LOCATION

Heywood is a town in the Metropolitan Borough of Rochdale, Greater Manchester. The town lies on the south bank of the River Roch, 2.4 miles east of Bury, 3.7 miles southwest of Rochdale, and 7.4 miles north of Manchester.

Heywood is close to junction 19 of the M62 motorway, which provides direct transport links to the major cities of Manchester to the south and Leeds to the north east. Heywood has a station on the East Lancashire Railway, a heritage railway and tourist attraction.

THE SITE AND SURROUNDINGS

The site is located approximately 0.5 miles north of Heywood Town Centre in a residential area with two storey residential properties boardering its northeast, southeast and southwest boundaries. The northwest boundary is adjacent to Peel Lane.

The site was formerly a public house and is classed as brownfield land. It is approximately 0.32 ha (0.79 acres), roughly rectangular in shape, relatively flat and cleared of all buildings, except the foundations slab of the former public house.

PLANNING INFORMATION

The site benefits from two planning applications, which have been run simultaneously and effectively treats the site as two separate development opportunities. The two proposed schemes are as follows:-

i). an application for a two/three storey block containing seven apartments.

Planning permission was granted on the 22 December 2016. Please see planning reference 16/01274/FUL on the Rochdale Council public access planning website for more information.

ii). an application for the erection of 13 no. 2 & 3 bed dwellings.

A planning application was submitted on 27 September 2016 for the above and it is expected a decision will be forthcoming from Rochdale Council before the end of January 2017. Details of the application can be viewed on the Rochdale Council public access planning website, reference 16/01169/FUL. The application is identical to the scheme previously consented by the Council.

METHOD OF SALE

The site is for sale by way of private treaty. Our client reserves the right to not proceed with the highest or indeed any offer.

TENURE

We understand the site is owned and to be sold on a freehold basis. We encourage interested parties to make the usual Land Registry enquiries.

VIEWINGS
