What does an Agent do for a Seller?

• Will enter into a listing contract to sell your house and serve as an expert

consultant to create the best experience for you.

• Will do a thorough evaluation to determine the correct price to sell the house

for, providing in-depth knowledge of homes and conditions.

• May recommend enhancements to your property that will make your home

more desirable to prospective buyers.

• Proactively identify seasonal, economic and local housing trends which may

affect market conditions.

• Will place the house, its features and pictures into the MLS database.

• Will market the house in a manner to gain maximum exposure.

• Will strive to understand your needs and work to ensure as many of them are

met as possible.

• Will communicate with each client according to his or her individual

preference.

• A REALTOR® will look for a buyer for your house.

• Once a buyer is found, your agent will negotiate on your behalf, keeping

your best interests in mind and serve as an advocate throughout the process.

• Will foster an amicable transaction between the buyer and the seller so that

all parties are satisfied.

• Anticipate issues that may arise and inform clients about how best to proceed

to resolve issues before they become problems.

• Clearly explain financial impacts of various options and recommend

solutions to clients.

• Coordinate the tasks of the real estate services providers involved with each

client’s transaction.

• Provide a smoother, less stressful real estate process for clients

• Protects clients from pitfalls many non-realtors are not aware of.

• Adheres to a stringent Code of Ethics on behalf of clients in all matters.

• Gets paid the agreed upon commission ONLY when the deal closes.

About Me

I have been a resident of Hillsboro for my entire life,

and am a graduate of Hillsboro High School, as well

as the University of Oregon. I have been an active

member of the community as a Past President of the

Hillsboro Optimist Club and a charter member of the

Sunrise Rotary, as well as various school groups and

local theater and as a coach for numerous youth

sports. I have been married to my wife Tootie for 33

years and we have 2 wonderful, grown children.

For relaxation I enjoy fishing, golf, travel and

following the Oregon Ducks.

Beyond that, I enjoy my chosen profession, both for

the challenges in helping people through the process

and for the opportunity to establish new relationships.

Factors That Affect the Value of Your Home

The Value of your home will ultimately be determined by the real estate

market. As prospective buyers research properties, they will quickly gain a

perspective of the relative value of different properties. When they are ready

to make an offer on a property, they consider the following key factors that

affect the selling price of your home…

Location Location is the single most important factor in determining the value of your

home.

Competition Prospective buyers compare your property against competing properties that

have similar features. Buyers will perceive value based upon properties that

have sold or are available in the local area.

Timing Property values are affected by the current real estate market. As the real

estate market cannot be manipulated, a flexible marketing plan should be

developed that analyzes the current marketing conditions and individual

features of the property.

Condition The condition of the property affects the price and speed of the sale. Since

prospective buyers often make purchases based on emotion, first impressions

are important. Optimizing the physical appearance of your home will

maximize the buyer’s perception of value.

Price Pricing your home property from the beginning is an important factor in de-

termining the length of time it will take to sell your home. Reviewing this

home marketing plan will assist you in determining the best possible asking

price.

FIVE RIGHTS MAKE A SALE:

HOUSE RIGHT

The overall condition of the home should be uncluttered, clean,

and organized at all times.

YARD RIGHT

Yards and walkways should always be well maintained

(mowed, trimmed, swept).

PRICE RIGHT

The key to a successful sale lies in correctly pricing the home

from day one.

MARKETING RIGHT

Compelling marketing is centered around the internet and en-

hanced by signage, flyers, and networking.

Prior to showing your house:

While your house is on the market:

� Get rid of clutter on shelves, countertops and closets. Consider packing seldom-

used items you don’t want to discard in boxes and storing them until you move.

� Put excess furniture and items that are showing wear in storage until you move.

� Rearrange the remaining furniture attractively. (Ask your agent or a friend to help

you decide what goes where).

� Wash and/or paint walls that are dirty or chipped.

� Wash blinds and clean curtains.

� Shampoo carpets.

� Fix leaky faucets and appliances that do not work.

� Get rid of junk that’s accumulated in your basement and garage. (You’ll have to do

this before you move anyway, so why not get a head start?).

� Consider having a yard sale.

� Keep the house clean. Tidy up, vacuum and dust daily, if possible, and do laundry

before it piles up.

� Keep a list of things to do and places to go while prospective buyers are viewing

your house.

� Cut or buy fresh flowers every few days.

� Bake cookies or a pie on the weekend mornings when you expect a lot of traffic, and

before open houses, to make your home more welcoming and cozy.

Prepare Your Home for Sale Checklist

If you are planning to put your house up for sale, here is a step-by-step checklist for de-cluttering your home.

In every room: � Remove all clutter � Clean the ceiling fan � Sweep the ceiling � Dust the walls from the top to bottom

� Dust the baseboards � Dust all furniture � Vacuum, mop and/or clean carpets

� Launder or vacuum the window treat-

ments

� Wash the windows

� Replace or repair damaged mini-blinds

� Replace blown light bulbs � Patch holes � Touch-up paint walls and trim

Additional items in the kitchen: � Box up all extra plates and serving pieces � Organize your spice rack and pantry

Basic Marketing Plan

My goals are:

1) To help you get your home sold and get you where you want to go on time.

2) To help put you in the strongest negotiating position possible.

3) To make it easier for you, and to reduce surprises.

Marketing Plan (not all will apply to every home)

1) I will help you get your house ready for sale, with ideas on repairs and staging.

2) I will assist you in pricing your home, based on a competitive market analysis.

This will help you set the best price on your home so it will sell within your

time frame.

3) I will enter your home into the Regional Multiple Listing Service (RMLS), to

be available to nearly 10,000 Realtors.

4) I will monitor the “hits” your home gets through the RMLS tracking.

5) I will create your home’s own individual website to give it a presence on the

internet.

6) I will place a sign on your property with a brochure box filled with full color

flyers.

7) I will place a lockbox on your property to increase showings and to provide an

electronic record of who has shown your home.

8) I will post your home on our PDX Haves and Wants which networks with other

Realtors through Facebook.

9) I will provide a “Homebook” to have in your home that will contain most of

the information a buyer will want to know about schools, utilities, HOA’s, etc.

10) I will put your home on our “Broker’s Tour” to allow touring agents an

opportunity to have a preview of your home.

11) I will (with your permission), hold your home open.

12) I will manage the details of your transaction to ensure that your contract closes

on time.

13) I will stay in contact with you, to answer any questions you may have and to

give you marketing updates.

14) I will review and present all offers and negotiate on your behalf.

15) I will open escrow, order a preliminary title report and assist with disclosures,

etc.

16) I will accompany you to your signing and guide you through it.

17) I will provide a list of recommended vendors for whatever your home may

need.
