1.0 Site Location
The site is situated on an existing CarPark along Durley Road Bournemouth.Durley Road runs North - South andconnects to Durley Chine Road linking theSite back to the A338 Westbourne -Ringwood Road.
This site is Close to Westcliff promenadeto the South providing walks and viewsover Poole Bay.
It has convient access to shops and localfacilities and is a short distance away fromBournemouth Centre and Beach's.
The Island site is surrounded by maturetrees and is mainly level.

The site falls within the centre of the WestCliff and Poole Hill conservation area andis in close proximity to two listed buildingsto the North on Durley Road.

The site is very well serviced with Busstops principally along West Cliff Road tothe South.

The site
SITE ACCESS
EXISTING CAR PARK
The site itself currently contains a CarPark which is accessed from HahnemannRoad. It is surrounded on all four sides bymature trees.
Durley Road South runs to the West ofthe site leading on to West Cliff Road.
The site is principally flat with a pedestrianfootpath surrounding it.
The type and style of Architecturesurrounding the site is a mixture of 4 -6storey large Victorian dwellings, many ofwhich have been extended or convertedto Hotel or Bed and Breakfast visitoraccommodation .

ContextThe streetscape is a mixture of pitchedand flat roof buildings of differing style andhight.
A mix of materials can be foundcontaining render, brick, tile and wood.

ConstraintsThe constraints and opportunities for thesite have been highlighted in the followingdiagram.
The principle Constraints include:
Existing TPO Trees surrounding the site
Root protection zones around the trees
Insular site set behind tree canopy
Reduced development area
Mixed architectural styles
Existing footpath to be retained.

During the site analysis and designprocess we undertook various studies oflocal architecture, principle architecturalfeatures and styles that could influenceour design ideas for such a scheme.
Our findings indicated that there appearedto be a common theme that occurred inmany buildings that were close to the site.
The three most prevalent architecturalelements could be demonstrated suchthat:
1) There were many architectural featuresthat gave a Horizontal expression to thestyle and form of Architecture.
2) There was a focus corner or part of thebuilding that was expressed vertically. thiscould have been either a feature tower,and change in roof height or a verticallyexpressed projecting element.
3) There was a rhythm to the verticalfenestration with large glazed windowsand openings set between horizontalbands.
There were many alternative architecturalstyles found in the area and it was difficultto replicate or reproduce a similar style onour site.

Additional analysis highlighted theposition of surrounding buildings werepr inc ipal ly pavi l ions set wi th in alandscaped setting. Many dwellings hadlarge green open spaces or were setbehind tall hedges or trees within theirown grounds.

3.0 Concept Design
Building orientation
Once the development area wasestablished, analysis of the optimumbuilding orientation was tested forsuitability taking into account Sunlightwind, proximity to other buildings andpotential views from the site.
Development potential
As part of our site investigations itbecame apparent that there were somesignificant trees on the site that needed tobe retained. This is turn meant that therewas a root protection area around eachtree el iminat ing the potent ia l fordevelopment around the tree.
Residential Parking
It was evident that the best location forthe site and residence entrance was byre-using the existing car park entrance.

We then started exploring the idea ofcurving the building to soften its potentialimpact and also to allow a panoramicview over the city and waterfront.
Once the building orientation had beenestablished we set about designing abuilding as a Pavilion or Villa set withinthe landscape. Our brief was to provide abuilding that was Elegant but also viable.
The building started as a simple efficientrectangle.

A parking strategy was then designed tofollow the footprint of the building setwithin a landscaped setting.
Continuous balconies were then addedaround the building to give theimpression of simplicity and also pick upon the horizontal architectural languagefound loca l ly in and around theBournemouth area.

The building was then stepped to besympathetic to it location and alsoaddress the street corner.
We then added another step to thebuilding to emphasis a vertical "tower"feature also found locally within thearchitecture of the conservation area. Inaddition the surrounding landscapebecame part of the design and set thebuilding into its Island setting.

The proposed massing of the newbuilding is broken up by stepping in heightfrom 4 stories to a tower towards the rearof the site.
Views from the site can be maximisedfrom the 5th storey. Therefore we haveposition our larger units from this levelupwards.
Views can be gained towards the seafrontand also from the rear of the buildingtowards the city.

The tallest part of the building wouldprovide a local landmark just visible fromabove the trees surrounding the site.
The building will not dominate the existingroad frontage and will be an elegantmodern form which will raise the qualityand presents to the local area.
The footprint of the building has beendesigned to be efficient and whichmaximises sunlight into the heart of thesite.
The curved parking arrangement alsoprovides interest and the opportunity forfu r the r p lan t i ng to enhance thelandscaped setting.

4.0 Alternative Massing Options
We then looked at different massingoptions to ascertain their suitability.
A) Was a stepping building with it'shighest point nearest the roundabout.
This we felt was too imposing on thestreet frontage and corner
B) Was similar to A) stepping with it'sorientation rotated
This we felt this again was to dominate tothe roundabout and neighbouringbuildings.
C) Again was a stepping building withit's highest point nearest the rear of thesite.
This we felt was too imposing on itsneighbours and could not fit into thedevelopment area given the rootprotection required from the treeson site.
D) This option was a lower rise option of5-6 stories. As the building was lower thefootprint became bigger to realise theamount of units required to make thescheme viable.
The result was a loss in parking spaces.Numerous layouts were designedhowever it quickly became apparent thata parking deck or basement would berequired. This was also felt unviable andwould give the appearance of a multistorey car park at ground level.

4.0 Alternative Massing Options
We then looked at simplifying andreducing the footprint shape to try andachieve a simple elegant building with asingle stair core.
We tested the design using variousbuilding heights to try and determine theirviability.
Typically a stepping 3-9 Storey buildingwould only provide approximately 36units. A 3-12 storey, 34 units and a 13storey Tower (no steps) would provideonly 26 units

The form of the buildings pays reference andis sympathetic it its locality and tries to makereference to existing architectural elementsfound locally. It was our intension not to simplycopy historic styles but improve and developarchitectural ideas in a modern way.
We have used horizontal elements at eachfloor level and provided a focus corner inwhich can be used as a reference point orlandmark feature. A simple use of materialsreinforce the quality and elegance for thisscheme.
