CATN HOA APRIL MEETING REPORT

Spring Quarterly HOA Meeting:The first Quarterly HOA meeting of 2014 was held on

Thursday, March 6, 2014. Discussion during this meeting revolved around preparations for the upcoming pool season. Mike Usimaki from Quality Aquatics Pool Management completed a walkthrough safety inspection of the pool area. No code violations were identified. Steps for the lifeguard stands have been ordered, so the stands can be repaired before the start of the season. New signage for the clubhouse reminding renters to clean up after themselves was approved; additional signage for the pool and park areas was also approved. Bids for power washing of the pool decking will be available for review by the April meeting.

During the Member Forum, a home owner brought up an issue regarding the placement of a rolloff container in the lawn area of a house undergoing renovation. The request was made to move the container from the yard to the driveway of the property.

April Regular HOA Meeting:The regular HOA meeting for the month of April was held

on Tuesday, April 8, 2014. Representatives from Houston Concrete Solutions (HCS) presented the Board with a proposal to repair and resurface the concrete decking in the pool area with a textured overlay. After leveling the concrete, repairing any cracks and resealing the expansion joints, HCS would power wash the decking, spray on a base coat resin, followed

by a layer of colorfast acrylic paint chips, which would provide color and texture to the area. The area would then be finished with an acrylic top coat to seal the textured overlay. HCS provides a 5-year warrantee against chipping, flaking or bond failure on the overlay, and a 3-year warrantee on the expansion joints. Cracks and stains are not included in the warrantee, but cracks are repairable and stains should not set in if they are cleaned up. HCS also provides a maintenance service contract, which includes scheduled inspections and pressure washing.

With respect to ongoing HOA business, the board reported that landscaping work in Sabrina Park had been completed and that new LED lights would be installed before the next meeting. Three bids for the installation of security cameras were discussed, and the Board tentatively approved a bid from Central Security Group, pending information from the company on camera maintenance. Discussions regarding revision of the bylaws are ongoing. Issues under consideration are

1) the number of board members positions – currently, there are seven board positions (5 directors – voting, and secretary and treasurer, non-voting); the committee is considering reducing the number of positions from seven to five (three directors, secretary and treasurer, all voting positions)

2) the amount of time of a director’s term – currently, directors serve two-year terms. The committee is considering changing this to a three-year term.

3) HOA meeting structure – instead of four -quarterly meetings and eight regular, monthly meetings, the committee is considering holding one annual meeting and eleven regular monthly meetings.

Disclaimer: The reports given above are NOT a record of minutes for the CATN meetings. The official minutes can be obtained from Andy Armstrong ([email protected]) once they have been approved by the Board of Directors.

The next regular monthly meeting is scheduled for Tuesday, May 13, 2014 at 7:30p.m. All residents are encouraged to attend.

THE NEW DIRT

The Terra Nova April yard of the Month winners are 25-year residents Kathleen and Sidney Blumenthal at 5310 Summerfield Lane. This lovely home and yard shows years of care. The azaleas are all in bloom! WOW!! The pink and purple explosion of colors is a real show stopper. The stone lined beds contain a nice variety of plants that include agapanthus and hens and chickens (that's what my grandma called them). The lawn, sago palms and trees are well manicured and healthy. The flowerbeds extend around both sides of their house. Please stop and take a look at this lovely home.

HAVE A GREAT SUMMER!!!

The Recipe BoxSusan Tsujimoto, Editor

Summer’s almost here, and it’s time to dust (the pollen!!) off those grills. With Memorial Day being the unofficial kick-off to summer, I thought I’d share a chicken recipe with a good BBQ sauce that’s not too sweet and not too tangy. Get grilling’!!

Grilled Chicken with BBQ Sauce

1 ½ tbsp olive oil¼ c onion, finely diced2 cloves garlic, minced

5 tbsp ketchup3 tbsp honey

3 tbsp brown sugar2 tbsp apple cider vinegar

1 tbsp Worcestershire sauceSalt and pepper to taste

2 skinless, boneless chicken breast halves

Instructions:For the sauce - Heat olive oil in a skillet over medium

heat. Sauté onions and garlic until tender. Stir in ketchup honey, brown sugar, vinegar, Worcestershire sauce, salt and pepper. Cook for a few minutes to thicken. Remove skillet from heat and set aside.

To grilling – Heat grill to medium-high heat. Lightly oil the grill grate. Dip chicken in sauce, and turn to coat. Cook on grill for 10 -15 minutes, turning once, Move chicken to the skillet with the remaining sauce and simmer over medium heat for about 5 minutes on each side.

BLOOD PRESSURE

TAKE CONTROL OF THE SILENT KILLER

High blood pressure, or hypertension, is sometimes called the silent killer because there are often no symptoms. That’s why keeping track of blood pressure is one of the most important things a person can do to stay healthy, said doctors at Baylor College of Medicine.

Left untreated, hypertension, can cause organ damage over time, leading to heart attack, blindness, kidney failure or stroke, said Dr. Biykem Bozkurt, professor of medicine at BCM.

Some factors that are associated with hypertension are diabetes, family history of hypertension, being overweight, taking in too much sodium, drinking excessive alcohol and smoking.

Generally a healthy reading is 120/80, and hypertension diagnosis is made at 140/90. People considered prehypertensive generally have readings that fall between 120/80 and 140/90.

Doctors always check blood pressure as part of appointments and there are also many locations where blood pressure machines are available for anyone to have their pressure checked. Bozkurt advises talking to a doctor to determine if your reading is at a healthy level rather than taking the machine's reading at face value.

“For a relatively healthy person not suffering from any other illnesses, only a few lifestyle changes like diet modifications and exercise may be needed,” said Bozkurt.
