The Beach Club of Hallandale, Tower One Rules and Regulations
Version 1 Adopted May 29th, 2012
The following Rules and Regulations are established and strictly enforced to ensure the enjoyment and safety of
all residents of The Beach Club of Hallandale Tower One. These Rules and Regulations were created to
promote the luxury resort lifestyle of The Beach of Hallandale, Tower One, preserve the beauty of the complex,
and enhance the value of the property.
On May 29th
, 2012 The Beach Club of Hallandale Condominium Association, Tower One, will adopt Master
Association Rules and Regulations adopted and amended on August 4th
, 2011 to govern the operation and
management of the Master Association; all such rules will be enforced by Tower One, where as any rule
referring to the Master Association, may also refer to Tower One. Additionally, Tower One will also approve
rules that pertain only to Tower One. All Owners, Residents, Guests, Visitors, Service Providers, Employees
agree to abide by both Tower One’s and Master’s house rules and cooperate with the association in securing
compliance with the same. These two Versions of the Rules and Regulations supersede previous versions of the
Rules and Regulations.
All Rules and Regulations in these documents unless otherwise specifically stated have an effective date of May
29th, 2012. As rules are amended in the future, revision information is added on a per rule basis. The official
version of this living document is found at The Beach Club Master Association office.
Rules exist in isolation of each other. If a rule is invalidated for any reason all remaining rules remain in effect.

Introduction
The Beach Club of Hallandale is defined as the property with the addresses of: 1850 South Ocean Drive, Tower
One, Hallandale Beach, Florida 33009. The Beach Club consists of the three condominiums of Tower 1, Tower
2, Tower 3, herein designated as the Condominiums, and The Master home owners association, herein
designated as the HOA. The areas of The Beach Club are:
Indoor Common Areas are under air owned directly by the Condominium or HOA of The Beach Club.
These areas include all Hallways, Lobbies, Conference Rooms, Elevators, Stairwells, Health Club, Game
Rooms, Fitness Rooms, Party Rooms, Spa, Building Management Offices and Maintenance Rooms. Outside
Areas are owned directly by the Master HOA of The Beach Club: These areas include the Pool Area behind each
of the three towers, the Garage, the Front Entrance, Driveways, Shipping Receiving and Garage Areas and all
Landscaped Areas.
These documents are reviewed periodically by Management and The Board of Directors. Items such as grammar
changes, changes to fee schedules, clarification of definitions, fixing simple errors to ensure compliance to
Association documents or reformatting for different media such as the Web or Video require Board of Directors
approval but do not require membership consent (Owners). Notification of changes to the Rules and Regulations
are posted on The Beach Club website and/or at the common notice boards in the Condominium's and Master
areas and/or in the minutes of Board Meetings.
These Tower One and Master Rules and Regulations are in place for the comfort and safety of all Owners,
Residents, Registered Tenants, Employees, Guests, Visitors, Members and Service Providers who are part of The
Beach Club community.
Individual Condominium Towers may add addenda that override Rules and Regulations specific to their Tower
Associations. Addenda are added on behalf of each Condominium Association to ensure consistency.
The term “Compliance Committee” and the term “Grievance Committee” are synonymous. For each
Condominium Resident there is two Compliance Committees. Tower One Compliance Committee is a group of
owners selected by Tower One Board of Directors. The Master Compliance Committee is a group of three
people each selected from one of the three Condominiums by the respective Board of Directors of each
Condominium Association (Tower One, Tower Two, Tower Three) to maintain and enforce the Rules and
Regulations associated with Master HOA elements.
Tower One Condominium Compliance Committee (i.e.: Tower Three Condominium Compliance committee) is
a group of three people selected by the respective Condominium Board of Directors (i.e.: Tower Three Board of
Directors) to maintain and enforce the Rules and Regulations associated with that Condominium (i.e.: Tower
Three) specific elements. The members of either Compliance Committee are not Board Members of The Beach
Club or relatives of the Board Members. In this document we refer to the term “Compliance Committee” for
either of the two Committees. At any time the Board of Directors may change the Compliance Committee.
All Owners, Residents, Guests, Visitors, Employees and Vendors have the responsibility of observing and
adhering to all of the Rules and Regulations of the association as stated in this document. The Compliance
Committee is permitted, but not required, to grant relief to one or more persons from specific Rules and
Regulations upon written request.
The Beach Club Rules and Regulations is cumulative with the covenants, conditions, and restrictions set forth in
Tower One Association's governing documents and the Master Association governing documents, provided that

the provisions of these documents supersede over these Rules & Regulations in the event of a conflict or a doubt
as to whether a specific practice or activity is or is not permitted.
Compliance
Every Resident, Visitor, Guest and employee must comply with the Rules and Regulations set forth in this
document. All Residents must comply with the provisions of the Declarations, Bylaws and Articles of
Incorporations of the Master Association, their respective Condominium Association, and any respective
amendments.
Failure of any Resident to comply is grounds for action, which includes, without limitations, any action to
recover sums due for damages, injunctive relief, or any combination thereof together with any attorney's fees or
costs incurred in conjunction with such actions.
In addition to all other remedies, at the sole discretion of the Board of Directors of the Master Association and
the respective Resident's Condominium Association, a fine or multiple fines are imposed upon a Resident and/or
Owner for failure of that Resident, Guest, Visitor or Service Provider, to comply with any covenant, restriction,
rule or regulation herein or in the Declaration, Articles of Incorporation or By-Laws.
Fines
The association’s Board of Directors have established very strict fines and enforcement procedures for the
collection of fines pursuant to the bylaws for repeat violations of the condominium rules.
In this document all Rules are numbered. A violation of a Rule results in a fine. Each violation is grounds for a
separate fine. Depending on where the violation occurs the Fine is payable to either the respective
Condominium Association or the Master Association.
As per Florida State Statutes Chapter 718: fines $100 per occurrence and no such fine shall exceed $1,000. The
fine schedule is subject to change at the discretion of the respective Compliance Committee.
If a person is found to repeatedly violate the same Rule that person may be excluded from nonliving amenities,
such as all indoor Common Areas facilities for a period determined by the Board of Directors along with the
Compliance Committee. Fines are not a fee for bad behavior.
Payment of Fines
Fines are due when billed. If payment is not received, fines will remain in the unit’s account until payment is
received.
Application of Fines
All monies received from fines are disbursed and allocated at the sole discretion of Building Management under
guidance Board of Directors.
Non-Exclusive Remedy
These fines are not exclusive and exist in addition to all other rights and remedies to which the Association is
otherwise legally entitled; however, any penalty paid by the offending Resident is deducted from or offset
against any damages which the Association is otherwise entitled to recover by law from such Resident.

Appeal to the Respective Compliance Committee
Residents have the right to appeal any fines within fifteen (15) days after receiving the written notice of
violation. All appeals are submitted via a letter to the respective Compliance Committee, c/o the Building
Manager.
The Building Manager will acknowledge receipt of the appeal and forward the Resident's letter to the
Compliance Committee for consideration.
The Compliance Committee(s) meet once a month or as necessary.
The offending Owner/Resident must appear in person to receive adjudication from the Compliance Committee
on his/her appeal.
Dully Noticed Meetings
Any Owner may tape record or videotape meetings of the Tower One Members proving the Owner notifies
Tower One’s Board of Directors via the Management office in writing not less than 48 hours in advance of said
meeting.
Suspension of Rights for Nonpayment of Assessment Fees
The Beach Club of Hallandale Tower One provides that the Association may suspend the use rights of owners
and tenants based upon the non-payment of assessment. This right includes the ability to suspend use rights to
the H2O Room, 7TH
FLOOR ACCESS, 7TH
FLOOR LOUNGE, GYM, SPA, and CONFERENCE ROOM. If
you are at least sixty (60) days delinquent your rights will be suspended. Under such a suspension, residents will
continue to have access to the building, the elevators and their units; however, such access will be limited to the
floor in which their unit is located.
Delinquent units will not be allowed to register Permanent Guests.

General Rules and Regulations of The Beach Club Tower One
Definitions: Owner, Renter, Resident, Guest, Visitor, Service Provider, Employees, Children
All Master’s definitions and rules apply. See Master’s rules page 7, 8, 9 and10 for details.
Attire, Cleanliness, Damages, Obstructions, Vandalism, Disturbing noises
All Master’s definitions and rules apply. See Master’s rules pages 11and 12 for details.
Zero Tolerance
The Association has a zero-tolerance policy against physical, verbally abusive, menacing or threatening behavior
directed at fellow residents, employees, and outside service providers supervised by the property Management
Company. Any complaints submitted are subject to fines and if warranted, legal actions.
Screening
All potential Residents are subject to approval by the Board of Directors. The Board of Directors ensures that all
new Residents are aware of the Rules and Regulations of The Beach Club and that all new Residents are willing
to comply with the established Rules and Regulations. The Board of Directors meets twice monthly. Specific
meeting times are subject to change. There is a $100.00 nonrefundable application/pre-screening fee for the
screening process.
Occupancy
1. Maximum unit occupancy shall be two adults per bedroom.
2. Units owned by corporations or other similar entities that are not individuals must register “one” family
per 6 months period for the purpose of registering residents. Only the Directors of the corporation are
entitled to be registered as residents.
3. No unit shall be able to register more than 2 adults per bedroom for residency purposes.
4. Owners shall be able to register their children and parents as residents as long as it does not exceed
maximum occupancy.
5. Housekeepers, caretakers and nannies will be registered as contractors. If these contractors are living in
the unit, they are required to become residents and comply with all requirements that apply to resident’s
status. If residents want to register these contractors as permanent guests they will need to apply for this
at the Master Association office and follow all requirements.
Picture ID’s
1. All Owners, Renters and Overnight Guests must carry their Picture ID’s with them at all times.
2. Every person in the building must cooperate with Tower One and Master’s Staff by showing The Beach
Club Picture ID when requested. For security purposes, staff may request identification from individuals
not known to them. Failure to courteously cooperate is a violation of the building security rules.
3. Your lost Picture ID will be deactivated and a new Picture ID will be issued at a cost of $75.00.
4. If cards are damaged they will be replaced at no charge as long as they are turned in.
5. IDs are not transferable. If a person other than the owner of the ID uses it, it will be deactivated it and
there is a penalty of $75.00 for re-activation.
Move In, Move Out and Deliveries
1. No packages are left unclaimed for more than 10 working days or they are returned to the sender.
2. There is a fee and a deposit determined by the Board of Directors and Management for moving in and out
of the Beach Club. This deposit is returned if there are no damages made by the resident’s movers to the
common areas.

3. All deliveries through the receiving area are arranged in advance including reservation of the service
elevator. All such arrangements are made with the property management staff.
4. To protect the carpets and flooring, the resident is required to place protective coverings throughout the
Common Areas and remove them by 4:30 pm each day. The Owner is responsible for damage to carpets,
walls, elevators or any other common elements. Failure to use floor or carpet protectors will result in
immediate work stoppage until the floors are protected.
5. All delivery personnel and contractors are authorized by the unit owner before they are allowed access. A
48 hour notice is required and is subject to management approval. Contractor or delivery personnel must
register at the receiving desk and leave a license or equivalent picture identification at the desk which is
returned when they leave.
6. Master rules also apply. See Master’s rules for details.
Pets Definitions
1. Adopted and Amended:
Residents with pets larger than specified in the new Rules and Regulations or with breeds now restricted
are allowed to keep their pets so long as those pets were already registered with Building Management
prior to May 31, 2007. Pets not registered prior to this date and/or not meeting pet rules and regulations
are subject to removal. Upon the demise of their pet or if a new rental agreement is signed in the case of a
renter, any new pets obtained are in accordance with the most recent Rules and Regulations. All pets are
approved at the discretion of the board of directors.
2. Registration and Identification:
All pets are registered and tagged with a Beach Club Pet ID provided by The Beach Club. Residents must
register their pets at the management office prior to moving into the complex or within 10 days of
acquiring their pet. A picture of the pet is taken and kept on file. Additional information required at the
time of registration includes current age of pet, current weight and projected maximum weight. All pets
must have medical certification (such as current rabies inoculation) from their respective home counties.
Annual registration of all pets is required. The process of registration may be subject to change.
3. Pet Limits:
•There is a limit of 2 pets (cats and/or dogs) per unit. The maximum weight per pet is 25 pounds. This is
not just the weight when the pet was acquired but this is the projected maximum weight of the pet.
•Residents are not allowed to breed any animals within The Beach Club complex.
•Residents are not allowed to own animals for commercial or gaming purposes.
•There is no restriction for any dog that is used for special purposes such as Seeing Eye dogs or other
ADA approved activities.
4. Limitations on Dogs:
Menacing or dangerous dog breeds, such as Pit Bull, Rottweiler or Doberman, are prohibited. The
Condominium Board of Directors has the discretion to prohibit any animal and/or require Pet Liability
Insurance if it believes that a pet is a threat to the Residents of The Beach Club regardless of breed. All
dogs must be registered with the Association.
5. Limitation on Birds: Pet birds are allowed within a Resident's unit. Pet birds are strictly prohibited from
any Common Areas. Farm birds, wild birds and birds of prey are prohibited in units and common areas.
6. Residents may not feed any bird from his/her balcony or in the Common Areas.
7. Any other Animal: Reptiles, endangered animals, and any other animals not considered common pets
are prohibited. The Board of Directors has the right to not approve any Resident in possession of any
animal that does not comply with The Beach Club's Rules and Regulations.
Pet Rules
1. All Pets are in compliance with the Pet Definitions stated in the above section.
2. Pets are strictly forbidden in the Pool Area and Health Club.

3. All pets are on a leash and carried in the Lobby, Elevators and Common Areas within the building. If an
Owner cannot carry his/her pet(s), he/she must use the service elevator and enter and exit through either
the service entrance on the sublevel, or the rear entrance door.
4. All pet accidents (solid wastes and urine) that occur within the building or elevators or walkways are
immediately reported by the Pet Owner to the Front Desk. The Pet Owner must pick up and clean up the
accident without delay as if it was an accident in their living room. Maximum Fines apply for any
violations.
5. Pets are on a leash at all times. For purposes of walking or exercise, a maximum of two (2) dogs on a
leash not more than six (6) feet long are allowed. Pets are allowed to be walked on any public walkway
on common grounds and adjacent grass areas including the areas located on the Westside of the three (3)
buildings.
6. All owners must use the designated Dog Parks for their pets to discharge solid and liquid waste. These
areas are located on the North, South and West side of the property. These areas are clearly marked and
doggie bags are available. The Resident must pick up all solid wastes and dispose of such wastes in
appropriate containers.
7. Pet owners must have their own scoops/bags to collect waste in their possession while walking their pet.
8. Pets are not allowed on the balcony of a unit unless the owner is present.
9. No pet is allowed to commit a nuisance in any common area.
10. Owners are responsible for all damages caused by their Pets. If Owners repeatedly do not comply with
Pet Rules, the Board of Directors may require that the pet be removed from the premises permanently.
11. Guests and visitors are not allowed to bring pets.
Service Providers and Construction
1. There is a $2,000.00 deposit required for all construction as to remodeling and hard flooring and any
major electrical and plumbing that requires architectural plans and permits.
2. There is a $250.00 fee for all construction such as remodeling, hard flooring and any major electrical and
plumbing project that requires architectural plans and permits.
3. Any construction or improvements beyond painting in a unit is subject to prior approval in writing by the
property management and may require permits.
4. All required permits are submitted to the Management office of the respective association and posted
prior to the start of any work.
5. All architectural modifications are done according to the condominium documents. Please see the
property manager for details prior to the start of any work.
6. Residents are solely responsible for any repairs necessitated by stoppages caused by such items being
placed into the plumbing system.
7. Any plumbing and electrical work must be approved in writing by the City of Hallandale Beach.
8. All work in a unit is done Monday to Friday from 9:00 a.m. to 4:30 p.m. and must be out of the building
by 5:00 p.m. No construction or renovation work is allowed on Saturday, Sunday or Holidays.
9. Sweepings, rubbish and other foreign matter that may clog plumbing lines is prohibited. Such items are
properly bagged, tied and disposed by the contractor.
10. All contractors are responsible for removal of all debris from the property on a daily basis. Unit Owners
are financially responsible for any damages or debris removal caused by a Unit Owner’s contractor or
worker.
11. Contractors are not permitted to use the trash chutes at any time.
12. During construction, dust control is required. Smoke detectors are covered as dust particles are liable to
cause false fire alarms.
At the discretion of management, Service Providers violating any of the Rules and Regulations are asked to leave the
premises and are restricted from further work at any and all of The Beach Club condominium buildings.

Air Conditioning Systems
1. Owners/residents are responsible for the regular maintenance of their AC’s inside their units.
2. Owners must have the Air Conditioners Drain Lines cleaned a minimum of twice per year. This
maintenance requirement is basic for the air conditioners and it’s the first step to avoid leaks and
damages to other units and common areas. Documentation of services MUST be provided to
Management.
3. All damages caused by a leak due to the failure of owner/residents to provide the proper maintenance to
their Air Conditioner’s system will result in the owner/resident being responsible for the damages their
Air Conditioners may cause to other units and/or Association property.
Use of Valet or Grocery Carts
1. Valet attendants and residents may request the use of a Grocery Cart upon depositing their Beach Club
One Photo ID Card at the Front Desk. The Front Desk will give you access to your floor and your ID will
be returned once the cart is returned to the Front Desk.
2. Only one cart per unit can be requested at one time.
3. Grocery carts must be returned within 20 minutes.
4. Grocery carts are not to be used for moving purposes or to carry heavy items.
5. In order to maintain our new carts, the grocery carts are not allowed outside of the Tower. They cannot
be taken into the garage or out on the valet ramps.
6. Grocery carts must not be left unattended in the hallway.
7. Any person violating these rules will be restricted from using the carts.
Hurricane and Vacancy Procedures
1. Owners must prepare their units prior to any departure or vacancy or possible hurricane whether they are
a Resident or not. Owners must remove all items from the balcony including patio furniture and
designate a responsible firm or individual to care for the unit prior to any departure, vacancy or possible
hurricane. The name of this firm or individual is given to the property manager and is subject to approval
by the board. Balconies are cleared of all items when a Hurricane Watch is issued for the area by the
National Weather Service. Items are not replaced on the balconies until an All Clear is given by the
National Weather Service. If these rules are not followed and a hurricane warning is issued, the property
manager has the right to enter the unit to prepare the unit for the storm. In any circumstance, if equipment
or furniture or materials flies off an Owner's balcony then that Owner is fined the Maximum Fine on the
first violation. The Owner is responsible for damaged caused by material that leaves the Owner's balcony.
2. If the Owner is not on premise, the property management office is informed in writing by the Owner
indicating the unit is prepared for a hurricane event. A fee of $100 applies if the property management
has to check a unit for hurricane preparedness. A $500 fee applies if a unit is readied by management.
3. Every person in the building must cooperate with security staff and Fire Department officials in the event
of a fire or other emergency including hurricanes.
4. All Owners are required to provide the property manager with a key to their unit for purpose of scheduled
inspections or in case of an emergency, pursuant to Florida Statute 718.111 (1) (5).
5. If an individual unit is equipped with an alarm system, the Owner provides the property manager with the
access code.
Real Estate Agent Access
1. Real estate agents must register and can show apartments Monday through Friday from 9:00 am to 7:00
pm and on Saturdays and Sundays from 9:00 am until 5:00 pm. The front desk is not responsible for
receiving or handing out keys to real estate agents.

2. Realtor lock boxes are strictly prohibited. If they are found on doors or stairwells they are removed and
discarded.
3. All Sale or Lease Listings are registered with Building Management.
4. Realtors must accompany clients in all common areas and throughout the showing. Clients are not left to
explore the property unaccompanied. Realtors must escort clients to Valet at the end of the showing.
5. Realtors are not permitted to use the Lobby area as office space and are prohibited to do any business
with other Realtors or with clients in common areas.
6. The front desk will not accept any key, fob or garage transmitter to hold for any resident, renter and/or
guest.
Leasing
1. A unit is not leased for less than six months; maximum allowable leases per year are two. All leases are
subject to items 2,3, and 4.
2. A lease of a unit for a term of six months is subject to a tourist development tax assessed pursuant to
Section 125.0104, Florida Statutes. No lease of 6 Months is approved that does not explicitly contain
reference to the tax. The Association is not responsible collecting or paying this tax.
3. Condominium units are leased only for residential purposes. Units are not used for commercial use where
customers and/or vendors are visiting the Unit on a regular basis. Home offices are allowed so long as
the home office is not used for regular customers and vendor meetings or for excessive delivery of goods.
The definition of commercial use is at the sole discretion of the Board of Directors.
4. Leasing agreements and Renters are subject to approval by the Screening Committee and Building
Management. An application fee applies. All maintenance fees are current and are in order to lease a
unit. All lease renewals are submitted and subject to approval by the Building Management and the
Screening Committee. All pets are registered per section 7 and 8 of the Rules and Regulations, governing
pets. Pet IDs issued by Building Management is required to be displayed on the pet at all times. Standard
lease agreements submitted to the Screening Committee are complete and legible. Agreements and
registrations that are unreadable or incomplete are rejected.
Condo Units
1. Sound control and waterproofing requirements as outlined in the condominium documents are met prior
to installation of floors. Please see the building manager for a copy of the requirements. If record of these
requirements is not made available in a condominium unit file, the Association or Building Manager
reserves the right to inspect the flooring through invasive or non-invasive methods.
2. It is the Owner's responsibility to inform their contractors and workers that the sinks, showers and tubs
are not for disposal of grout, thin set or other work related materials. Any damage to the pipes and
plumbing is the responsibility of the unit owner.
3. No flammable, combustible or explosive fluids, chemicals or substances are kept overnight in any unit or
in any of the common areas.
4. All units must participate in the monthly pest control program. Records of pest control treatment for one
year are made available to Building Management upon request. Please see the property manager for
details.
5. Curtains, drapes, or linings which face exterior windows or glass doors of units are white or off white as
described in the condominium documents. Failure to follow these criteria results in Board disapproval, in
which case the curtains are removed and replaced with acceptable items.
6. No unit may have any aluminum foil or reflective substances placed on any window or glass unless
approved in advance by the board of directors in writing.
7. All personal property such as shoes, umbrellas, etc. is kept inside the condo unit. Welcome mats are
prohibited.

8. Noise and Odor restrictions apply at all times. Cigar or cigarette smoke is never smelt outside of a unit.
Refer to the General section for additional details on Smoking.
9. All units are kept clean and free of items that attract rodents, bugs, mold or other vermin.
10. No Owner, Resident, Guest, Visitor or Service Provider may keep flammable, combustible or explosive
fluids, chemicals or substances anywhere on The Beach Club Property.
Balconies
The following rules are adapted to preserve the beauty and value of Units and for the safety and security of
Residents.
1. Balconies are kept clutter free and clean at all times. No articles other than patio type furniture are placed
on the balcony. Outdoor rug covering installations are not permitted. Plants may not drape over the edge
of the balconies. Exceptions require written Board of Director approval.
2. Nothing is hung from the balconies or windows. This includes items such as towels, clothing and rugs.
The only exception is the American flag which is displayed only on appropriate national holidays.
3. Electrical remodeling, lighting or light fixtures are prohibited.
4. Items such as storage sheds, clothes racks, bicycles and umbrellas are not allowed on balconies. Nothing
is stored on the balconies.
5. Satellite television dish antennas are only permitted if they do not hang over the balcony and are only
allowed if the dish antenna remains below the height of the balcony railings. Permission is obtained from
Building Management for dish antennas. No other types of receiving or transmitting antennas are
permitted. No exterior dishes or antennas are added to the exteriors of the buildings or balconies. At no
time is the use of speakers or sound systems allowed on the balcony.
6. Balconies/terraces are not enclosed, covered with an awning, increased in size or altered in configuration.
7. No items are permanently affixed to the outside walls, balcony railing, or terrace floor. No exterior wall
penetrations are permitted. This means speakers; sound systems, hammocks and storage units are never
affixed to any outside wall.
8. No item on the balcony appears above the balcony railing.
9. Gas or charcoal grills, or any cooking devices with open flames, are not allowed on balconies at any time.
10. Nothing is shaken or thrown from the balconies including (but not limited to) burning or extinguished
cigar or cigarette butts, water or cleaning solutions. Do not allow housekeepers to toss water over
balconies when cleaning. The Maximum Fine is awarded in the event any material is discarded. In
addition to Association fines, discarding of smoking materials will be reported to the Hallandale Beach
Fire Marshall. The Owner and Resident are responsible for cleanup and all damages resulting from debris
thrown off balconies.
11. Floor coverings such as tiles for the balcony require prior approval from management. Acceptable
waterproofing is required for all floor coverings. No material that is destructive to the surface or to the
structure is used. Proper drainage of the balcony is required with any covering.
12. All balconies are easily accessed during times of emergencies.
13. All items placed on the balcony must be easily carried by two people and do not require disassembly to
move.
14. Residents must close their balcony doors if there is no one present within their unit.
Tower One’s Gym and Spa
1. Persons using Tower One’s Gym and Spa do so at their own risk. The Beach Club One accepts no
Liability for Injury, Death, and/or loss associated with the use of the Gym and/or Spa.
2. Only Residents, Guests and Visitors may use the Gym located on the 7th
Floor and the Spa located on the
6th
Floor of Tower One. Beach Club ID is carried at all times.
3. Owners who are leasing their units give up the right to use the Gym and Spa during the leased periods.

4. Shirts, Athletic shoes and proper workout attire are worn in the Gym, no open toe shoes or sandals
permitted in gym area. Proper workout attire is required at all times. Cut-offs/torn garments, bathing suits
and/or non-athletic attire shall not be permitted to be worn in any exercise area of the Spa and Fitness
Club. Men must wear shirts. Proper athletic wear is required when using any of the exercise facilities.
Sandals flip-flops, or bare feet are prohibited.
5. Children under 16 are not allowed anywhere in the Gym, Spa, Men’s or Women’s Locker room. Children
16 and over MUST provide identification upon request.
6. Professional trainers must register at the Front Desk. Professional Personal Trainers must be contractors
licensed and insured. No personal trainer “resident” may use fitness facilities for commercial use unless
approved by management.
7. Equipment is wiped down after each use. Fitness weights or other equipment must be restacked or put
away after each use. Equipment is not left in such a fashion that it is unusable for the next person.
8. Any damaged equipment or non-working equipment is reported to the front desk of the building. Any
person who damages the fitness center equipment through negligence or abuse is charged for repairs or
replacement.
9. Tower One’s personnel has full authority to enforce these Rules and Regulations and any infractions will
be reported to the Management office and Compliance Committee.
10. It is the responsibility of all persons using the gym facilities to consult with their physician, and such
person should be in good physical condition and have no physical, medical or psychological conditions,
disabilities, impairments or alignments, chronic or otherwise, which would preclude, impair or prevent
such person from using the Spa and Fitness Club, equipment or other amenities or engage in active or
passive exercise. Each person using the Spa and Fitness Club assumes full risk of loss and responsibility
for damage to their health if the foregoing representations are not and do not continue to remain true.
11. Each Resident and each permitted user assumes sole responsibility for his or her property; The Beach
Club accepts no liability for valuables such as phones, clothing, and any other personal belongings. Any
such personal property which has been left in or on the Gym and Spa may be disposed of, and/or donated
to a charitable organization.
12. The use of cellular phones, pagers or similar devices in the Club/ Spa facilities is not permitted. If a
cellular phone or similar device is used in the Gym and Spa facilities, it should be set on vibrate or silent
mode, so as not to make an audible sound. Conversations on cellular phones should be limited and the
users should speak in a manner so as not to disturb others.
13. No commercial advertisements shall be posted or circulated in the Gym and Spa nor shall solicitations be
made in the facilities.
14. The Gym and Spa facilities shall be open 7 days per week, from 5am to 12am as may be established by
the Board of Directors. NO resident or guests are allowed in the facility prior to or after the hours of
operation.
15. Pets are not permitted in the Gym and Spa facilities.
16. Spa locker room facilities are NOT COED. Women must use the ladies locker room, amenities and
facilities (sauna, steam, hot spa, etc...). Men must use the gentlemen locker room amenities and facilities
(sauna, steam, hot spa, etc…). Please note that Employees of the Beach Club Tower One will be allowed
in these areas for housekeeping and maintenance services.
17. Smoking is not permitted in the Gym and Spa areas.
18. No glass, smoking or food is allowed in Gym and Spa areas.
19. Consult your physician before using the sauna or steam treatment rooms. These treatments produce dry
and moist heat and generally reach temperatures above 105 degrees. It is not advisable to remain in the
treatment rooms for more than five minutes at a time. Pregnant women should not use the whirlpools or
other facilities that would elevate the core body temperature.
20. Shaving is not allowed in the Steam and Sauna Rooms. All shaving must be done in the sink or showers.
21. Anyone with body infections or open sores should not use any of the Spa facilities as this could possibly
spread infection.

22. The use of hot, cold spa, steam rooms and saunas is not available for Private use. Residents must share
the facilities with other registered residents and guests at all times.
23. Locker keys are provided on a complimentary basis. If not returned, the Association reserves the right to
re-key the locks and dispose and/or donate the items inside.
24. Absolutely no outside personal products, materials or objects may be used, added or brought into the
Men’s or Women’s spa/locker rooms which include a steam room, sauna and showers. Products such as
mud, hair dyes, herbal leaves, therapy oils and etc. are not to be used in the above mentioned areas.
Violation of these rules could result in suspension of your privileges on use of these spa amenities.
25. The resident is responsible for the conduct of all his or her guests/visitors while at the gym/spa. If
manner, or appearance of any guest is deemed to be unsatisfactory, the sponsoring resident at the request
of Management, cause such guest to surrender privileges and leave the premises of the Gym and/or Spa
immediately.
26. Banging or dropping weights is prohibited.
27. Failure to follow these rules could result in the loss of the gym privileges.
Tower One 7th Floor Residents’ Lounge
1. Tower One Residents’ Lounge is a private facility of The Beach Club Tower One Association. The
Tower One Residents’ Lounge is booked on a first come first serve basis for private events by Tower
One Residents only. Usage is subject to Terms of Use. Specific fees may apply. Please contact Tower
One Management for additional information.
2. Persons returning from the Pool Area are dry and dressed in proper attire prior to entering the Lounge.
No wet suits or wet towels are allowed on any furniture in the Party Room.
3. The Party Room is kept in the same condition as it was found. If the Lounge is in an unsatisfactory stage
prior to use then the Resident will inform the Front Desk.
4. Residents are responsible for all damages to any Party Room equipment or furniture or structure.
5. Guests and Visitors are accompanied by the responsible Tower One Resident.
6. Reservations for private events must be done with the Management office with at least 14 days advance
notice.
7. Deposit of $3,000 and fee of $500.00 is required for the reservation of the room for private events.
Residents will also be required to pay for the presence of a Security Guard, and a cleaning fee. Parking
arrangements must be done with the Master’s office.
8. Party room hours are from 8am to 12am.
9. Maximum capacity is 200 persons.
H2O Lounge
1. Tower One H2O Lounge is a private facility of The Beach Club Tower One Association. The room is
open to all Tower One Residents only. Usage is subject to Terms of Use. Please contact Tower One
Management for additional information.
2. Persons returning from the Pool/Beach Area are dry and dressed in proper attire prior to entering the
room. No wet suits or wet towels are allowed on any furniture in the H2O Room.
3. The room is kept in the same condition as it was found. If the room is in an unsatisfactory stage prior to
use then the Resident will inform the Front Desk.
4. Residents are responsible for all damages to any H2O Lounge equipment or furniture or structure.
5. Guests and Visitors are accompanied by the responsible Tower One Resident.
6. H2O requires a fob for entry and your unit information is recorded whenever you use this fob to enter the
lounge. If there are any damages or missing H20 contents, the cameras as well as the fob entry data will
identify those involved but the unit owners (not renters) will be held responsible.
7. H20 Hours: from 7am to 12am.
8. H2O will be open for all residents to enjoy. The room is not be available for private meetings or parties.

9. H20 is for the sole use of residents and guests must be accompanied by the unit owner or tenant at all
times.
10. Residents are allowed to have a maximum of 4 guests to the lounge.
11. H20 is meant to be an adult lounge. Children 16 and under must be accompanied by an adult.
12. DVD’s to use in the lounge are available at the Front Desk. You must sign your name and unit number
for DVD’s and they must be returned the same day. Unit owners will be responsible for DVD’s that are
not returned.
13. Since some DVD’s may be R rated all residents less than 18 years old require permission from their
parents to use DVD’s in the H20 lounge. Management cannot be responsible to monitor what your
children are watching in the lounge. Release forms only need to be filled out once and will be kept at the
front desk.
14. All contents including drinks, food, dishes, flatware and furnishings must remain in the lounge and
cannot be taken out of the room for any reason.
15. Respect others in the room and keep noise to a minimum.
16. Report any spills to the front desk immediately so they can be cleaned up to avoid permanent stains.
17. As all common areas in the Tower the H20 lounge is a non-smoking area.
18. Please turn off the TV when you leave the room.
19. Failure to comply with the rules or cooperate with staff may result in your inability to use the room.
Lobby Conference Room
1. Tower One Conference Room is for Tower One residents use only.
2. Owners and residents wishing to use the room must reserve with a minimum of 48 hours advance notice.
3. Owners and residents are allowed to use the Conference Room for a maximum of 4 hours per month.
Two sessions of 2 hours each or one session of 4 hours.
4. There is no food and/or beverages allowed in the room.
5. No solicitation is allowed. Conference room is not allowed for promotional, sales or enrollment activities.
Bicycles
1. All bicycles must be registered with the Front Desk.
2. All bicycles must be stored in one of the bicycle storages, that being Tower One’s or Masters.
3. Only 2 bicycles can be registered per unit on Tower One’s bicycle room.
4. All bicycles must have a registration sticker.
5. The Beach Club Tower One reserves the right to remove and donate to charitable organization any and
all “unregistered” bicycles.
6. Bicycles are not allowed to be stored in balcony areas.
7. Bicycles are not allowed to travel on the passenger elevators.
8. Bicycles are not allowed to touch the hallways carpets.
9. Association is “not” responsible for the bicycles stored in the Bicycle room.
