King’s Cross London

Advisory, leasing and investment services across this major mixed-use development scheme.

Savills has been involved in the delivery of this 67 acre scheme since 2000. We are appointed as joint pre-leasing and leasing agents for the 23 office buildings at King’s Cross, providing advice on some 3.4 million sq ft of the best connected transport hub in Europe.

In addition, in January 2016 Savills together with Lazard completed the sale of the UK Government residual 36.5% interest at King’s Cross to Australian Super for £371 million. DHL also sold their 6% interest.

Development Agency services on behalf of The University of Reading

In 2012 the University of Reading gained planning permission for 1,200 new homes, 150 specialist housing units and a 2,500 sq m supermarket.

Savills was appointed to provide marketing and agency services and, on behalf o f the University, sought a developer to acquire the freehold interest of the site for development.

Savills prepared a detailed information pack on the opportunity and undertook an extensive marketing campaign, using our global office network. We received several offers for the site, and undertook a detailed analysis of the respective bids, providing the University with a recommendation as to which parties to take forward to best and final offers and negotiations of heads of terms.

Savills together with the University’s lawyers worked extensively with the consortias lawyers in ensuring the sale at £100m completed at the required date.

We advise on buying and selling any land or buildings that have the potential for enhanced value through refurbishment or development.

Extensive planning consent on behalf of Grainger plc

Wellesley is the redevelopment of a significant part of Aldershot Garrison, the historic home of the British Army and one of the largest regeneration projects in the South East. On behalf of Grainger plc, Savills secured planning consent in March 2014 for the construction of 3,850 dwellings, a local centre, new schools, sports pitches, a small business park, recycling centre and a 110ha SANG.

Development advisory services on behalf of Galliard Homes

Savills Development Consultancy Team advised Pembroke Real Estate in the development and design of a scheme for 990 units that was submitted for planning approval in Q2 2014. The scheme provided for c.520,000 sq ft private residential space with seven buildings up to 50 storeys in height. The Land Team was subsequently instructed to dispose of the site in advance of a decision on the planning application. The site was acquired by Galliard and Cain Hoy, who exchanged contracts within 5 days of terms being agreed.

Savills Funding & Development and Land teams subsequently worked with Galliard and Cain Hoy to procure a number of competitive forward funding bids from UK and international investors for 50% of the scheme, whilst maintaining absolute confidentiality. Savills ultimately executed a forward funding transaction with Greystar, a major US multifamily investor and operator - their first ever PRS deal in the UK.

The deal represented the largest ever single asset residential forward funding deal transacted in the UK with a total contract sum in excess of £200m.
