827 Whalley Ave, New Haven, CT 06515
Offered for the first time ever! The spectacular one-of-a-kind 1913 West Rock Theater, designed bynoted architect CJ Bailey, is available. By 1920, it was eclipsed by the grand movie palaces being built indowntown New Haven, but with help from the City and the Westville community, it was re-imagined as aperformance space in 2010.Three years later, Lyric Hall received a Tavern License from the State of Connecticut, which *runs withthe land* and can be expanded to a full liquor license. Its second level, consisting of 2000 square feet, can be made into a luxury residential loft or artist studios.Any capital improvements to the building are eligible for Federal Tax Credits worth $40K. An outrightgrant of $30K is available through the Energy Efficiency Envelope Grant and a $30K matching grant forthe East Elevation has been pledged by the City of New Haven through its Facade Improvement GrantProgram. Another matching $10K for fixtures through Livable City Initiative is slated, making the grandtotal $110K.Don’t miss this rare opportunity to own a piece of New Haven History.
