Seller InsightThis detached four-bedroom family home, which has an integrated single garage, is located on the north-west side of Bristol’s attractive public open space, Durdham Down.

Originally built in the 1930s, the house was later extended and has since undergone a complete and sympathetic refurbishment by the current owners.

The owners bought the property just over three years ago, having been attracted by both the size of the property and its position. The house was in need of a complete update, including windows, doors and flooring; the owners replaced a large conservatory at the rear with a new roofed extension that provides a refurbished wrap-around kitchen and family room, where bi-folding doors open to the garden, and folding doors give access to the lounge. The utility room, which had been added at an earlier date, needed a plaster skim to eliminate a former external wall, as well as refurbishment to match the new kitchen. On the first floor, a second en suite shower room was added and bathroom facilities were updated throughout.

There are well-maintained gardens to the front and rear; the front includes a rockery that possibly dates from the 1930s. Adjoining the house at the back is an extensive decked area that has been added by the owners, while the remainder is laid mainly to lawn with some mature trees at the far end. Tall trees on the north side were removed and replaced with fencing to bring more light into the garden, which remains completely private and is not overlooked. It offers plenty of space for ball games or a marquee but may also provide a keen gardener with scope for further development.

The property is within easy reach of the popular Durdham and Clifton downs, Bristol Zoo and the Whiteladies Road with its bars, restaurants, Waitrose store, and Clifton Down Shopping Centre. While set in a quiet residential area, the house is also perfectly poised for access to the city centre, having bus stops just a short walk away; Bristol’s central retail amenities include the Cabot Circus shopping centre and there are excellent rail and road links, particularly to London.

Opening up from the family room via glazed bi-fold doors, as well as accessed via the entrance hall is a charming sitting room; perfect for adults to claim when the children have gone to bed, and finished with a stone fire surround and coal effect gas fire. On the opposite side of the hall is a generous study, snug or children’s playroom – with views up the driveway. In addition, there is a well-equipped utility room with a rear door into the garden, and a beautifully finished cloakroom, complete with low level w.c and wash basin.

Upstairs the high quality of workmanship remains, with four bedrooms accessed from the first floor landing, and reached via a newly refurbished staircase. At each end of the landing is a well-proportioned bedroom suite (with particularly fine views from bedroom two); each finished with a Porcelanosa shower room complete with over-size shower trays, heated towel ladders and tiled floors. Each of the shower rooms has opaque double glazed windows, as does the superbly appointed family bathroom. This serves bedrooms three and four, and is finished with a panelled bath with an integrated thermostatic shower above, heated towel ladder and tiled floor.

Above the landing is access to a generous loft space. This has planning consent (PP-04611002) to be converted into two bedrooms sharing a separate bathroom – perfect for a growing family, or for those who wish to add their own mark to this already stunning family home.

OutsideApproached via Knoll Hill, and set back behind a deep front garden, there is enough parking to the front of the house for several vehicles along with access to the single garage, which is complete with power, light and rear door to the garden.

To the rear, there is a stunning family garden with superb views to the west. Fully enclosed but exposed to catch much of the day’s sun it is laid mostly to lawn with a large deck terrace – perfect for outdoor dining and entertaining – accessed from the kitchen / family room. To the bottom of the garden is a storage shed and covered veranda, screened by mature conifers and a Holm Oak, behind which is an area perfect for further hidden storage and composting.
