MARKET OVERVIEW
Jesup, Georgia:
Situated in southeastern Georgia, the City of Jesup is the
county seat of Wayne County. Wayne County’s population
was estimated to be 29,808 people in 2018.
transportation:
The City of Jesup lies at the intersection of US 84, US 301
and US 341 (Golden Isles Parkway). US 84 has grown into
an east-west highway, from an eastern terminus at
Interstate 95 near Midway, Georgia to Pagosa Springs,
Colorado. From Brunswick, Georgia to Roscoe, Texas, the
highway is also known as El Camino East/West Corridor to
boost tourism and trade along the route.
A spur of US Route 1, US 301 runs the South Atlantic
states, from Delaware to Sarasota, Florida. Much of its
route parallels Interstate 95 through Virginia and the
Carolinas. At Jesup, US 301 crosses US 341/SR 27. Both
highways are four lanes.
Although signed north/south, US 341, which is also known
locally as the Golden Isles Parkway, travels diagonally
across southern Georgia. It connects the City of Jesup to
Brunswick and its port. Other primary routes include
Georgia Routes 23, 27, 38, 169 and 203.
The 1903 Atlantic Coastline train depot has been renovated
and serves as the Amtrak depot in downtown Jesup. In
addition to a passenger waiting room, it also serves as a
Welcome Center for the Wayne County Board of Tourism.

new offices. CSX and Norfolk Southern provide rail freight
service in the county.

Jesup is near several deep-water ports. It is only 42 miles
from the Port of Brunswick, and it is roughly 90 miles from
the port at Jacksonville, Florida. It is approximately 68
miles from the Port of Savannah. The Georgia Ports
Authority (GPA) operates two deepwater terminals in
Savannah, which serve a 26-state region. The Port of
Savannah is home to the largest, single-terminal container
facility of its kind in North America. It offers direct shipping
to more than 300 ports aboard over 50 ship lines. Over 100
motor carriers move freight into and out of the port.
The Cities of Savannah and Jesup and the State of Georgia
are destined to benefit from the major expansion that will
occur as a result of the expansion of the Port of Savannah.
Already one of the largest cargo seaport of the East Coast, the
port will only grow larger once the Savannah River dredging
project is completed, which allows the “PanaMax” size ships to
dock. This major new class of cargo ships are able to
maximize cargo space to transit the Panama Canal and will
have only limited number of accessible ports on the East
Coast at which they can dock.

The State of Georgia and the federal government authorized
over $700 million in funding to complete the Savannah
River dredging project and port expansion. The dredging of
the river should be complete in 2020 and, at that point, the
port will be able to handle the new ships to coincide with
the completion of the new locks at the Panama Canal. Many
national brands, shipping and logistics companies have
opened or are developing facilities to handle product
distribution across the United State from Savannah. Jesup,
along with many other cities within a one hour radius of
Savannah, have seen a major impact from the companies
that have chosen this region as a base of operations. Jesup
will also benefit from the construction traffic in Savannah
and its close proximity has produced demand for hotel
accommodations that spreads throughout the region as a
result of overflow from Savannah.
Only 39 miles from the Baymont Inn & Suites, the
Brunswick Golden Isles Airport offers Delta connections to
Atlanta’s Hartsfield Airport. Commercial flights are also
available at the Savannah/Hilton Head International Airport
(64 miles from the Baymont Inn & Suites). In 2018, it
served over 2,799,526 commercial passengers, which
represents a nearly 14% increase in passengers as
compared to the same period in 2017. Savannah/Hilton
Head also handles air cargo. In 2018, 9,262 tons passed
through the airport.
Further, Rayonier supports local forestry through its
purchase of timber. It supports approximately 1 million
acres of working forest in Wayne County and across the
Southeast.

Wayne County has a strong manufacturing base. Home to
two fiber lines producing both hardwood and softwood high-
purity cellulose specialties, Rayonier’s Jesup plant is largest
plant of its type in the world. It manufactures
approximately 330,000 metric tons annually. Rayonier
employs over 840 people and has an estimated economic
impact of $1 billion in the region.
Domtar Corporation acquired EAM, a division of Rayonier, in
2012. The company designs, manufactures, markets and
distributes a wide variety of fiber-based products including
communication papers, specialty and packaging papers and
adult incontinence products. It owns and operates a 71,000
square-foot facility with state-of-the art research campus
and production lines in Jesup.
Attracted by the paper mills in the region, Healthy Pet has
operated a facility in Jesup since 2004. It utilizes
byproducts and waste from the paper mills to manufacture
pet bedding and cat litter.
The Federal Bureau of Prisons operates the Federal
Correctional Institution, Jesup in Jesup, Georgia. It is a
medium-security facility with an adjacent low-security
satellite prison and minimum-security satellite camp. In all,
there are 1,580 inmates at these three facilities, and they
employ a staff of 350.

licensed for 84 beds. The Georgia Alliance of Community
Hospitals (the Alliance) named Wayne Memorial its 2019

Part of the Technical College System of Georgia, Coastal
Pines Technical College (CPTC) operates seven campuses
in thirteen counties in southeastern Georgia. Jesup is home
to one of the seven campuses. The college offers degree,
diploma and certificate programs, adult education, and
workforce development services.
Coastal Pines Technical College (CPTC), Jesup Test Center
was awarded Test Center Certification by the National
College Testing Association (NCTA). The rigorous criteria for
certification are based on the NCTA Professional Standards
and Guidelines, which were developed to guide post-
secondary test centers in the delivery of quality testing
programs. At this point, all three Coastal Pines Technical
College Test Centers have achieved this designation.

Fort Stewart, the largest Army infantry base east of the
Mississippi River, lies in Liberty, Long, Bryan, Evans and
Tattnall counties approximately 40 miles from Savannah
and 27 miles from Jesup. It is approximately 39 miles in
width (east to west) and 19 miles in length (north to
south).
Fort Stewart is home to tank, field artillery, helicopter
gunnery and small arms ranges. Most of these ranges are in
use year-round. Fort Stewart, together with Hunter Army
Airfield in Savannah, is home to approximately 21,000
active-duty military and over 3,500 civilians and National
Guard soldiers.
Fort Stewart is home to the Winn Army Community
Hospital, the largest medical facility in the southeastern
region. It has a Level IV trauma center with 25 bays. Winn
is home to the Warrior Transition Battalion, serving the
wounded and transitioning warriors from Georgia, South
Carolina, and Florida, as well as Puerto Rico and the US
Virgin Islands.
tourism:
Wayne County offers numerous outdoor recreational
opportunities. With more than 60 miles of river frontage in
Wayne County, the expansive Altamaha River is home to a
number of game species, such as largemouth bass. The
river is one of the premier catfish rivers in the Southeast,
and the Georgia state record for cat and for flathead both
came from the Altamaha. It is also a popular venue for a
variety of watersports such as boating, swimming, and
waterskiing.
Less than 10 miles from Jesup is the 250-acre Lake Grace,
a popular site for a variety of water sports. Further afield is
Lake Kenerly, where water skiing competitions attract
national athletes.
Four wildlife management areas (WMA) – Little Satilla,
Penholloway, Rogers Tract, and Sansavilla – provide
thousands of acres for outdoor recreation, including
hunting, hiking, and camping. These WMA’s are home to
whitetail deer, raccoon, migratory birds and waterfowl.
Birdwatching is another popular pastime.
Wayne County hosts special events tied to hunting, fishing
and other outdoor activities throughout the year. Among
them are the Altamaha River Run Canoe/Kayak Excursion
and the Fall Paddle, the Big Buck Jamboree and the Hog
Jam, the Catfish Tournament, and the Grand Slam Fishing
Tournament.

The former Leonard Carter house, located at 311 S.
Wayne St. in Jesup, is one of four local buildings on the
National Register of Historic Places. The other three are the
Wayne County Courthouse, located in Jesup's
Courthouse Square; the former John W.C. Trowell House,
located at 256 E. Cherry St. in Jesup; and the Ritch-
Carter-Martin House, located at U.S. 341 and Tillman St.
in Odum.
Much of Jesup’s development after the Civil War was tied to
the railroads. The train depot has been restored and is a
stop for Amtrak. On the west side of the tracks is the
Railfan Platform, a two-story platform that enables
railroad enthusiasts to safely train watch and take
photographs.
US 341, the Golden Isles Parkway, connects Jesup to
Brunswick and Georgia’s barrier Islands. Jekylll Island,
one of the barrier islands off Georgia’s southeastern coast,
was purchased by a group of millionaires in 1886 and
became their exclusive retreat for many years. In 1947, the
State of Georgia purchased the island from them, and their
former “cottages” became Jekyll Island’s Historic District.
The Jekyll Island State Park Authority now administers the
island, the Historic District, and its amenities.
In addition to a residential community, the island is home
to ten hotels, rental cottages, and supporting businesses.
Various amenities operated by the Authority include 63
holes of golf, a tennis center, miniature golf, bike rental, a
waterpark, an oceanfront soccer complex, a 55,000 square-
foot convention center, restaurants and a campground.
There are also bike paths, beach crossovers, a boat ramp,
and a small airstrip.
Nearby Savannah offers visitors a unique blend of history
and the present. In recent years, it has fired the creative
mind, resulting in the "The Book," Midnight in the Garden of
Good and Evil, a national best-seller and later, a movie. The
movie, Forrest Gump, also featured Savannah. In 1996,
Savannah hosted the Olympic yachting events and the pre-
game competitions. These events increased the city's
visibility across the nation and internationally.
Listed on the National Register of Historic Places, the
Historic District in Savannah spans 2.5 square miles,
making it the largest urban historic district in the nation. It
features more than 1,100 architecturally significant
buildings. The Victorian District is one of the nation's largest
collections of that architectural style.
