EXECUTIVE SUMMARY OF THE REPORT

M/s. MANOJBHAI ARVINDBHAI GANDHI is planning to construct a project of “Central Bazzar Veneziano” at T. P. S. No: 1, R. S. No: 53/1, O. P. No: 71/1, F. P. No- 130, Vesu, Surat, Gujarat. The commercial complex will be constructed on the private land. Around 5,603.00 m2 land will be utilized for the proposed project. The proposed construction will be done in 22,957.53 m2 of area.

PROJECT COST Cost of the proposed project is Rs. 100.0 Crores. REQUIREMENTS FOR THE PROJECT Land: Around 5,603.00 sq. m. land will be utilized for the proposed constructed project. The commercial complex will be constructed on the private land. Water: During construction phase approx 10.0 KLD water will be utilized for the domestic purpose and for construction activity, which will be sourced from Surat Municipal Corporation. During Operational Phase water requirement will be 201.4 KLD for Domestic purpose only, which will be sourced from Surat Municipal Corporation. Electrical Energy: During Operational Phase total power requirement will be 2500 KW. Power supply shall be met from Gujarat Electricity Board (GEB). In case of power failure, one no. of 500 KVA of D. G. Set will be provided WASTE WATER GENERATION AND ITS TREATMENT:

During construction phase 3.6 KLD water will be utilized which will be disposed off through Soak Pit/Septic Tank system. During Operational Phase Domestic waste water shall be generated i.e. 161.12 KLD which will be disposed off through SMC drainage line. SOLID WASTE GENERATION AND ITS DISPOSAL METHOD

Door to Door solid waste collection system is existing in whole Surat city. That will be provided at project site also. GREEN BELT DEVELOPMENT

Green Belt area shall be developed at plot boundary and road side. Around 1,848.99 m2 will be used for the green belt development.

CHAPTER – 1

INTRODUCTION OF THE PROJECT

1.1 IDENTIFICATION OF PROJECT AND PROJECT PROPONENT

The proposed project is construction project of “Central Bazzar Veneziano” at T. P. S. No: 1, R. S. No: 53/1, O. P. No: 71/1, F. P. No- 130, vesu, Surat, Gujarat.

The proposed Low Rise commercial complex project is developed by M/S. MANOJBHAI ARIVINDBHAI GANDHI. The Registered office is located at synergy house, near ICICI bank, kargil chowk, piplod Surat - 395007, Gujarat. Proposed project having capacity and facilities as per the mentioned below: A. 1.2 DESCRIPTION OF THE PROJECT

The proposed project is construction project of “Central Bazzar Veneziano” at T. P. S. No: 1, R. S. No: 53/1, O. P. No: 71/1, F. P. No- 130, Vesu, Surat, Gujarat.

1.3 NEED FOR THE PROJECT

The present scheme named as Central Bazzar Veneziano is located at T. P. S. No: 1, R. S. No: 53/1, O. P. N0: 71/1, F. P. No-130, Vesu, Surat, Gujarat.

The present scheme is aimed to provide opportunity to increase the business by introducing entirely new way of doing things, veneziano is pioneering concept, which integrates the beauty and elegance of classical Europe with modern marketplace.

Further, Veneziano is place where people shop, play and stay together. It’s a place to inspire and create, meet and relax, entertain, share and compare, talk and grow.

1.4 EMPLOYMENT GENERATION

As proposed project is commercial complex, it will generate employment for local labours and manpower. Approximately 100.0 nos. of workers will be engaged in the construction work.

CHAPTER – 2 PROJECT DESCRIPTION

2.1 TYPE OF PROJECT

The proposed project is commercial complex project of Central Bazzar Veneziano at T. P. S. No: 1, R. S. No: 53/1, O. P. N0: 71/1, F. P. No-130, Vesu, Surat, Gujarat.

2.2 LOCATION OF THE PROJECT WITH COORDINATES

Proposed project is located at T. P. S. No: 1, R. S. No: 53/1, O. P. No: 71/1, F. P. No-130, Vesu, Surat, Gujarat. Proposed project site is located at 21°09'02.47"N latitude and 72°46'35.14"E longitude. General location of the proposed project is shown in the below mentioned figure:

2.3 SELECTION OF THE PROPOSED PROJECT SITE All the physical infrastructure facilities like water supply, Drainage & storm drain are planned on this road. So all proposed infrastructure facilities will be available from this road and city level infrastructure facilities will be available at relocation site. 2.4 SIZE OF OPERATION

Proposed project is the construction project of ‘Central Bazzar Veneziano’ having land area is around 5603.00 m2 with built up area 22,957.53 m2. 2.5 RAW MATERIAL REQUIREMENTS

Construction materials i.e. cement reinforced steel, sand, Coarse Aggregate, bricks etc. will be procured from the local market as per requirements. Approximate Quantities are mentioned below table: TABLE 2: RAW MATERIALS REQUIREMENT

2.6 AVAILABILITY OF WATER ITS SOURCE & POWER REQUIREMENT ITS

SOURCE 2.6.1 WATER REQUIREMENT AND ITS SOURCE The main source of water supply is river Tapti. Treated Water will be supplied from SMC water. During Construction phase source of water will be S.M.C. Total water requirement for the proposed project during operational phase will be 201.4 KLD. 2.6.2 POWER REQUIREMENT AND ITS SOURCE

During Construction total power requirement will be 100 KVA and source will be GEB. In case of power failure, one no. of 50 KVA D. G. Set will be provided.

During Operational Phase total power requirement will be 2500 KW and source will be GEB. In case of power failure, one no. of 500 KVA D. G. Set will be provided. 2.7 QUANTITY OF WASTES TO BE GENERATED AND THEIR DISPOSAL

During Construction Phase domestic waste water of around 3.6 KLD generated which will be disposed off through Soak Pit/Septic Tank system.

During Operational Phase around 161.12 KLD shall be generated which will disposed in SMC drainage. The solid waste management is one of the key considerations in the area. Door to Door solid waste collection system is existing in whole Surat city. That will be provided at project site also.

CHAPTER – 3 SITE ANALYSIS 3.1 CONNECTIVITY

Proposed project is located at T. P. S. No: 1, R. S. No: 53/1, O. P. No: 71/1, F. P. No-130, vesu, Surat, Gujarat. Transportation facilities to access various markets are readily available.

Both skilled and unskilled labours are easily available in the area.

The choice of the site is appropriate from the point of view of raw materials availability and the site is located at prime location from the point of view of real estate scenario.

3.1.1 Road Connectivity

Udhana Magdalla Road is around 0.18 Km in north direction from the proposed project site.

3.1.2 Rail

The Area is well connected by Railway. Surat Railway Station is approximately 9.00 Km from proposed project site in North East direction.

3.1.3 Airport

The nearest airport is Surat at approximately 2.50 Km from the proposed site in South West direction.

3.1.4 Communication

The site has access of telephone, internet and mobile connectivity.

3.2 LAND USE AND LAND OWNERSHIP

The commercial complex is almost constructed on the Private Land. The complex to be built will be on the private land which has already been acquired.

3.3 LAND USE PATTERN

Land is non agriculture. Details of land use are given in the following table:

3.5 SOIL CLASSIFICATION For the proposed project, soil testing has been carried out.

CHAPTER – 4 PLANNING BRIEF 4.1 PLANNING CONCEPT

The proposed construction project of Central Bazzar Veneziano at T. P. S. No: 1, R. S. No: 53/1, O. P. No: 71/1, F. P. No-130, Vesu, Surat, Gujarat.

4.2 POPULATION PROJECTION

The proposed construction project is ‘Central Bazzar Veneziano’ at T. P. S. No: 1, R. S. No: 53/1, O. P. No: 71/1, F. P. No-130, Vesu, Surat, Gujarat. During construction period approximately100 Nos. man power were required per day.

4.3 LAND USE PLANNING

For the proposed project Green Belt area development is going on at plot boundary, road side and Stretch of open land. Detailed plan layout is attached as Annexure – I. Detailed land use breakup mentioned in the below mentioned table:

4.4 ASSESSMENT OF INFRASTRUCTURE DEMAND

Surat is referred as the commercial capital of the Indian state of Gujarat. Surat is one of the fastest growing cities in India with a population in 2010 nearly the double of that in 2001. Surat is widely regarded as one of the cleanest cities in the country with the city proper being the third cleanest city in India. The city is located 306 km south of state capital Gandhinagar, and is situated on the left bank of the Tapti River. The city is largely recognized for its textile and diamond businesses. It is also known as the diamond capital of the world and the textile capital of India. 92% of the world's diamonds are cut and polished in Surat. It has one of the highest GDP growth rates in India at 11.5% as of 2008.

As Surat is gradually expanding as a metropolitan city Real Estate sector is also growing in and around region of Surat, so various areas in outskirts of Surat have been included in the city limit. Thus the demand of commercial complexes is also increasing with leaps and bounces.

Around 1,848.99 m2 will be used for the green belt development. 5.4 CONNECTIVITY The proposed project site is well connected with the road, railway and air. 5.5 DRINKING WATER SOURCE The main source of water supply is river Tapti. Treated Water will be supplied from SMC water mains. 5.6 SEWERAGE SYSTEM 5.6.1 TYPE OF SEWAGE SYSTEM PROPOSED

Regular drainage line of NP3 class R.C.C. pipes will be laid on the internal roads of the developed site. This will be connected with regular sewer line, disposing the sewage water through S.M.C. drainage line.

5.6.2 NO OF SEPTIC TANKS, MANHOLE ETC. (WHICHEVER IS APPLICABLE) As regular drainage line reaching up to treatment plant is planned, no need of any septic tank. Manholes at regular interval of 30m will be provided. 5.8 SOLID WASTE MANAGEMENT The solid waste management is one of the key considerations in the area. Door to Door solid waste collection system is existing in whole Surat city. That will be provided at project site also. The segregation of wet and dry waste will also be adopted.

REHABILITATION AND RESETTLEMENT (R & R) PLAN

The commercial complex has constructed on the private land. There was no human population on the private land, so there was no need of Rehabilitation & Resettlement plan.

PROJECT SCHEDULE & COST ESTIMATES 7.1 PROJECT SCHEDULE Implementation of Project within a pre-determined time frame is an important factor for the success of a project. Timely implementation saves on various costs like interest, administrative overheads and helps to realize the goals as per pre-determined objectives. Implementation of Project involves co-ordination of different activities at various levels of the firm and amongst different outside agencies.
