Gilles Betthaeuser’s BioGraphyGiles Betthauser is the President and CEO of AOS Studley. His entrepreneurial spirit and foresight fuelled his
ability to take a small Parisian company that specialised in space planning and grow it into a global organisa-
tion that today provides high-level occupier-focused real estate services. In 1999, Giles started to acquire and

CarreFour CaMpus (FRANCE)
Context :In 2010, Carrefour’s offices were scattered across16 different
locations in Ile de France (total area of 110,000 sqm). This situation
generated extra cost and inefficiency for the group, its activities
and competitiveness. When its Levallois office lease came to an
end in 2010, Carrefour decided to find a solution to consolidate
its Ile de France Headquarters functions on one site that would
become the Carrefour campus.
CarreFour (SOFIA, BULGARIA)
Context :Within the context of an urban development plan in Sofia (Bulgaria),
across an area of 240,000 sqm (including hypermarkets, shopping
centers, offices), Carrefour and its partner ETC decided to add
an outside project management team to their local team in order
to assist them. The second team was to act as representative of
the local team and give technical advice on the project, including
building construction and annexed works (such as tunnels, elec-
trical substations, public transmission lines and other networks…).
objectives :• Support Carrefour during all the phases of this emblematic
project in terms of size and location, aimed at building
a Carrefour Headquarters for Bulgaria.
• Build the biggest office complex in Sofia
(70,000 sqm dedicated to the office part of the project).

Methodology :As the leases of the various sites had a range of termination dates,
AOS Studley proposed a two-part solution :
• Part 1 : Leasing of 3 new sites in Boulogne, Massy and Les Ulis
for 3 years.
• Part 2 : Building of an 80,000 sqm campus in Massy to be completed
in 2013, in order to accommodate all the Ile de France teams.
Methodology :Intervention as a technical consultant and project management
representative.
• Project carried out in conjunction with IPS, the local AOS partner
• Assistance to Carrefour and ETC all through the project by
assisting the local teams.

DaNoNe (UTRECHT, NETHERLANDS)
Context :Advice and representation of Danone’s interests in the entire deve-
lopment of the new Danone Innovation Centre at Utrecht Science
Park with offices, laboratories and a pilot factory.
objectives :• To create a unique Innovation Centre with an open and
transparent architecture and to support Danone’s ambitions
during all phases of the project from definition up to and
including the move.
• To act as a one stop shop in the defense of Danone’s
interests towards various parties in a multidisciplinary team
(commercial negotiations, technical knowledge and know-
how in the field of workplace innovation).
lear (RABAT, MOROCCO)
Context :The American automotive supplier ‘Lear Electronics Technology
Corporation’ decided to locate their 14,300 sqm production unit in
Technopolis Rabat-Salé. The development of the production unit
required an investment of 140 million MAD.
objectives :Casanearshore SA, an offshore and engineering division of Medz
Group and a subsidiary of CDG Development, is responsible for
building the future factory. AOS Morocco has been selected by
Casanearshore SA as the Project Manager to provide assistance,
support and to coordinate the completion of the project within the
agreed time and budget.
Methodology :• Development of building concept.
• Development of new office concept based on ‘Het Nieuwe
Werken’ (new ways of working).
• Advice and supervision of the design process
(construction and interior) from the end users’ point of view
(realistic solutions within budget possibilities).

Context :With the acquisition of another IT giant, Oracle started a consoli-
dation process to bring together employees from both companies
across the globe. In this context, AOS was given the task of helping
to relocate and consolidate a group of Oracle – SUN offices in
the EMEA region.

Context :On arrival at the head of Atos, the new CEO decided to reposition
the company, transforming the way it runs its business activity,
management style and image. Atos opted for a single site that will
support new company dynamics while providing one building for
the 4,500 company employees in the Paris area (initial situation :
9 sites totaling 90,000 m²). More than a real estate project,
the Atos Campus was and is a company transformation tool.

Context :In the context of the relocation of its Belgian Headquarters, Micro-
soft wanted to put into place an innovative workplace based on
flexibility and desk sharing.

Context :Compelled by a lease expiry to achieve a very tight programme,
Orange engaged AOS Studley, based on previous proven track
record, to ensure timely occupation of a ‘shell and core’ building.
AOS Studley was appointed to lead the interior fit-out works on
multiple floors of this landmark building. This process enabled a
variety of business groups, on multiple sites, to consolidate into
a single location.
objectives :• Rationalise multiple FT Group business services
(Orange, FT, Wanadoo) into a new landmark building.
• Consult with all teams. Fit-out offices & provide suitable
adjacencies and desirable ancillary functions
(such as conference suite and staff restaurant, coffee bars).

Context :SwissLife, one of the leading companies in the insurance sector,
wanted to consolidate all its teams previously located across
various sites onto a single site in Levallois-Perret. The main goal
was to improve efficiency as well as synergies among employees.
Swisslife also took advantage of this occasion to put into place
alternative ways of working (desksharing for some employees),
a first in the insurance sector.
objectives :• Help Swisslife find a workplace that was adapted to its needs
in terms of cost optimization, strengthening of team pride and
workspace flexibility.
• Accompany Swisslife employees throughout the project (needs
analysis, workshops, information about new ways of working,
site visits etc.).
