The Rental Criteria listed below explains the policies of this community with regard to qualifying standards which must be met by each adult applicant in order to be approved for residency. This community is operated under the Affordable Housing Program - Section 42 of the Internal Revenue Code and, in addition to the criteria shown below an applicant is required to meet certain income guidelines. This program is not a part of the Section 8 program; however, applicants with Section 8 vouchers or certificates may apply for residency. The rental application fee of $35.00 is non-refundable. Because there are no exceptions, it is important that you review this document carefully before submitting an application, making certain that to the best of your knowledge you meet the rental qualifications stated. A. Age: 1. All applicants must be of legal age. All parties 18 years of age or older are required to complete an application (17 years of age or older for Affordable Housing). Additional residents under the age of 18 years of age will be named on the lease and must meet the same criteria herein outlined. B. Identity Verification: 1. All applicants(and co-signerswhen applicable)are requiredto show a driver's license, passport,and/orgovernm~nt-issued photoidentification. C. Credit History: 1. Credit history will be verified by OneSite, a third party verification service. The applicant will receive a credit score based on statistical data such as payment history, number and type of accounts, outstanding debt, and age of accounts. Based on the credit score, the application will be accepted, denied or accepted with conditions. . Accepted: The applicant will be accepted with the standard deposits and fees. . Denied: Application will not be accepted. . Accepted with Conditions: The applicant may pay and additional deposit equal to one month's rent. (Some communities may accept a co-signer.) Applicants with no credit history mnst provide: . Proof of employment . (Other applicable regional policies) Resident of Foreign Countries: If the applicant has no social security number, the following will be required . Proofof foreigncitizenship; . And, written verification of employment or recent pay check stub; . And, proof of income OR additional deposit equal to three months' rent or payment of a deposit equal to three months' rent prior to move-in. D. Rental History: 1. A minimum of one year (12 months) verifiable rental history at current or previous residence. 2. Home ownership within the past five years 3. Evictions, moneys owed to previous residency, late payment history, home foreclosures, and/or non-renewal based on failure to comply with rules and regulations of lease may be subject to automatic denial. RENTAL CRITERIA FOR LINCOLNPOINTE LOFTS &APARTMENTS

Grand Peaks Property Management does not discriminate against persons based on race, color,religion, national origin, familial status, or disability. The Rental Criteria listed below explainsthe policies of this community with regard to qualifying standards which must be met by eachadult applicant in order to be approved for residency. E. Employment History:1. A minimum of six months verifiable employment.2. Self-employed persons must show proof of income.3. Military personnel, college students and retired persons must show proof of status.4. Additional income, such as child support, requires proof of payment.

F. Credit History:1. Credit reports will be processed on each applicant with approval or rejection based on

five years credit history.2. A minimum of 66% good credit is required.3. If the applicant is denied on the basis of credit, the applicant must contact the reporting

credit bureau.

G. Student Status:

The LlliTIC Program is designed to assist low and moderate-income applicants. It does notallow for the participation of households comprised solely of full-time students. Exceptionsto this rule are as follows:. Students receiving assistance under Title N of the Social Security Act.. Students enrolled in a job training program under the Job Training Partnership Act or

under other similar Federal, State or local laws.. Single parents and their children when such parent and children are not dependants ofanother individual.

. Married persons who have in the past filled a joint tax return.

H. IncomeVerification:*

1. If the application is accepted.or accepted with conditions, verification of income in anamount of 2.5 times the amount of rent per household will be required by one or more ofthe following:. Pay stub issued within past 30 days. Bank statement showing recurring pay deposits. Income tax retum(s). Letter from employer on company letterhead verifying income and employment. Additional income such as child support, requires proof of payment.

2. If unemployed, must provide verifiable proof of income or extra deposit equal to 3 timesthe amount of rent per month or a savings account with equal to or greater than 3 timesthe amount of rent per month.

3. Total verifiable bank balances (checking, savings, money market, certificates of deposit)held within a federally insured depository of at least 1 times the monthly rent.

.4. Payment in full of two month's rent plus the prorated portion of the current month's rentplus all apartment and pet deposits prior to move-in.

I. Occupancy:1. The following occupancy standards have been established for Grand Peaks communities:

a. Efficiency/Studio Two persons +1b. One bedroom/one bath Two persons + 1c. Two bedroom/one bath Four persons + 1d. Two bedroom/two bath Four persons + 1e. Three bedroom/two bath Six persons

J. Application Costs:1. An apartment deposit of $ 150.00 for a 1BR, $200 for a 2 BR, $250 for a 3BR2. An administration fee of$ 75.00

K. Pet Deposits:Adult pets over 1 years of age are accepted on the following criteria:3. A dog or cat is considered a pet. Weight cannot exceed 45 Ibs.4. A veterinarian certificate must be provided verifying the pet's age, weight and current

vaccinations.5. A $150.00 pet deposit and $150.00 non-refundable pet fee is due prior to move-in.6. A maximum of two of pets per apartment is allowed with a pet deposit and fee for each

pet.7. A photograph must be provided for each pet. Pets must be interviewed by the

management for temperament.8. A monthly pet fee of $10.00 for cats and $20.00 for dogs will be charged for the term of

the lease while pet occupies apartment.9. Assistive animals are not considered pets and are not subject to the above criteria.10. The following dog breeds are not allowed: Airedales, Akitas, Alaskan Malamutes,American Staffshire Terrier, American Bull Terrier AKA Pit Bulls, Chows, DobermanPinschers, German Shepherds, 6reat-Banes; Presa-Canarios, Rhodesian Ridgebacks,Rottweilers, Saint Bernard, Staffordshire Bull Terriers, Siberian Huskies, wolf hybrids andmixed breeds that include one of the above restricted breeds.

L. Automatic Denial. Applicants will automatically denied residency if:1. Unlawful detainer resulting in Eviction.2. A conviction of, or current charge offelony, or misdemeanor/unclassified record

involving theft, assault, intimidation, drug related, sex offense or weapon charges. Theinability to obtain a complete criminal background check.

3. Negative rental history.4. Insufficient application or inability to verify information provided.5. Falsification of any information entered on application forms.

M. Payments Prior to Move-In:All payments for rent, deposits, etc. due at the time of move-in must be paid bycashier's check or certified funds.

In keeping with our policy of confidentiality and privacy, we do not discuss individual reasons fordenial. If your application is denied, you will receive an Adverse Action Letter from our officevia the U.S. Postal Service. The letter will be mailed to the address listed on the application. Youhave the right to disclosure of the nature ofthe information on the reports if you make a writtenrequest to the consumer reporting agencies within 60 days ofreceiving the Adverse Action Letter.

**A resident may be accepted with conditions if there is a lack of rental, employment history or in theevent credit reflects less than 66% positive credit.
