LocAtionSt Anne’s Manor sits in a lovely open parkland setting to the east of the

historic and attractive village of Sutton Bonington. The property is 5 miles

from East Midlands Airport with regular flights to Europe, 3 miles from

East Midlands Parkway Station and 2 miles from Junction 24 of the M1

Motorway.

The situation of the property allows easy access to Junction 24 of the

M1 Motorway, the M42 to Birmingham and the A50 across to Stoke and

the M6.

Sutton Bonnington village has an excellent range of local facilities and

amenities including a village primary school, medical practice and village

shop. There are two good public houses and a number of renowned

period properties together with a long association with the campus for

Nottingham University School of Bio Sciences and Veterinary Medicine.

St Anne’s Manor sits in a slightly elevated position with a lovely driveway

approach leading up to the house.

DeScriptionThe original manor house dated from the mid 19th Century and it is

understood it was purchased towards the end of the 19th Century by the

Tennant family and was largely rebuilt by them in the early 20th Century.

The Coach House and Stable Block are part of the original manor house.

St Anne’s Manor enjoys wonderful, unbroken views to the south west and

east, over the gardens and parkland. In total the grounds extend to about

31.7 acres.

The current owners have carried out a number of improvements including

the installation of a new boiler and heating system. They have also

commissioned a superb, hand crafted Clive Christian kitchen.

The principal reception rooms sit to the front of the house opening from

a fine reception hall with a carved stone chimney piece. They include a

magnificent drawing room/library, sitting room and study and off the inner

staircase hall is the large dining room overlooking the side garden. The large

L shaped family kitchen/breakfast room lies to the rear of the house with

inner hallways, utility, butler’s pantry and a flower room. The extensive cellars

tHe GroUnDSThe setting of St Anne’s Manor in a mature six acre garden is a particular

feature of the property. There are generous lawns and to the east is a

particularly attractive garden created from many years of careful planting

walled rose garden with a small ornamental pond. A particular feature is the

cherry orchard and a glorious wide herbaceous Victorian walk bounded in part

by beech hedging. To the south of the main house there is a substantial paved

leading down to the parkland and woodland beyond. To the west of the house

are further Victorian gardens including a sunken hydrangea garden, generous

lawns and a variety of fine and impressive trees and shrubs.

There is a pathway which leads down beyond the tennis court (in need of

renovation) to a gated access with a pathway leading directly into the village.

The split driveway leads around the boundary of the Sutton Manor grounds

to a rear tradesman’s entrance with substantial brick and timber workshop

and store giving access to the rear of the stable courtyard. There is a covered

loggia area immediately off the kitchen with views out onto further mature,

St Anne’s Manor is approached via a long driveway which leads through
