
departments:

MARKETPLACE AT NINETY-SIX League City, Texas (Coming Soon)
NewQuest began construction on the first phase of
Marketplace at Ninety Six, a Kroger-anchored development
on 36 prime acres in League City. Western League City
has become a development hotspot, with the completion
of infrastructure projects geared toward facilitating
new growth.
Site work is underway at the intersection of TX 96/
League City Parkway and Hobbs Road, less than one mile
west of Interstate 45. The first phase will be positioned on
18.8 acres at the southeast corner of the intersection. The
123,000 SF Kroger Marketplace and 25,900 SF of small shop
space are slated to open in October 2016.
The site is two miles north of the first Cabela’s in
South Texas and midway between downtown Houston
and Galveston Bay and also neighbors a YMCA with
2,600 families on its membership roster. Demographics
within a two-mile trade area include an average annual
household income of $109,648 with a median age of 33. Key
to the site’s development strength is its location in Clear
Creek ISD, a top-ranked educational system attractive to
a growing residential population with strong disposable
incomes.
To date, Great Clips, a nail salon, T Jin’s China Diner,
League City Eye Center and El Dorado Mexican Restaurant
have pre-leased in-line space. The tenant base will be
focused on community needs, including quick-service
and casual dining restaurants, medical services and financial
institutions.
FAIRFIELD MARKETPLACE Cypress, Texas
The 22-acre Fairfield Marketplace development is situated at
the main entrance to one of northwest Houston’s strongest
master-planned communities, Fairfield, in Cypress, TX.
An eight-story Memorial Hermann Hospital is now under
construction immediately east of the project. Fairfield
Marketplace serves as the most convenient grocery store
for the 5,800 households in the Fairfield community. It
features a new Kroger Marketplace store, several pad sites,
approximately 30,000 SF of retail space and professional
office building.
Fairfield Marketplace is also located less than 2 miles
from the newly opened Grand Parkway and Simon Outlet
Mall.
SHOPS AT KATY RESERVE Katy, Texas
Thousands of West Katy residents are now shopping and
dining at the first grocery-anchored center in the heart of
their community, the Shops at Katy Reserve. The Kroger
Marketplace-anchored property opened October 2015 and
is located one-half mile south of Interstate 10.
The 39.8-acre Shops at Katy Reserve is situated on the
east and west sides of the FM 1463-Spring Creek Boulevard
intersection, one of the highest growth areas in the Greater
Houston metro and the nation. NewQuest has leased over
98% of the project’s 156,998 SF phase one and is rapidly
pre-leasing Phase Two’s mix of restaurant, retail and ground-
lease pad sites.
Coming on-line in tandem with Kroger on the western
side of the development will be 24-Hour Fitness, First
Choice ER, Wendy’s, Pet Supermarket, Great Clips and
Vision Source.
The project is surrounded by the single-family
communities of Reserve at Katy, Firethorne and Woodcreek
Reserve. To support the high-density residential
development in the western sector, the acclaimed Katy
ISD has opened a high school, junior high and elementary
school, all located within one mile of the Shops at
the Reserve.
LANTANA TOWN CENTER Bartonville, Texas
This new 123,000 SF Kroger Marketplace anchored
development is the retail component of Republic Property
Group’s Lantana master-planned 1,780-acre golf course
community in Denton County. Phase II of Lantana Town
Center, which will incorporate restaurants, office space and
retail , is now pre-leasing.
The Lantana Master Planned Community, awarded
Community of the Year by the Dallas Builder’s Association,
will have more than 4,000 homes at build-out. Located less
than 15 miles north of the DFW Airport, Lantana is an up-
scale neighborhood known for its affluent households.
Hollywood Feed, Tokyo Samurai and The Tutoring
Center recently joined Lantana Town Center. Starbucks,
Dickey’s BBQ and MedSpring are opening soon.
NORTH TARRANT MARKETPLACE N. Richland Hills, Texas
This Kroger anchored center is already off to a strong start
with limited remaining availability for additional tenants. The
development consists of eight pad sites, Jr. box space and
a Kroger fuel station. Chick-Fil-A, Whataburger, Wendy’s,
Chef Blythe’s Southern Bistro and Tokyo Sushi are just a few
of the tenants in this development. LA Fitness is coming
soon.
North Tarrant Marketplace is a 220,219 SF development
which sits on the border between Colleyville and N. Richland
Hills, Texas at N. Tarrant Parkway and Precinct Line Road. The
surrounding community boasts above-average household
income demographics.

Construction is underway
to develop a $75 million
community lifestyle center, Stableside at Falcon Landing,
on the last remaining commercial tract of the King family’s
704-acre Arabian horse farm in Katy, Texas.
The property, which contained 1980s-era structures,
was the homestead of the late W.K. “Buck” King, a developer,
businessman and rancher who moved to the Houston area
from Kansas in 1935. Scraping of the 34.4-acre landmark site
has begun.
Located in the bullseye of the west Katy and Fulshear
trade area, a 102,473 SF Kroger Signature store will anchor
the first phase of Stableside at Falcon Landing, which will
front Katy’s Gaston Road between Greensbusch Road and
Falcon Landing Boulevard. Phase I includes 28,700 SF of
inline retail space, a 7,350 SF multi-tenant building and four
pad sites, each roughly one acre. The first phase will include
restaurants, salons, pet stores and the flagship location
of a publicly traded bank planning a two-story prototype
project.
New Community Lifestyle Center Coming to Katy
Phase II will be the project’s “destination” component,
featuring a 39,000 SF theater and oversized shared green
space with patio seating, architecturally inviting shade
elements and a water feature. Mick Granlund of Dallas-
based O’Brien & Associates Inc. is the lead architect.
Opening in December 2016, the center’s grocery
and entertainment anchor base will attract shoppers
from the numerous high-income neighborhoods that are
easily accessed by Gaston Road, Greenbusch Road, and
Falcon Landing Boulevard. The trade area boasts 100,000
residents, of whom 70% are college graduates.
Stableside at Falcon Landing is equidistant to
Interstate 10, Grand Parkway, Westpark Tollway and FM
1463. Located directly across the street is Katy ISD’s
6-A Tompkins High School, which has well-attended
athletic and extra-curricular events and the capacity for
4,500 students.

The future NewQuest developments of Grand Morton Town
Center and Grand Parkway Town Center are located along
the newly opened extension of the Grand Parkway (State
Hwy 99) just west of Houston, Texas. At completion, this
180+ mile circumferential scenic highway will traverse seven
counties and encircle the Greater Houston region. The now
completed portions of the Grand Parkway serve as a natural
thoroughfare for people traveling to and from Cypress and
Sugar Land to Katy and into the Energy Corridor. Grand
Morton Town Center and Grand Parkway Town Center will
directly benefit from the increase in commuters traveling
the Grand Parkway.
GRAND MORTON TOWN CENTER Katy, Texas
Grand Morton Town Center is surrounded by a residential
market with the highest growth in the country. The abundance
of land tracts for residential development and acclaimed Katy
ISD have been the catalysts for growth.
The center will be anchored by a Kroger Marketplace, a
Walmart, 150,000 SF of retail space and 20 pad sites.
Comprised of 85 acres, Grand Morton Town Center sits at
both the northeast and southeast corners of Grand Parkway
and Morton Ranch Road in Katy, Texas.
GRAND PARKWAY TOWN CENTER Tomball, Texas
Grand Parkway Town Center will feature 370,072 SF of
retail and 15 pad sites fronting Hwy 249 and Grand Parkway.
The site is located just 13 miles from the new 385-acre
Exxon Mobil World Headquarters which is designed to
accommodate 10,000 employees at final completion. The
project will be anchored by both a large scale grocer and
a wholesale club, and will be bordered by Grand Parkway,
Hwy 249 and Boudreaux Road.
GRAND PARKWAY AREA DEVELOPMENTS
Firm. Negotiations are underway for more than 100,000 SF
of additional retail space, which will bring an unprecedented
level of amenities, services and options to the Baytown /
Mont Belvieu market.
CYPRESS VILLAGE STATIONCypress, Texas
Cypress Village Station is a unique center that combines living,
shopping and transportation all in the same development at
the northeast corner of Highway 290 and Skinner Road in
Cypress, Texas. As the first transit-oriented development in
the Houston area, Cypress Village Station includes 79,550
SF of retail, a 1,500-space parking structure, 40,000 SF of
office space and 273 luxury apartments located above the
retail and office space.
Rico’s Mexican Grill recently opened at Cypress Village
Station and occupies a prime space with excellent Hwy 290
signage.
Young Leaders Campus leases more than 8,000 SF
on the second level at Cypress Village Station. Anothai
Thai Cuisine and Hannah’s Cafe now provide additional
dining options.
As the first “public/private partnership”, Metro operates
its Park & Ride facility at Cypress Village Station. With a
four-story shared-use garage, this development captures
a steady flow of commuter traffic making it a convenient
destination shopping center for the area.

HOUSTON AREA DEVELOPMENTS
CHAMBERS TOWN CENTERBaytown, Texas
Chambers Town Center is the first major retail center in east
Houston’s expanding Baytown/Mont Belvieu community. The
regional center will ultimately have 350,000 SF of new retail
anchored by a Walmart superstore and other big box brands.
The regional center capitalizes on the area’s
growing workforce and population, which have seen
exponential increases in conjunction with the area’s multi-
billion-dollar refinery expansions. The development
site has excellent visibility and access to Interstate 10,
offering one of the strongest retail opportunities in
the market.
NewQuest has established the foundation for a well-
rounded tenancy. Signed tenants to date are Showbiz Cinemas,
Freddy’s Frozen Custard and Steakburger, Whataburger,
Chick-Fil-A, Methodist Hospital, Sport Clips and Mattress

Stone Hill Town Center Area Updates
• Hawaiian Falls Water/Adventure Park
This 25 acre, $21M location adjacent
to Stone Hill Town Center is the
largest park to date by Hawaiian Falls
and draws approximately 300,000+ visitors annually.
• A $210 million Arista Data Center on 50 acres of land
will be located diagonal to Stone Hill. The 500,000 SF
campus will host up to six buildings, and is expected to
bring at least 170 jobs to the community over 10 years.
• Orion Stone Hill - a large Class A, 370 unit
Mediterranean style, multi-family project is located
adjacent to the development. Additional multi-family
units have started construction in Phase II.
CENTRAL TEXAS DEVELOPMENTS
NEW BRAUNFELS TOWN CENTER AT CREEKSIDENew Braunfels, Texas
The growth at this development does not show any signs of
slowing down. The newest phase, consisting of 260,000 SF,
is the size of many new developments across the country.
This 600-acre shopping center development already hosts
national retailers such as Target, Best Buy, JC Penney, Ross
Dress For Less, Petsmart, and Dick’s Sporting Goods. Ulta
Beauty and Cosmetics, TJ Maxx, Spec’s Liquors and Fine
Foods, Belk, Hobby Lobby, Five Below and Charming Charlie
are also now open. Willie’s Ice House, CBQ Smokehouse, Las
Palapas, Newk’s and Shogun Japanese Grill and Sushi Bar
were added to the already impressive mix of well-known
restaurants open in Creekside.
STONE HILL TOWN CENTERPflugerville, Texas
Stone Hill Town Center’s tenant mix is vibrant and growing
steadily. The most recent phase added 157,000 SF to the
existing 750,000 SF. Anchor tenants now include At Home
by Garden Ridge, Cinemark Theater, 24 Hour Fitness, Home
Depot, Dick’s Sporting Goods, a 184,000 SF SuperTarget,
Bealls, Ross, St. David’s Emergency Center, Petco, Office
Depot and Best Buy.
LONE STAR STATE OF THINGS: Central Texas
This 196-acre master-planned development welcomed
new tenants including Kirkland’s, The Children’s Place,
Hallmark, Charming Charlie’s, The Salons at Stone Hill,
LaVida Massage and many more. The center will ultimately
comprise 1,000,000+ SF of retail space, as well as a hotel
and professional offices. Stone Hill Town Center is located
12 miles northeast of Austin at the southwest corner of State
Highway 130 and State Highway 45. State Highway 130 is
a toll road now runs from Austin to Interstate 10 in Seguin,
just east of San Antonio. This is the first 85 MPH highway
in Texas.
BRAZOS TOWN CENTERRosenberg, Texas
Brazos Town Center is an award winning 546-acre master-
planned development that integrates 2,000,000 SF of
retail and entertainment with single family, multi family and
senior living - all interconnected with parks, trail systems,
lakes and fountains. The development landed in a tie for the
30th largest shopping mall in the nation by Esri Information
System.
The list of 110 tenants at Brazos Town Center is impressive
including: Target, The Home Depot, Academy, Hobby Lobby,
Cinemark Theaters, JC Penney, Best Buy, Marshall’s, Michael’s,
Ulta Cosmetics, Charming Charlie, Memorial Hermann and
Specs Liquor and Fine Foods. Home Goods joined the center
as well. Additionally, Kroger operates its 123,000 square foot
Marketplace store - one of their first to open in Texas.
Perry Homes and DR Horton occupy the single-family
development portion of Brazos Town Center. Dolce Living
is currently leasing Phase II of their multi-family project at
Brazos Town Center. Kilday Realty constructed an 80 unit
senior living development for adults 55 and over in Phase I of
the development.
Brazos Town Center was designed to be an integral
part of its surrounding communities. The project received a
Retail Landmark Award by the Houston Business Journal. The
Landmark Awards recognize commercial real estate projects
and developments that make significant contributions to the
Houston area landscape.
The center is located at Hwy 59 and FM 762 in Rosenberg,
Texas and has unique accessibility from Highway 59, FM 762
and Reading Road.

CARROLLTON TOWN CENTER Carrollton, Texas
A $7MM redevelopment of an existing 154,000 SF center,
Carrollton Town Center is anchored by a new 50,000 SF 99
Ranch Market grocery store and features extensive common-
area enhancements and contemporary storefront upgrades
designed to create an exciting destination to shop and dine.
Carrollton’s Town Center’s anchor, 99 Ranch Market, is
the country’s largest gourmet Asian supermarket chain, with
over 40 locations in California, Nevada, Washington and
Texas. The Carrollton location is its second store in the DFW
market and its 4th in Texas.
Current and future tenants at Carrollton Town Center
include Daiso, Gen Korean, Kula Sushi, Hanabi Ramen, Kung
Fu Tea, Todays’ Comfort, Snowy Village and Dan Sung Sa.
Carrollton Town Center is located at the southeast corner
of President George Bush Turnpike and Old Denton Road.
The location is significant in that more than 95,000 cars
per day travel President George Bush Turnpike. The active
population within the trade area is an impressive 623,000+
people.
NewQuest also closed on the southwest corner, which
will add a professional office building and several pad sites
to the development.

“This is a huge win for us.
We’ve been chasing this deal for three years,” says Heather
Nguyen, Director of Business Development. “And, 85°C is
only coming to Texas because of Carrollton Town Center.”
The 85°C Bakery Cafe chain has more than 800 stores
in China, Australia, Hong Kong, the U.S. and its homeport
of Taiwan. Serving specialty espresso coffee made from
premium Guatemalan beans and gourmet desserts, the cafe
offers as a five-star experience at not so five-star prices. Its
philosophy is coffee’s flavor is best maintained at a steady
temperature of 85°C, thus giving birth in 2004 when the
first store opened in Taipei, Taiwan, to a now-established
name. Its U.S. focus, until now, has been California, where
it’s opened 10 stores since 2008.
The cafe feature more than 60 varieties of freshly baked
items. The menu includes decorative cakes, pastries and
freshly baked loaves of Japanese, Taiwanese, European-
style, Danish and gourmet breads and rolls as well as
specialty teas of hot, iced and frozen treats.

LOUISIANA’S LATEST
CAMP FORBING MARKETPLACEShreveport, Louisiana
Currently under construction, Camp Forbing Marketplace
is NewQuest’s first development in Louisiana. Along with a
123,000-SF Kroger Marketplace, a proposed state-of-the-
art YMCA facility will anchor the project.
The development site is part of the 47-acre Camp
Forbing, which has been owned/operated since 1945 by the
YMCA. The center will bring vibrant retail and restaurants
as well as a two-story office building to an under-served
area of Shreveport. Site work has begun at the northwest
corner of East Flournoy Lucas at Ellerbe Road.
The design of Camp Forbing Marketplace offers a
unique planned development incorporating key elements
of a community center with interconnected lighted
pedestrian walkways and outdoor seating surrounded by
natural landscaping. It will be the first commercial Planned
Unit Development in the city. The design is the result of
collaboration with Shreveport officials and community
leaders. Camp Forbing Marketplace is scheduled to open in
late 2016.
