THE BERKELEYS

Along a quiet street in Santa Monica RACDB has renovated a few buildings, turning a cottage, a warehouse

and a manufacturing building into creative office, media and post-production spaces. The neighborhood was

once cozy residential bungalows, then replaced by industrial manufacturing, and now evolving commercial

spaces. The narrow lot sizes left over from the residential grid mean shotgun type buildings, yet we man-

aged to craft workable flexible spaces, adapting, opening up and pushing the literal and figurative envelope.

The RACDB method to this rehabilitation project was to maintain the individual and contrasting char-acteristics of the original buildings while linking them at the interior and using a universal color scheme throughout. The street facing, 1920’s era cottage looks historically quaint now with the added wood sid-ing and corrugated metal roof that replaced the asphalt one. The entrance was moved from street side to a side yard that shares an entrance to the 2,000 square foot warehouse rising from the back of the cottage. New skylights and clerestory window replacements bring beautiful northern light into the high volume space. In addition to using recycled steel windows, exposing and polishing concrete floors and refinishing oak floors in the cottage, adding steel railings and a sleek steel stair lightens the bulky former industrial-age loft. The cork-floor mezzanine is well lit by new skylights and has become a favorite lounge for employees.

Once a manufacturing warehouse, this 10,000 square foot brick and bow truss building was painted over a dozen

times to a point that diminished the quality and character of this prime space. RACDB was the designer and

contractor on this adaptive re-use project. Significant demolition at the interior, sandblasting of timber trusses,

and stripping the bricks of paint, revealed rich wood surfaces, bright red bricks and unique opportunities.

From installing mechanical systems to selecting

paint colors, RACDB and RAC Construction were al-

ways present, replacing deteriorating windows with

steel windows and entry doors, upgrading neglect-

ed landscaping with California natives and turning

the building into a multi-suite hive of studios for

smaller tenancy. New skylights punched light into

each suite. Quality finishes were part of the budget,

including wax-plaster walls, exotic woods, double-

glazing, and custom steel details.
