The Time Should Be Now to Raise Prices! Well informed owners and realtors can help tremendously to improve all property values throughout the Island. This year average sales prices in all three categories are down although sales have remained constant. Currently three homes are under contract that were listed at $1,945,000, $3,495,000 and $4,750,000, which will bring up the average home price.

The big drop in average sales price for homesites in 2015 is due to the fact that in 2013-2014, I sold five oceanfront homesites, but this year the most expensive homesite sold was a 2nd row homesite that I sold for $775,000. The average price of condominiums has decreased as there have been less oceanfront condominium sales than normal.
