I hope you’ve had a wonderful summer! If you have air conditioning it went fast, and if you don’t then it probably seemed to never end! As much as I love the heat, I always look forward to the cooler days of sweaters, boots, scarves and pumpkin fl avored goodies EVERYWHERE!

Portland’s RMLS Market Action Report (July 2015) and the most recent Case-Shiller (May-June 2015) home price index convey our Portland area home prices grew faster than those nationwide. Year over year price increases were 4.5% nationally and 7.8% for Portland. Among the 20 cities included in the in-dex, only Denver (10.2%), San Francisco (9.5%) and Dallas (8.2%) posted stronger increases. Contribut-ing to the stronger market are the declining unem-ployment rates and the steady interest rates. Many are keeping a close eye on the volatility of the stock market and the expected rate increases. Our mar-ket is slowly stabilizing and that will hopefully lead to additional inventory. However, as long as there are eager buyers competing for a limited supply of the active homes available, the current pace will continue. Sellers need to be aware that as lending rates increase, a buyer’s budget will decrease. That equates to a smaller buyer pool for most sellers. If you are considering the sale of your property, lets discuss if now is the best time for you.

On my Houses With Heidi show we deliberate timely info that keeps us all up to speed on our properties, whether we are thinking about selling or are lucky enough to already have our dream home.

Some of last month’s high-lights were from my guest Mike Haney, Prestige Roof-ing & Construction. He is one of my go-to contractors and we talked about the things we should pay attention to now before the weather re-ally changes on us. The best advice is to do a walk about your property paying close attention to the areas that will be keeping us dry in the rainy season.

While scoping your property, you’ll want to start at the top and work your way down. The fi rst thing to

inspect is the roof, and don’t do this yourself! Hire a roofi ng company who will check for compro-mised shingles or shakes, rubber vent boots that are cracked or missing, and things like that. Have those repaired prior to their announcing themselves via a roof leak. Once in the attic space, you will see the health of your property real quick. Make sure

venting is actually venting out-side. Look for signs of past leaks via moisture, staining or pos-sibly mold or mildew. Don’t be too alarmed if you do see some mold, it can be remediated fairly easy.

Over the past two years I’ve logged many miles in Yamhill County’s beloved Wine Coun-try, where we’re equally proud and thankful to have our magazines distributed through-out. Before working in the region, I wasn’t sure what to expect from the local businesses and Real Estate professionals who call this area home. While an everyday commute out there sounds daunting, it’s actually turned into my monthly guilty pleasure and here’s why.

The second I coast down the hill of HWY 99 with Sherwood to my rear and REX HILL to my side, the clouds seem to part and it seriously feels like I’ve stepped through an enchanted door. I’m not kidding you; I’ve been caught in downpour and traffi c throughout Portland, only to be welcomed by an opening of space and sunshine. Any melancholy feelings melt away, and I know my day is about to ease up. While Newberg’s main drag has become quite up and coming, I fi nd that the deeper into Wine Country you venture, the more charm you will uncover.

Last month I had the pleasure of working alongside my main squeeze for my birthday. While working on one’s birthday is never ideal, the “adult” in me knew it was a must, so of course I made the executive decision to work the Wine Country region that particu-lar day. Could you blame me?

We really do have a full 9+ hour day of non-stop deliveries to hundreds of establish-ments throughout the area. To break up the day, I have my usual “goal” marks, the fi rst being The Coffee Cottage in Newberg. I’ll sheepishly admit I’m a bit of a coffee snob, and a huge fan of supporting locally owned businesses. I truly crave an Iced White Chocolate Caramel Mocha from here on the regular, but sadly only am able to satisfy that urge about twice a month. This place has such a cool vibe, and tasty café type lunch fare. I love the fact that it’s local, and as a rule try my best to only dine at places allowing me to keep this magazine at their establishment (hint, hint!). Rules of course get broken, but out here it’s so easy to follow! The local businesses have been so wonderful to work with.

Driving along the narrow two lane road, the views of the sprawling vineyards and farm-lands look more like paintings than real life. It’s almost insulting to call it work on days like this. With coffee in hand, our route took us from Newberg out to Dayton where we came across a newer hot spot, The Barlow Room. Although not on our list of stops, I ask my

husband to turn around so I could introduce myself and the magazine. While it wasn’t quite lunch time for me, this spot is for sure on my “to eat” list. The historic building it resides in features exposed brick and dark wood fl ooring. Classic tufting on Chestnut Leather seating gives the feeling of a step back in time. Most importantly, the food is inspired by Northwest cuisine, with menu items strewn with fresh local produce, meat, and seafood. Shameless plug; you can also riffl e through our current issue while there, and I am good to frequent the place guilt-free!

With no time to linger, we continued along SE Amity-Dayton Hwy where we passed Wings and A Prayer Alpacas, which I wish we could have stopped by, and a beautiful heard of cattle, com-plete with horned bulls. The drive alone was an amazing way to spend the blue skied day, and eventually led us to the Blue Raven Farmstand. Their specialty is pies, but I couldn’t resist their large, chewy snickerdoodle cookies. On another date I devoured a turkey sandwich with tomato preserves and wow was it amazing!

Towards the end of our day, we celebrated at Los Molcajetes Mexican Restaurant, located on the boutique Third Street in McMinnville, where I may or may not have enjoyed a delicious huckleberry margarita. I did mention my husband was driving, right? Anyway, as I pointed out earlier, the further you explore this beautiful region the larger your smile will grow. There are so many places I could plug, such as The Carlton Bakery’s to-

die-for Lavender, Earl Grey, or Lemon Basil Shortbread cookies, or artisan restaurant Recipe’s seasonally changing menu, and of course the award winning wines that catch my nose around every corner, but I’m out of space! So instead, I urge you to grab a friend and make your own memories in this beautiful area we are so lucky to live near. I’m sure you’ve heard the buzz around Tiny Homes, which really became loud the past year or so. You

may have watched one of the many documentaries on them, or even read about them in articles throughout esteemed publications. Four days before printing this very magazine, I’m thrilled to say I had my very fi rst Tiny Home experi-ence! As a publisher of Real Estate content for many years, explor-ing homes through-out the Metro Area is nothing new to me. Big, “cozy”, enor-mous…yep, I’ve seen them all. This Tiny Home I kept driving past though, now this was something I had yet to discover. Parked near the garden area of Nature’s Country Store/Bigfoot Growlers just into Damascus, sits this mundane looking “trailer”. What I didn’t know then, was how pleasant it was inside the quaint quar-ters. Seasons changed, a whole school year passed, and at least a few of their business cards and fl yers later (sorry guys!), I was fortunate enough to

meet Brett Schoppert, the laid back owner of the store, and Ron Douglas, the incredible person behind the Tiny vision. As a seasoned General Contractor for over 40 years, Ron’s new venture, Dream Tiny, came to life 3 years ago after overcoming two Cancer surgeries. I was taken aback for a mo-ment when he shared

his story with me, for it was hard to believe this healthy looking man had been through so many struggles.

The fellas lead me through the new patio area of the store and Bigfoot Growl-ers, which is AWESOME by the way, and said, “Prepare to be amazed!” They were 100% right. This little spot, a total of only 273 sq.ft, was just the place I would want to escape to! Not to sound cliché, but it was light and bright, with beautiful Pine interior and vaulted ceilings that gave it a surprisingly spacious feel. The loft area looked exciting to sleep in, and even has a mini skylight for star gazing at night. It’s equipped with a kitchen and full bath, with Electric, Sewer, and H20 Hook-ups so there’s no “roughing” it. Ron makes the Tiny

Homes with his own two hands using many reclaimed materials, while being conscientious that no toxic materials or chemicals are used in the process. He explained his Tiny Home is an ideal option for those needing their own space (think In-laws, your college student, or even a rental), or those wanting to save money by living on or off the grid. You could also park it at your Beach or Moun-tain property for a low-maintenance getaway. Because it’s mobile on wheels, it’s not subject to property taxes, building per-mits etc. You’d of course want to do your homework on where you’ll park it, and whether any local CC&R’s/HOA’s would apply. If you’re curious like I was, it’s worth the trip to check this beauty out. They hold it open every Saturday from 12-5pm. Grab a beer, grub on some tasty BBQ from the food truck just steps away, then wash your hands and prepare to be amazed like I was!
