Dear Planning Department:
This letter of intent is being submitted with the rezoning application of Billy andBrenda Ewing, the owners of 1.466 acres located at 2391 Parkwood Road in GwinnettCounty, Georgia, and the Applicant in this case. The subject property consists of oneparcel. The owners/Applicant propose to develop on the subject property acommercial/retail center as shown on the site plan filed herewith. To effectuate theproposed development, the Applicant requests that the property be rezoned ITomitscurrent R-l 00 zoning classification to C-2. The proposed development will consist ofone building, containing 10,000 square feet with a resulting density of 6,821.28 squarefeet per acre. The building will be a one-story building, and the number of parking spacesprovided for on the site plan is 46.
The property is located at an established commercial node at the intersection ofCenterville Highway and Parkwood Road. The proposed development is consistent withother uses within the area where it is located. The Applicant therefore respectfullyrequests your approval of the rezoning application and is available to meet with you todiscuss any questions or concerns that you may have.
