How to use this section of the report:

As the adage goes, 'you can't choose your neighbours', however, it can be useful to

understand who lives in the area, check if a property is associated with any type of

business and cross reference who you know an occupier to be with public data.

Knowing who resides at the property can help

indicate if the owner has tenants or lodgers. If this

report shows there are registered residents at the

property, different to your expectation it's worth

querying the terms of the tenancy or lodgings

including notice periods and expectations of them

when their tenancy ends i.e. cleaning, inventory

etc. You want to be sure that you don't inherit any

issues from an existing tenant and a property you

are interested in will be vacant when you are

expecting it to be.

It's also important to know if the property is or

has ever been, used as a business premises and if

so what this is/was. Bearing in mind that there is a

legal requirement to publish a registered business

address it might be something you feel you want

to investigate further and is always worth raising

further queries with the sales agent.
