DESCRIPTION Located in the beautiful, unspoilt and undulating countryside just in land from the south east Cornish coast and even enjoying a view of the sea in the distance, is East Trenean Farm. The property is a dream lifestyle proposition and the extensive setup includes a white washed Grade II Listed five bedroomed, four bathroomed farmhouse, a long run of large converted barns, a further converted barn and all within private well tended gardens and grounds that extend to about 9 acres.

  • Ref: LCAA7638 3

The property has proved to be an ideal home with income for our clients who finished the conversion works started by their predecessors by carrying out a spectacular transformation of the long Linhay barn into a huge one bedroomed single storey property which, like the other three larger barns is used as a holiday let. The scale and quality of the other conversions is also extremely impressive comprising a two bedroomed one bathroomed barn, a three bedroomed two bathroomed barn and a four bedroomed two bathroomed barn, all of which are arranged with reverse level accommodation giving them excellent southerly views from the living rooms and private gardens on the opposite side to the house aiding privacy for all parties. The three largest barns form a terrace and share features such as exposed internal stonework, high vaulted ceilings with exposed timbers, interesting features from the original buildings and modern touches such as wood double glazed windows and doors, contemporary solid oak joinery, woodburning stoves, modern wood floorboards and of course up to date plumbing and electric systems. Each one of the barns has its own charm and character and the three in a terrace have full residential planning consent allowing them to be lived in throughout the

  • Ref: LCAA7638 4

year and also to be individually resold should this be desirable. The recently converted Linhay has planning consent as an annexe to the main house or for holiday letting purposes. Each of the barns has its own electricity, heating and water supplies with a shared drainage system which is separate to that of the main house and this helps facilitate the many different arrangements available.

The earliest part of the farmhouse is believed to date from the 17th Century with additions during the 18th Century. The house is very grand for a farmhouse with a steeply pitched hipped slate roof, central front porch, a two storey hipped and part slate hung wing to the northern side and a more recent wing on the southern side which has greatly enhanced the living and bedroom accommodation. The original part of the house is double fronted with large windows and off the central hall is a staircase rising to the first floor, a lounge to the left and a dining room to the right. The lounge has a high painted beamed ceiling, an exposed stone wall with a deep fireplace and woodburning stove and intriguing character features such as a broad exposed

  • Ref: LCAA7638 5

wood lintel over a door and a reduced height doorway to the utility at the rear. Beyond the lounge is a study and on the opposite side of the hall, the dining room shares many of the living room’s features and also has a woodburning stove set into an old fireplace. On the southern end of the house, in the most modern section, although parts of it are still very old, is a 26’8” x 15’7” kitchen/living room. This wonderful open-plan living space has many windows and glazed double doors that allow excellent views over the property’s own gardens and land to countryside and the sea in the distance. To the rear of the house is a good sized hall with a cloaks cupboard, a wc and a very large utility room. The kitchen and utility room have been completely refitted in recent years to a high standard creating practical yet luxurious spaces. The bedrooms are laid out over large split-level landings with a double bedroom and bath/shower room off the rear landing and three bedrooms off the front one including a guest bedroom with its own en-suite bath/shower room. The master bedroom is approached through its own dressing room and is found on the south side under a 16’ high vaulted ceiling with a huge pair of glazed doors opening into a Juliet balcony facing the wonderful views. Off the master bedroom is a large en-suite shower room and from the landing a further staircase rises to the second floor where a fifth double bedroom, also with its own en-suite bath/shower room, is found under the high original roof timbers. The house and its barns are at the end of a long driveway which the property owns, although two properties are accessed off it before one reaches the gates into the grounds. There are generous parking areas at the end of internal driveways, including beyond a slate roofed oak barn which a driveway passes through the centre of with garages to either side. The other driveways lead to gates into the fields and to a further large two storey single garage with a workshop over and a vast log store to its rear. Each of the four barns have their own hedged gardens and these are on the opposite side from the house. Between the house and the barns is a large landscaped courtyard set to the backdrop of trees and low stone walls. The main garden for the house is on its southern side from where there are wonderful parkland like views down to the sea above the coastal village of Seaton. Beside the house is a large shaped terrace and the lawns are dotted with specimen shrubs and trees, with a small pond in the bottom corner fed by a stream which leads from a higher pond above the barns. Our clients have recently installed an eight person hot tub in a loggia which has proved very popular with guests. To the west of the house are other areas of garden including a vegetable patch and the whole is surrounded on the south, west and northern sides by its own four field enclosures with a tree lined boundary to the east giving privacy and shelter.

LOCATION East Trenean Farm is approximately 2 miles from the coast, between the fishing port of Looe to the west and coastal settlement of Seaton to the east. It lies at the end of a private lane which leads off the Looe to Hessenford road, just to the south of Widegates. There is a local farm shop and a small country pub within a mile of the property. There are many beaches around the area linked by the South West Coast Path, with further footpaths in the local countryside which has a surprising large amount of woodland for Cornwall. The historic fishing town of Looe is separated by the Looe River. East Looe and West Looe are connected by an attractive arched bridge and combined form the largest coastal town in the area. Along the harbour’s edge and stretching up the hillsides are mainly period houses and cottages that overlook the fishing fleet, now intermingled with yachts, pleasure craft, tour boats and recreational fishing boats. The town is well catered for with bars, restaurants, cafés and shops which provide a complete selection of day to day needs. The mouth of the harbour is protected by Banjo Pier

and beside this is a large sandy beach from where the local sailing club hold national championship dinghy racing regattas. To the south of Looe is Looe Island nature reserve and there are excellent walks along the South West Coast Path towards Plaidy in the east and around to the gorgeous harbourside villages of Porthallow and Polperro in the west. Areas of the surrounding land are owned by estates with the Boconnoc Estate holding various shows and festivals including a nationally renowned flower show. A few miles to the west is the larger River Fowey estuary where deep water sailing boats can be moored. A little way to the north is the larger market town of Liskeard and the city of Plymouth is found to the east in Devon, just over the River Tamar. Looe has an all year round branch railway line connecting to the Penzance to Paddington main line with travel time to London taking around 4 hours. The A38 passes Liskeard and continues beyond Plymouth to the motorway network at Exeter, whilst also running west and connecting to the A30 expressway at Bodmin and splitting onto the A390 which leads to St Austell. This beautiful and well connected area is popular with holidaymakers helping with holiday letting trade. THE ACCOMMODATION COMPRISES (all floor plans and dimensions are approximate)

with the garden for The Water Mill overlooking a stream fed pond. Immediately inside the gates, to the right hand side is an OAK FRAMED BARN with a driveway leading through its centre to a secluded large parking area behind. Across the rear of the barns are terraces behind a stone wall with slate capping. One of the other boundaries to the courtyard is a stone wall with a slate terrace behind it running around the rear of the house, whilst a few steps rise up beyond another low stone wall to a further small area of garden. Across the front of the house is a slate path bounded by pretty borders and climbing plants and the path continues around to the southern end of the house where there is a large, shaped slate terrace which is elevated above the main lawn enjoying staggering countryside views which
