Vignette Tips● Approach as a graphical solution rather than a true architectural section.

● About reading the program and drawing it accurately, reading comprehension. No

extra credit for designed solutions.

● The vignette on the exam should be similar to the practice exam.

Read the Program - Site GradingA steam engine Locomotive Display is to be

located within a fenced area in a city park. The

park is surrounded by private properties on all

sides.

1. Place the Locomotive Display on the site within

the building limit lines. u Regrade the site to create

a level area for the Locomotive Display. u Indicate

the finish floor elevation of the Locomotive

Display. The finish floor elevation must be 6”

above the nearest contour line.

2. Regrade the site so that water will flow around

and away from the Locomotive Display. u The

slope of the regraded portions of the site shall be at

least 2 percent and no more than 20 percent. u

Contour lines between property lines and building

limit lines may be manipulated.

3. The existing smokestack, rocks, and trees shall

not be disturbed.

4. Changes in site topography not required for

proper drainage should be avoided.

Read the Program - Site DesignProgram Design an environmentally responsive

site plan that meets all of the client’s requirements

given below. A developer plans to build a 5-story,

60 ft high Office Tower; a 1-story, 20 ft high

Restaurant; a Pedestrian Plaza; and parking to

serve the new buildings.

1. The Office Tower and the Pond shall be no more

than 125 ft apart.

● The main entrance shall be visible from Bentley

Avenue.

2. The Restaurant and the Office Tower shall be at

least 210 ft apart.

3. The Pedestrian Plaza is to be 8,000 ft². u Locate

the Pedestrian Plaza within the building limit lines

so that the main entrance to the Office Tower

opens directly onto the Pedestrian Plaza.

4. The view of the service entrance on the

Restaurant shall be blocked from the Pedestrian

Plaza.

● The view of the service entrance shall be blocked by

buildings and/or trees, as appropriate.

5. The Restaurant shall have a view of the Pond.

6. The Pedestrian Plaza shall receive the noonday

summer sun. (Assume a 45° solar altitude angle.)

prevailing winter winds.

● The wind shall be blocked by buildings and/or trees,

as appropriate.

8. Draw a total of 33 parking spaces.

● 30 standard (9 ft x 18 ft) parking spaces are required.

● 3 universally accessible (12 ft x 18 ft) parking spaces

are required.

● Locate the universally accessible parking spaces

within 100 ft of the main entrance of the Office

Tower.

● All parking spaces shall be perpendicular to the

traffic aisles.

● No parallel parking is permitted.

9. Draw all traffic aisles and drives required to

connect parking to the street.

● Drive-through circulation is required.

● Dead-end parking is prohibited.

● Parking along the service drive is prohibited.

● All drives and traffic aisles are automatically drawn

at a width of 24 ft.

● The intersection of the access drive with the street

must be perpendicular to the street for at least the

first 20 ft of the drive.

10. Provide only one 24 ft wide curb cut located no

closer than 120 ft from the intersection of the

centerlines of the two existing public streets.

and service entrance.

● A service drive shall attach to the service entrance of

the Restaurant.

● A turnaround or drive-through circulation is not

required for the service drive.

12. Connect the Pedestrian Plaza, the universally

accessible parking spaces, and the main entrances

of the two buildings to each other and to the

existing public walk with a continuous walkway

system.

● The Pedestrian Plaza may be considered part of the

walkway system.

13. Adhere to the following general conditions: u

Paving on the site shall be minimized.

● Drives, traffic aisles, and parking spaces shall be no

closer than 5 ft to a building.

● Buildings must be separated by a minimum of 20 ft.

u Provide a 30 ft setback from the Pond for all

construction or built improvements.

● No more than 6 existing trees may be removed or

disturbed.

● No construction or built improvements of any kind

shall occur over any other existing site feature.

● No construction or built improvements of any kind

shall occur outside the building limit line except for

direct vehicular and pedestrian access.

● Buildings shall not overlap the Pedestrian Plaza or

parking

The Site

Analyze the site first before reading the program. (less than a minute)

-Locate all objects (Pond, Easements, Monuments, Building Lines) -Locate the main roads and public walks. -Understand the orientation (North arrow, wind direction)

Once the site has been looked over, goto the program window and note down important information (setbacks, views, parking spaces, sun requirements, tree counts, square footage, etc.)

Getting Started

Layout the setbacks with the circle sketch tool. (30’) -The circle tool measures the radius -For safety measures, going 1’ to 2’ beyond the minimum is always ok.

Use the rectangle tool to measure the minimum distance from the intersection for the driveway curb cut. (120’)

-This is measured from the center of the intersection.

Note: There might be other objects that require a setback. Each program will be different. Make sure you read and take note of it.

Setting the Buildings

Place the largest building first.

-Provide the proper setbacks (distants from the pond, 125’ max. and other buildings 210’ min.) -Know what the view relationships are (main entry must be visible from Bentlet Avenue.)

Consider a location that removes the least amount of trees. Save the trees for later when laying out the more complicated drives.

Setting the Buildings

Place the last building

-Provide the proper setbacks (210’ min. from the office) -Know what the view relationships are (view to the pond)

Consider a location that removes the least amount of trees. Save the trees for later when laying out the more complicated drives.

Drive Layout

Consider: -Simple layout is key. Keep things at 90 degrees. -Drive must not have dead-ends. Continuous flow is required. -How many curb cuts are allowed? -Distance from the building (5’) -Service drive does not need to touch the buidling. -No parallel parking.

Practice how to layout the drives with the rectangle sketch tool. Drives are set at 24’.Do this well enough to understand how to edit or adjust the drives. If things get too complicated on the exam day, just delete the drive.

Parking Spaces

Start with the required ADA spaces (3 spaces @ 12’x18’) -Maintain the required distances to the main entry.(100’)

Efficiently layout the remaining spaces. -No gaps required for double-loaded parking spaces.

Adjust the drives as needed -5’ space between the parking ends and the drive is recommended (4’ or 3’ is ok)

Cars does not block views.

Layout the SF Program

Ensure that the square footage has been met (8,000sf) -10% more or less is acceptable.

This does not have to look pretty.

Consider: -Sun needs to be blocked or allowed. How does the existing trees impact this? -Wind requirements -Views

Tree Placement

Know the difference between CONIFEROUS and DECIDUOUS trees. -How I remember this, CON- short for CONTINUOUS, D- first letter for DIES.

Evaluate which parts of the program requires the wind to be blocked. -Check if wind encroaches by using the line sketch tool. Evaluate what views need to be blocked (Service entrence must be blocked from Pedestrian Plaza.)

Don’t go crazy.

Layout the Pedestrian Path

Determine if the “SF Program” is allowed to be used as part of the pedestrian path. (This case it is allowed)

Accessible spaces need to have a pathway from the parking space. -Regular spaces do not need to be connected with a path.

This does not have to look pretty.

Consider: -Efficiency is key -Make sure that the path is continuous. This path much connect to all building main entries, but does not need to touch the building. -Connects to the existing walkway.

Check Your Work

Press the “Check” button to see how many tress were taken out. (6 trees max) -Adjust the layout as needed. -Madify the easy items first before the more difficult ones. (pathways, SF program, buildings, driveway)

Make sure nothing encroaches any setbacks

Ensure that views are maintained -Tree placement might block views Don’t over think it.
