as you know, one of the biggest considerations you’re faced with when it comes to choosing a rental is your choice of location.

Unlike furniture, paint and decor, it’s the one thing that you cannot change, so it’s important to choose well.

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weigh your options.

amount of space and the right budget are very important factors. But you need to go beyond the basics. The apartment has to feel right.

Whether it’s the layout, the lighting or the quaint detailing from the building’s era, know what you want in terms of style.

Sometimes a key point is a specific exposure. A green thumb might want their balcony to get as much sunlight as possible, while someone who works the night shift might prefer a western exposure to avoid morning light.

For some, the amenities are extremely important. Why not find a place that has fitness facilities, a pool or a party room if you know that those amenities are a great part of your lifestyle.

Closet space, kitchen counter prep area and distance from couch to TV for people who love their big screens are important. There are just too many factors to consider, so write them all down. Fill your list out as much as possible. You’ll need to prioritize your wishlist, and you may or may not find that place that hits each and every item, but if you go looking with a very clear picture of what you want, chances are you’ll find what you’re looking for!

Over and over I meet people who are battered by emergencies. Their tires need to be replaced. Couldn’t see that coming, right? Their 15-year-old microwave gives up the ghost. Totally out of the blue, eh? Their roof is leaking. Gosh, you mean a roof has a life expectancy too?

Most of the emergencies people site are actually events that could be predicted and planned for, with a little insight and a willingness to set some money aside for a planned expense. Truth is, most people would rather spend the money now! So they close their eyes to the inevitable arrival of an “unforeseen expense”, and then claim it’s an emergency.

Then there are the folks who turn their little “emergencies” into big expenses. Sure your fridge isn’t working and you need a new one. Might as well upgrade if we are getting another one. But heading out to find a shiny stainless-steel job where a less expensive fridge would do without having the money set aside isn’t an emergency, it’s an excuse to go shopping on credit. Now you’ve turned your small need into a big ol’ want and you can’t wait to scratch your itch.

People love new. And they love bigger too. They are loath to look for the less-expensive way to do things when the “emergency” has supplied them with the perfect excuse blow a wad of cash credit. When my air-conditioning in my car went recently, I headed to my local car doctor to figure out the problem. He replaced my Freon, which promptly re-evaporated. He could replace the whole system or cap the sucker before the leak but I’d only have air in the front of the van. Cost difference? About $1,000. I said, “Cap the sucker!”

Sometimes the fix makes more sense in the grander scheme of things. Yes there are times why buying new is the right solution, but it isn’t in an “emergency,” it’s when you’ve made a plan to replace whatever it is you need, done your research and saved the money you’ll have to spend.

It makes no sense to label every financial setback an “emergency” and then panic as you search for the quickest solution. Panic leads to irrational acts. Irrational acts are expensive. It makes far more sense to look at your stuff and think about it in the context of when it will likely need to be replaced. I know I’ll need another car in about 150,000 or so kilometers. So I’ll make allowance for that in my planning. If it comes a little sooner than I expect, I’ll still be well on my way to my planned spending. If it comes a little later, all that extra time is gravy!

If you find you just can’t get ahead of all the little “emergencies” that keep cropping up in your life, you need to build a “contingency” fund into your budget. This is a good alternative for people who just can’t seem to plan ahead. Hey, you are who you are and it’s better to accept your shortcomings as a planner and have an alternative than continue to be jolted by surprises. Setting aside some money to deal with

the unexpected will not only give you the wiggle room in your budget, it’ll stop you tapping your emergency fund. Now you have a way to deal with all the unexpected expenses that keep cropping up in your life while you continue to build a safety net for the really big stuff that may come along.

Your emergency fund is meant to hold you through the toughest of times, not scratch every replacement itch you get. Leave it alone so it can grow. In the mean time, take an inventory of what you have and when it’s likely to expire. Start planning to eliminate all the “emergencies” that have been draining your just-in-case fund.

Can money buy you happiness? Likely not. But a financial plan

just may be the ticket – and you don’t have to be rich to have one. Happiness means different things to different people, but it’s hard to deny that those who feel they are closer to living the life they want and meeting more of their life goals just may be a tad happier. And financial planning seems to be a powerful path to help people achieve these goals.

The Financial Planning Standards Council, the not-for-profit organization that awards Certified Financial Planner certification, and that is committed to seeing Canadians improve their lives by engaging in financial planning, conducted a study that explored Canadians’ financial planning activities and their levels of emotional and financial well being.

It turns out that those who have comprehensive financial plans report being a lot more optimistic about a wide range of factors related to their emotional and financial well being:

• 77 per cent with comprehensive financial plans said they felt their goals and aspirations are achievable, compared with only 50 per cent who do no planning.

• 62 per cent with plans said they feel content with how their life is going, compared with 37 per cent with no plans.

• 61 per cent with plans said they have peace of mind, compared with 36 per cent with no plans.

• And 64 per cent said they are prepared to manage through tough economic times, compared with 33 per cent with no plans.

“Financial planning involves a variety of financial strategies, but is ultimately about meeting your life goals through the proper management of your finances, through both good and tough times in life,” says Cary List, president and CEO, FPSC.

Financial planning is not just for the wealthy. The study showed that the connection between one’s level of optimism and peace of mind held true across a wide range of net worth groups. with a fresh coat of paint

What’s a quick and easy way to make a room look instantly cleaner

and brighter? Add a fresh coat of paint. But don’t think this project will be a long and labourious one - with a little planning and the right products, it’s as easy as one-two-three.

Ensure the success of your next project by following these five easy, fundamental steps:

1. A little prep and planning goes a long wayPainting is one of the easiest do-it-yourself projects - it doesn’t require any special training or skill ... if you use the right tools. When you’re planning, be sure to add high-quality paint brushes and roller covers to your arsenal of tools. They’ll come in handy for this project and for years to come. It’s always best to read the label closely when choosing a roller cover to determine if it’s the right type for the specific project. To save time and take the guesswork out of the process,

try a microfiber roller cover, like the new Ultra Finish option from Purdy. Not only does it provide superior performance and coverage with all types of paint, the high-quality microfiber holds more paint, allowing you to finish your project faster.

Not so fast ... before you pick up that roller or open a paint can, the next task on your list is to prepare the surface. Clear the walls of any artwork or décor and then fill nail holes with a small dab of patching compound. If you have larger holes, dents or cracks, it’s best to use a putty knife to repair them and then gently sand the surface. Be sure your walls are clean before you start painting - grease, dust, residue or cobwebs will negatively affect the look of your finished project.

2. Pick the perfect paintSpring is a great time to lighten things up. Crisp, light neutrals can make a room feel larger and instantly brighter. Plus, utilizing a neutral colour on the wall allows you to quickly change up your space whenever the mood strikes, with new pillows, throws or decorative accents. For a more modern neutral, try “greige” - a gray-beige mix - that’s versatile and comfortable in nearly any space. Once you choose the right shade, concentrate on using the right formula and sheen of paint. Think about the type of space you’re painting, the final look and the level of durability you want to achieve.

3. Concentrate on the edgesAfter prepping the walls, don’t forget to cover the floors and any furniture with drop cloths or plastic. If you’re a novice and you’re looking to achieve clean paint lines around the space, painter’s tape along the trim, doors, windows and moulding will provide an extra level of protection. Then, take your time and slowly cut in around the edges with your high-quality, angled brush. Although it can seem tedious, a little bit of patience is key when painting and can really

make a room look like it was done by a professional.

4. Roll it outNow that the walls and your room are prepped and the edges are complete, you’re finally ready to start painting the rest of the wall. Start in a corner of the wall and apply paint as close to the edge as possible. Then, paint a large “W” or “M” on the wall, filling in and overlapping the areas while the paint is wet. This way, you’ll get even coverage and avoid roller marks and lines.

If paint splatters off the roller, it can mean one of two things: you either have too much paint on the cover or you’re rolling too fast. So when it’s time to reload, roll the cover back and forth on the upper half of the paint tray to remove excess paint and equally distribute the colour. Make slow, even passes to get splatters under control.

5. Clean it upThe paint’s on the wall, the tape’s removed and you’re almost ready to sit back, relax and enjoy your newly spruced up space. But first, be sure to clean your tools so they stay in tip-top shape for your next project. If you used latex paint, simply wash brushes and roller covers with soap and water until the water runs clear. A great way to remove excess paint or water is by running the curved edge of a painter’s tool along the roller. Once the water runs clear again, dry the roller or brush by spinning it between your palms quickly inside a garbage bin or deep sink.

Painting a room is something that can be accomplished in a weekend - or even a day - so you can easily breathe some freshness into your décor this spring with a little bit of seasonal inspiration.ARA

Statistics show that one in fi ve renters have children. Whether

you’re a single parent, or a family with young children and are searching for a suitable apartment, living with children in an apartment can present certain challenges. Here are some suggestions that will help to make your experience a success.

CHILDRENRenting with

Can you be denied an apartment if you have children?You are required to disclose on your rental application who the occupants of the apartment will be. Technically a landlord cannot deny you an apartment if you have children (this would be a Human Rights violation), but you should be aware that some buildings are much more child-friendly than others. Keep this in mind when searching and if necessary ask the rental agent if there are young children or other families with children in the building.

Safety should always be paramountInfants and toddlers should never be left alone in an apartment – that includes going downstairs for even fi ve minutes or less to get the mail, do the laundry, take out the garbage, or get something from your car. Infants – even if sleeping in a crib – should never be left unattended. Likewise, keep your eye on your toddler and ensure that windows and balcony doors are kept locked.

Children, particularly school-age children under the age of 11, should not be left alone in apartments if parents are working or are out for other reasons, but many parents have little choice and do it anyway. Serious

injuries – due to falls, accidents, burns, poisoning, etc., could result from a variety of accidents that could easily occur in an apartment building. Your children are your responsibility and should not be free to run around the halls and ride on the elevators. Although it is extremely rare, children wandering alone through the building could easily be lured into the apartment of a stranger with ulterior motives.

Be sensitive to the needs of childless neighboursIf you do have children, keep in mind that many of your neighbours don’t. Your child-free and childless neighbours are not used to living with crying and shouting, or coping with large strollers, so be sensitive to the needs and concerns of others. Children do have a right to be there, but they are your responsibility at all times. Strollers should be folded up and stored inside your apartment or in the storage room and bicycles parked in storage racks provided for that purpose.

Choose an area that’s convenient to schools, parks and playgroundsIf you are renting with children, research the neighbourhood first to find out where schools, parks and playgrounds are located. Some companies are very sensitive to the needs of families and welcome children enthusiastically and happily provide this information. Some buildings even provide on-site daycare and host seasonal events like Hallowe’en parties, picnics and barbecues for year-round family fun.

If your building does not have on-premises daycare, search the Internet for information about municipal daycare in your neighbourhood. Or inquire in the rental office if anyone in the building provides babysitting or childcare services (either in their apartment or in yours). Perhaps after you have settled into your apartment community and have gotten to know some of your neighbours you might be able to exchange babysitting services.

When they are old enough, teach your children essential streetproofing, safety and other coping skills. While there is no law specifying the minimum age a child must be to stay alone, if you choose to do so, ensure that you give children the knowledge, skills and confidence they need to manage if they have to be alone in the apartment for any length of time. Address with them, if they can invite friends over. How can they use the kitchen safely? What would they do in an emergency? It is important to prepare for the unexpected.

Warm up with a winter fondueOriginally from Switzerland, the fondue started as a tasty way to use up leftover cheese. Today as well, there’s nothing like a warm cheesy fondue to bring together friends and family on a cold winter night. Take a look at this tantalizing recipe created by Chef Michael P. Clive:

IngredIents:

1 bottle Rickard’s Oakhouse

2 ½ cups, smoked gouda, shredded

1 cup gruyere, shredded

1 tablespoon all-purpose flour

A few drops of Worcestershire sauce

1 ½ pounds cubed or thick sliced and browned sausage

1 head cauliflower, separated into florets, blanched

1 Red pepper, grilled, sliced

1 small jar mini Gherkin pickles, drained

1 baguette, pumpernickel or sour dough loaf, cubed

dIrectIons:Combine cheeses in a bowl with flour. Add Rickard’s Oakhouse beer to a small pot and bring to a bubble over medium heat. Reduce the heat to a simmer and add cheese in handfuls. Stir constantly, melting the cheese in batches. Stir in a figure-eight pattern with a wooden spoon. When the cheese has been incorporated fully, stir in the Worcestershire sauce. Transfer fondue to warm fondue pot.NC

Tenant insurance also provides liability coverage if someone gets hurt because of your negligence, like slipping and falling on a wet floor in your apartment for example.

How much coverage do you need?The total cost of tenant’s insurance will depend largely on the value of your contents. Most renters tend to underestimate what it would cost to replace their belongings. It’s smart to take an inventory, including photos, which only takes a few minutes and will make things a lot easier if you experience a loss. Location, Location, Location Do you have a spare bedroom, den or a basement that can be used for this purpose?

“You need quiet, especially if you telecommute. A high-trafficarea doesn’t really work,” says Adam Shearer, president ofCalifornia Closets.

In smaller spaces, families must be creative. A spare bedroom can have options for a home office, says Enrico Terisigni, general manager of Organized Interiors. The company even offers a wall bed home office system. It has a double- or a queen-sized bed that pulls down from wall when needed – with space for pillows and clothing.

“When the bed is not needed, it goes back up against the wall,and there’s room for a home office, as well as files and secretdocuments,” he says.

Organized Interiors even has an “office in a closet” solution that is very popular.

FuLLy equipped and designed For your FamiLyOnce you’ve decided where your office will go, think aboutwhat will be needed in it. Shearer says that most officesinclude lower or base cabinetry that could house file drawers,a work surface or countertop, and upper storage.

Seating is also very important. Having enough legroom is key. “We recommend a minimum of 30 inches under that countertop for someone to sit and work.”

Don’t forget about the little details about the unique peoplewho are going to use the office. Are the people who useit right or left handed? Is the chair at the right height andergonomic? Is there adequate light at each workspace? Somepeople may want to combine the home office with a homecraft centre if someone in the family is artistic or wraps a lotof gifts. Remember technological concerns such as power. Arethere enough electrical outlets and are they where they needto be so that everyone can plug in their computers?

If you need help planning your home office, companies such as California Closets and Organized Interiors can send a designer to evaluate your space and create a customized solution for your family.

Where should the wee ones sit? A child-sized desk or table is great for little ones to colour or do their homework while you work. Having art supplies and toys at their level also promotes creativity and keeps them occupied.

“Ideally, it needs to be laid out so there are areas for everyone to sit,” says Shearer. “If you don’t have enough room, you are going to have to trade off.”

Professional organizer Hellen Buttigieg, owner of WeOrganize U says that “face to face” desks – like for detectivesin the movies – “are great for family members that enjoy the

interaction while they work.” If this is too distracting for somepeople, desks can be placed in each corner of the room. “Keepin mind that each person has their own way of working,and it’s important to set up a space that takes that intoconsideration,” adds Buttigieg.

Sharing some things can make life a lot easier, such as office supplies, and a printer/scanner/copier, says Buttigieg.

Shearer suggests a cabinet or file drawer for each familymember. Each parent has a drawer for their bills, each childhas a drawer for their artwork. Alternatively colour-coded filesfor each family member can work.

Functionality aside, there is the human element of sharing and getting along that makes working together a challenge. How can you make working together pleasant?

“Boundaries and respect,” says Buttigieg. “Everyone shouldhave their own space carved out, even if it’s a small section ofthe room. Family members need to respect and not infringeon someone else’s space. That means one person can’t piletheir papers on someone else’s desk when their own desk getsburied.”

The Federation of Rental-Housing Providers of Ontario (FRPO) does a lot of promoting of the Certified Rental Building Program (CRBP), which we established to provide quality assurance to renters at buildings that obtain this certification. It’s about accountability on the part of apartment owners and property managers to do as much as they can to provide a good quality of life for tenants.

Respect should be a two-way street, with renters doing their part to abide by the rules and guidelines set out by the management and outlined in the Residential Tenancies Act (www.e-laws.gov.on.ca/html/statutes/english/elaws_statutes_06r17_e.htm). Keep in mind that these parameters are set for several reasons, one of which is to help ensure the safety and comfort of all tenants. They also protect the investment of apartment building owners, who should be able to expect that their premises will be treated with care.

One of the best ways to be a good tenant and encourage a healthy, open relationship with your owner and property manager is to live by the golden rule. Treat your apartment the way you would like it be treated if you owned the building. And the same goes for the people. Paying rent on time, for example, goes a long way toward that goal. So does keeping your apartment relatively clean, which will help keep things like floors and appliances last longer. Owners and property managers understand that over time, buildings experience normal wear and tear. If renters damage something through a deliberate action, however, they should pay for the repairs.

You do not own your rental unit, so of course, you do not have the authority to change the locks without the landlord’s or property manager’s permission. For safety and security reasons, being able to access your apartment when you are not there may be necessary in an emergency.

Remember, too, that an apartment building is a community under one roof. Rules regarding things like pets, noise and what is safe to store and use on your balcony are there for the benefit of all tenants. If in doubt, ask.

If you own a bicycle, check as to whether you can keep it on your balcony, or the building has a bike storage area. If the elevators are small, it may pose a safety hazard to have people transporting their bikes in and out.

As a renter, you are privileged to live in an apartment that is provided and maintained by someone else. When all tenants obey the rules, the quality of life is raised for everyone involved. Remember that respect is a two-way street.

things they want to see changed in their space, and to list them in sequential order. We do this at the very beginningto ensure we are making the best decisions with the funds available. Listing priorities forces clients to narrow theirfocus and ensure those five things are top quality. Even in the largest of budgets, unexpected situations can occur.Focusing on a limited list of “must-haves” for a project helps to ensure quality pieces can be acquired to serve theindividual needs of the users.

The second way I ensure my clients’ dollar isspent wisely is with working with experienced trades. Experienced trades will often point out ways to save myclients money. For example, when I design custom wall units, my millworker will advise small alterations thatwon’t impact the overall aesthetic, but will save the client money because it uses slightly less material and producesless waste. In addition, experience has shown me that seasoned trades make fewer mistakes. It doesn’t meanthey don’t make any mistakes – but experience is a great teacher.

Another way I am able to ensure funds are spent in the best possible way for my clients is in careful utilizationof colour and pattern. For example, installing patterned wallpaper on a feature wall, while it may not seem like acost-saving solution, will reduce the need for art or other pattern in the room. On a similar note, I wrap many of thesmall spaces I design in deep, saturated hues. I find that a bold colour choice makes such a strong statement thatother elements used in the room can be more demure. Moreover, a technique I have used in spaces with morelimited budgets is to emulate the look of wallpaper with paint. Stripes or stencils and a bit of sweat equity can yieldstunning results.

The final way I help clients get the most out of everypurchase is through being resourceful and thinking outside the box in regard to materials. I’m currently working on aproject where the budget would not allow for wallpaper, as window coverings were higher on the list of priorities.Working with a window covering specialist from Budget Blinds, we selected a patterned roller shade that providesthe function needed for the large windows, and when pulled down, injects the pattern that is achieved withwallpaper. With the large expanse of windows I am dealing with in this situation, I get form and function in onepurchase.

Whether you are a first-time renter or a long-time tenant, there are many important decisions to make when

evaluating potential rental accommodations. To help make these decisions easier, Canada Mortgage and Housing Corporation (CMHC) offers a number of resources, including work-sheets and helpful hints, to help you make responsible and informed rental decisions.

Starting with tips for getting started and identifying rental needs, to evaluating rental options and meeting a landlord, to signing rental agreements and paying rental deposits, CMHC’s resources support renters throughout all stages of the rental process.

CMHC also offers resources designed specifically for recent immigrants to Canada in eight different languages. Renting in Canada: What Newcomers Need to Know includes a variety of relevant and appropriate tools, products and re-sources to make finding safe and affordable housing easier.

Taking the time to plan and determine what you need and how much you can afford will make the overall rental ex-perience less stressful and the outcome more satisfying. In the planning stage, it is important to identify things like the number of bedrooms and location requirements, establish a budget and evaluate an apartment’s affordability.

The tenant-landlord relationship is one of shared respon-sibility and CMHC’s resources provide guidance on the re-sponsibilities of both. They also offer advice on dealing with issues such as regular and emergency repairs, rent increases and payment difficulties.

Because the law governing landlords and tenants in Canada varies among the different provinces and territories, CMHC also offers Provincial and Territorial Fact Sheets that include province-specific information.

Finally, moving can be a hectic time with a varied checklist of tasks. Once you have chosen a place to live, CMHC’s tools for renters provide helpful tips on selecting reputable

movers as well as reminders to transfer or close your service accounts at your existing residence and arrange for services at your new home.

Moving when ice and snow are in the daily forecast isn’t a popular choice for

many Canadians. It’s cold and slippery; but with some extra safety precautions, winter moving also has many advantages.

Moving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money.

Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive.

Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service.

With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows.

• Haveacontingencyplan.Keepupto date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it.

• Keepcozy.Carryextrawarmclothesfor you and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately.

• Rememberyouritemswillbeinanon-heated environment for a while. Ensure your plants, electronics and liquids are properly packed and protected from the cold.

• Allowextratimeonthemoveday– cold weather slows things down. Additionally,rushinginthewintercan lead to accidents and injuries.

• Havedrivewaysandsidewalkscleared of snow before the movers

arrive. Your driveway needs to be ploughed wider than usual – enough to allow the moving truck’s loading ramp to be positioned as close to your front door as possible. Lay plywood down on muddy or slushy areas. Slipping can not only lead to dropped boxes and broken possessions but also personal injury.

Your apartment search will be more successful if you know in advance what information your landlord

will require from you when you make an application to rent.

To ensure that your application goes as smoothly as possible, take some time to compile the appropriate information (such as contact names and phone numbers) before you go to

visit any apartments in person so it is easily accessible when you need it

Once you’ve found that perfect apartment, the next step will be to complete a rental application form. Completing this standard form will provide your landlord with some basic information about you: your current residence (or landlord); your rental history – if you have one; your employment history and/or references,

personal references, credit references and banking information or a reference letter from your bank. “It’s also helpful to have a real pay stub to verify your employment,” says Annette Mincer of Direct Properties. Some applicants, it seems, unfortunately do attempt to falsify employment information.

You should also bring along on your search a personal cheque, bank draft or sufficient

cash to cover the first and last month’s rent, which you will be required to submit with your application. Without a deposit to establish a contract, the landlord cannot process your application.

Keep in mind that the last month’s rent is not a “security deposit” (which were declared illegal in Ontario in the 1970s), but rather a deposit that is held in trust by the landlord and then applied to the

last month’s rent when you terminate your lease. If you remain in the apartment for more than a year you should receive annual interest on your deposit. If the rent is increased during the term of your ten-ancy, the accumulated interest is applied to top up your last month’s rent deposit so that it remains equivalent to the total of a month’s rent.

You should be aware, and agree to have the landlord conduct a credit check on you. This is a standard procedure and does not violate the Privacy Act. The landlord does need your permission to run a credit check, this is usually included in the rental application.

If you are not employed (if you are a stu-dent, for example), you will likely need to have a guarantor sign the application form to verify that the rent will be paid on time and in full each month.

If you are a new immigrant, be prepared to present all of your immigration papers, as well as the first and last month’s rent. You will also need to be able to verify that you can pay the rent throughout the term of your lease. If you have sufficient funds in your bank account to cover the rent for the term of the lease, but are not employed, this can sometimes be problematic. Be aware that it is illegal for a landlord to try to

collect all of the rent from you in advance; however you may be asked for a guarantor or to submit post-dated cheques.

Some residents mistakenly think they can get out of a lease any time they want. If you need to terminate your tenancy before your lease expires you must give the landlord 60 days notice to try to re-rent the apartment. You are legally responsible for the rent until it is re-rented or until the termination of the lease, whichever happens first.

When you fill out a rental application, make sure that it’s the apartment you really want. You’re putting down a deposit on it

and, if approved, it’s yours. By doing your research and knowing what area you want to live in, what you can afford and what type of apartment and amenities you need, you’re sure to find the perfect place – and when you do, you’ll know it.

Renting CheCklist

• Cheque, bank draft or cash to cover the first and last month’s rent

• Employment history – current and previous employers (including phone numbers and contact information). Bringing a paystub may be beneficial
