CAAR 2015 First Quarter Re-port shows that the median sales price for the region was up 5.1% over Q1-2014, rising

from $244,250 to $256,750; Sellers re-ceived 94% of original list price at sale, 2.7 points higher than the five-year av-erage for the quarter.

Charlottesville Area First Quarter Highlights:• Median sales price for the region

was up 5.1% over Q1-2014, rising from $244,250 to $256,750.

• Sellers received 94% of original list price at sale, 2.7 points higher than the five-year average for the quarter.

• Closed sales remain consistent as new pending sales were up 18%, boding well for the spring market.

• Homes in the $300-$400k price range sold fastest, with half of the 80 homes in this segment selling in 34 days or less.

• Detached median sales price was up 8.2% year-over-year whereas the at-tached median sales price decreased by 6.5%.

Sales ActivityThere were 493 homes sold in the

1st Quarter in Greater Charlottesville, virtually unchanged from Q1-2014 with only one additional closed sale. While the sales rate is even versus the same quarter last year, it is 4.3% high-er than the five-year average for the

quarter. The 106 attached homes sold (including condos and attached sin-gle family homes) is 3.9% higher in Q1-2014 posted sales. Condos had the largest jump in sales, increasing from 34 last year to 48 in Q1-2015, a gain of 41.2%. The 387 detached homes sold represented a nominal 0.8% decrease (-3 sales) compared to Q1-2014.

Inventory of Homes for Sale While closed sales were level with

the same period one year ago, the 929 new pending sales represent an 18% in-crease over Q1-2014. Notably, the 399 new pending sales in March were the highest March-level since 2005, and

exceeded the five-year March average of 318 new pendings by 25.5%. The 855 pendings at quarter’s end is 25.2% higher than the total pendings head-ed into the second quarter last year indicating a strong starts to spring sales. Five of the six jurisdictions have over 20% more pending sales at quar-ter’s end than last year, Charlottesville being the exception with 5.9% fewer pending sales.

For the fourth consecutive quarter, Q1 seller activity exceeded the prior year’s level. The 1,401 new listings add-ed were 9.4% higher than the 1,281 new listings added in Q1-2014. Albemarle

had the largest net gain with over 100 more listings added than last year, 726 versus 618 (+17.5%). Louisa’s 116 new listings for the quarter represented the highest percent increase, gaining 34.9% over it’s Q1-2014 total. With 227 new listings, Charlottesville was the only other jurisdiction with more respective listings added, gaining 6.6%. Fluvanna saw the largest year-over-year decline in new listing activity for the quarter, dipping 11% to 145. Greene’s 82 new listings were 7.9% down while Nelson saw 6.3% fewer listings with 105.

“Our first quarter statistics remain consistent compared to previous years, which reconfirms the value apprecia-tion when investing in real estate,” said CAAR President, Anita Dunbar. “De-spite having limited homes available, our market home prices are holding strong and the demand is growing as indicated by the high percentage of pending sales.”

Days on Market (DOM) and Pricing

The median DOM for Greater Charlottesville in the 1st Quarter was 73 days, three days lower than Q1-2014 and the lowest Q1-level since 2006. One in five homes sold during the quarter (20.9%) were on the market 10 days or less. Homes in the $300k-$400k price range sold fastest, with half of the 80 homes in this segment selling in 34 days or fewer. With a median DOM of 52 days, townhomes sold faster than detached homes (71 days) and con-dos (136 days). The average DOM for homes sold in the first quarter was 138 days, 12 days more than the Q1-2014 level (126 days), but more than two weeks lower than the five-year Q1 aver-age of 155 days.

Homes sold fastest, based on medi-an DOM levels, in Louisa (56 days) and Greene (59 days). Albemarle homes took nine days fewer to sell than last year, with a median DOM of 64 days. The city of Charlottesville was the oth-er jurisdiction with a lower level than the region, but its 69-day median was 19 days higher than Q1-2014. Fluvan-na homes took more than a month lon-ger than the rest of the region, though the county saw its median DOM fall by more than two weeks, from 122 to 106 days. Nelson’s level more than doubled from Q1-2014, spiking to 185 days. With half of its 47 sales in the 1st Quarter sitting on the market for over six months, it’s not surprising that Nelson sellers received a significant-ly lower percentage of original asking price than the other jurisdictions in Greater Charlottesville.

The Charlottesville Symphony Concludes 40Th Anniversary Season With Beethoven’s Symphony No. 9

The Charlottesville Symphony at the University of Virginia ends its 2014-15 season on Saturday, April 18, at 8:00pm andSunday,April19,at3:30pm.Bothperformances take place at the Martin Luther King, Jr. Performing Arts Center at Charlottesville High School.

Music Director Kate Tamarkin has chosen Ludwig van Beethoven’s immor-tal Symphony No. 9 as the triumphant culmination of the orchestra’s 40th An-niversary Season. Sometimes dubbed “the Choral Symphony,” Beethoven’s

Ninth was his last complete symphony. It is known for its grandness of scale, and especially for the final movement that includes the chorus and vocal so-loists singing the famous “Ode to Joy.”

Ms. Tamarkin conducts the orches-tra, a two hundred-voice chorus and four renowned vocal soloists: Christina Pier, soprano; Lucille Beer, alto; Carlton Moe, tenor; and Anton Belov, baritone. The choral forces are comprised of the Oratorio Society of Virginia and the U.Va University Singers. Michael Slon is the director of both ensembles.

Crescent Hall Quilters Project

Piedmont Council of the Arts (PCA) is proud to announce the Crescent Hall Quilters Project, a collaboration between the Crescent Hall Quilters and local youth at Clark Elementary School.

This community art project pairs third graders from Clark Elementary School with facilitators from the Cres-cent Hall Quilters, a group of women who live in or near Crescent Halls and are known for their hand-sewn and imaginative quilts. Together, they will create a memory quilt that celebrates the cultural heritage of the Belmont and Ridge Street neighborhoods.

In March, third graders met with the quilters during class time to learn about the quilting process and talk about ideas of neighborhood and community. Each student then drew an image to illustrate what their own neighborhood and community meant to them on a block of fabric cloth.

Throughout the month of April, the Crescent Hall Quilters will hand stitch these illustrations and then come to-gether on April 27, from 1:30-2:30pmat Clark Elementary School to lay out the overall quilt design. Students will help the quilters decide how to arrange the fabric blocks in order to create the final memory quilt.

In May, the quilters will stitch the quilt together to reveal in a final celebra-tion with the students on May 26. After the quilt’s completion, a publication will be released to document how the Crescent Hall quilters make their work.

This project is part of Play the City, a National Endowment for the Arts funded project that seeks to magni-fy a community-driven history of the Strategic Investment Area (SIA) neigh-borhood and engage residents in plans for its future. The project is a partner-ship between The Bridge PAI, Pied-mont Council for the Arts, the City of Charlottesville and the University of Virginia School of Architecture.

Klezmer Ensemble Concert with Daniel Kahn and Jake Shulman-Ment

The McIntire Department of Music presents the UVA Klezmer Ensemble’s spring concert under the direction of Joel Rubin with special guests Daniel Kahn and Jake Shulman-Ment from the band Painted Bird.

The songs of Daniel Kahn address political issues and Jewish social move-ments accompanied with klezmer, punk and folk melodies. Jake displays a remarkable versatility as violinist, composer, improviser, arranger, band-leader, and producer, while consistently remaining true to his deep roots in tra-ditional Jewish music.

According to Klaus Halama, “When it’s comes to wicked freaky Klezmer music, the Americans were always way ahead. Daniel Kahn, born in Detroit, living in Berlin, belongs to this caste of Yiddish music agitators. couples that find jobs in different cit-ies. For example, from Zion Cross-roads Pantops area jobs, such as at State Farm or Martha Jefferson, are just 15 minutes away, while it takes just 40 minutes to get to the busy com-mercial area of Short Pump near Rich-mond.

Sharon Duke, with William A. Cooke, LLC, explained another advan-tage of a commute to Charlottesville from Louisa. Whether you are going in to work in the morning or coming home in the afternoon, the sun is al-ways behind you and never in your eyes. For variety, or in case of traffic back up on the interstate, commuters can also reach Charlottesville on Route 250 or enjoy the rolling hills of horse country on Route 22.

Louisa’s central location is also at-tractive to retirees who like the com-munity feel and the slower pace of life in a rural area while enjoying the security of easy access to high quality medical care in nearby cities and even as close as Zion Crossroads.

Another big benefit of Louisa com-pared to some neighboring counties like Albemarle, is both the home prices and the property taxes are lower which means a lot more house for your mon-ey than is available closer in.

Louisa’s Active Real Estate Market

Louisa’s size and central location mean it is home to several major real es-tate markets and Multiple Listing Ser-vices. These are very different from each other and represent what Atkins calls, “different worlds.” Markets around urban centers like Charlottesville are more active than those with the longer commute, however overall the outlook is very positive.

“The phone is ringing off the hook,” Duke said when asked about the local market adding that both homes and land are selling. “I’m thrilled to see a lot of land sales which is a huge indica-tor the market is doing well,” she con-tinued. She recently sold a subdivision lot in Shenandoah Crossing and has buyers actively looking at another one in that same location. “Bigger pieces (over 5 acres) are selling too,” she said.

Duke is also excited about the active market for second home lots, another indication that people are feeling more positive and spending money again on real estate. She has some buyers who recently purchased a lot in Blue Ridge Shores for a second home and will be building soon. She added that other resort areas such as Lake Anna are also doing well.

“Now that the cold and snow are behind us, traffic is picking up every

weekend at Spring Creek, and the mar-ket is really ramping up,” said Dan Gir-ouard, sales manager at Spring Creek, a gated community at Zion Crossroads. “We’re seeing good activity in re-sales, stronger than in years past,” he con-tinued adding that there is not a lot of inventory and homes are selling more quickly with fewer days on the market compared to a year ago.

Spring Creek also is seeing activity in new construction with several new builders joining Stanley Martin and Ryan Homes. Colony Builders will have a model open shortly and Barry Meade has just completed a spec home.

Tee Tucker, with Better Homes and Gardens Real Estate III, represents Patriot Homes which builds custom homes in the $400,000 to $500,000 price range at Spring Creek. “The mar-ket is active,” he said adding that “new construction is moving.”

Buyers Who Move to LouisaThe availability of land is a big reason

people choose Louisa. Duke described some buyers she worked with who re-located to Louisa from Keswick. They wanted to be east of Charlottesville, and chose Louisa where they could af-ford more land than in Albemarle.

Louisa’s resort properties draw peo-ple who want a nice place to spend their time off. Those who like a lake but enjoy peace and quiet may choose Blue Ridge Shores where fully half of the residences are second homes. Lake Anna on the eastern end of the coun-ty is also a popular resort communi-ty with a much bigger lake and many more opportunities for people who en-joy water sports.

Retirees and others who love golf and like the security of a gated com-munity often move to Spring Creek. Its many amenities include a top rat-ed semi-private golf course that regu-larly receives awards for its high qual-ity. Most recently, in 2015, Golf Digest ranked the Spring Creek course num-ber 55 out of 100 on their list of Amer-ica’s Greatest Public Courses.

Spring Creek is also a favorite of downsizers who have enjoyed living in large homes in nearby communities such as Glenmore or Lake Monticello. Girouard said that often these individ-uals want a smaller house, but still want to enjoy all of the amenities that come with a gated, golf course community. At Spring Creek they can build a home to better meet their needs in retirement and still enjoy a top rated golf course, a new clubhouse and other benefits like a fitness center and walking trails they have grown to appreciate.

Tucker also referenced working with buyers in process of downsizing. He had a couple recently that moved to Spring Creek from Forest Lakes, in part because of the easier commute to work and activities in town. Many such individuals are transitioning to a one level home, or are a family who needs a two story but choose a floor plan with the master bedroom on the main level.

“Spring Creek is a great communi-ty,” Tucker said “where buyers can en-joy new construction for a great price.” Of course they also appreciate the lower taxes. While he often works with local buyers, others come from out of state most recently from places as di-verse as Northern Virginia, Michigan, Indiana and Kentucky.

Louisa also is a place where first time buyers can find a home. Atkins described the market prior to the re-cent downturn when nothing was available in Louisa for under $200,000.

Today first timers will find homes that in some cases, Duke explained, are in good enough shape to move into without requiring a lot of work. There are even a few on the market today in the low $100,000s. She cautioned that some of these lower priced homes need a lot of work and would not qualify for a loan but would be more appropriate for an investor.

Families with children also find Louisa an attractive place to settle. Gi-rouard said that about 40 percent of the Spring Creek buyers are young pro-fessionals with families. Many are new in their careers and want a neighbor-hood that is family oriented with ame-nities like the playground, tennis and

basketball courts and walking trails.Of course the local schools are im-

portant for families, and two of Lou-isa’s schools, the high school and Thomas Jefferson elementary, were re-cently rebuilt after the 2011 earthquake damaged them. Atkins described the new high school as “superb.” A nation-al evaluation from U.S. News and World Report gave it a Bronze Award based on student achievement putting it in the top 25 percent of high schools in the country.

Rural entrepreneurs appreciate Lou-isa which “is incredible for anyone who wants an agribusiness,” Duke said. That would include people who raise animals like sheep, angoras, or alpacas, or any kind of crops. That would also

include a business like Southern Ex-posure Seed Exchange, a million dollar enterprise that specializes in heirloom seeds. At the other end of the spectrum is one of Duke’s clients who gave up her nursing job in Charlottesville and moved to Louisa to raise vegetables.

Louisa’s Rich History One of Louisa’s heroes, sometimes

called the Paul Revere of the south, is Jack Jouett, a captain in the Virginia militia during the Revolutionary War. He was at Cuckoo Tavern in Louisa when he saw British troops riding west towards Charlottesville. He knew the Virginia Assembly, which included Pat-rick Henry and Thomas Jefferson, was meeting there unprotected by Ameri-can troops, so he jumped on his horse and rode all night through the woods to Monticello to warn them, allowing them to escape.

During the Civil War, Louisa was the site of the Battle of Trevilian Sta-tion, the largest cavalry battle fought during that conflict.

On Saturday, April 25th the Louisa County Historical Society welcomes the public to Heritage Day, a free fam-ily event that shares a flavor of what life was like there between these two wars. Look for period costumes, children’s games, and demos of crafts like spin-ning, woodworking and blacksmithing.

While kitchens are a top candidate for remod-eling and upgrading, Remodeling Magazine has pegged bathroom remodels as being an even better invest-

ment from a financial standpoint and mid-range remodels return a higher percentage than luxury plans.

An important consideration these days is toward bathroom safety—things like grab bars, roll-in showers, and good lighting. It makes little differ-ence in the cost of a remodel, but it can be a valuable factor in the market-ability of the property or the ability of residents to “age in place” rather than having to move.

“I think we need to change the public image of viewing these safety features as being just for seniors,” de-clares REALTOR® Linda Broadbent with Charlottesville’s Better Homes & Gardens Real Estate III. “It’s a question of educating the public that grab bars are ‘safety bars’ for all ages and can be very helpful in different situations. Children or persons with disabilities can fall very easily in a tub or shower. Having that rail just provides an extra ounce of prevention.”

Broadbent points out that eliminat-ing barriers is also important. “I am a firm proponent of building barrier-free homes. Just because a home has a hand rail in the shower, tub, and adjacent to the commode doesn’t mean it is just for the older population.”

Eliminating barriers—removing shower sills or possibly widening door-ways—and installing accessible handles on doors, sinks, and faucets allows owners to remain in their home as they age. This is also crucial for any-aged persons with disabilities. “It also defi-nitely increases the value of the home,” Broadbent says. “I think the buying public is slowly seeing the advantages of having a barrier-free home wheth-er it is new construction or an older home that has been renovated.”

These days, many people are replac-ing those aging fiberglass all-in-one shower/tub combinations with tiled, walk-in showers without a sill. This means easier access for persons with disabilities—temporary or perma-nent—as well as older people.

Although ADA (Americans with Dis-abilities Act) guidelines aren’t required for residences, they provide good direc-tions for new construction or remod-eling. For example, grab rails or bars should be able to support a force of at least 250 pounds, be mounted 33 to 36 inches above the floor, and have at least 1.5 inches between the wall and the bar.

Grab bars come in a variety of de-signs and materials besides just plain chrome. Teak, various metallic finish-es, and even glow-in-the-dark acrylic are options that provide architectural interest as well as safety. An interesting variation is provided by grab bars with built-in LED lighting. Several brands market an all-in-one night light/grab handle in various lengths and styles. These can be especially useful for folks with poor eye sight or disorientation.

A shower seat is another nice fea-ture. It should be 18 to 24 inches wide and about 16 inches deep. While a re-

movable plastic seat is useful, it may not be completely stable and also has a “hospital” feel to it. Instead, why not install a spa-like seat of tile or teak. A tile bench, of course, is permanent. Teak wood is waterproof and elegant and the bench could be either built in or one that folds up.

It’s smart to put the shower controls right by the entrance so users can stay dry while the water is warming up. In addition technology has made some very nice advances in user-friendly fix-tures. A hand-held shower option is a worthwhile investment and there are

single-handle mixers offering easier control over flow and temperature for sinks, tubs, and showers. Levers are more usable than faucets. There are even touchscreen-operated showers, al-though these are more expensive.

Note: Setting the water heater tem-perature too high can cause burns, es-pecially with young children and older folks who may be slower to move away from scalding water. The Consumer Product Safety Commission recom-mends setting the water heater to no more than 120 °F.

It’s important to have bathrooms well-lit by day and at night, although less brightly during sleep hours. In ad-dition, it’s important to have sufficient lighting between the bed and the bath-room, too, although not so bright it impairs sleep.

Illuminated light switches are easy to find in the dark and those illumi-nated grab bars are useful here. Anoth-er tactic would be a sensor light that goes on automatically when someone enters. A third option would be attrac-tive nightlights that, although dim, provide adequate light after being in a dark bedroom. Nightlights come in a variety of styles from purely practical to whimsical light-up flowers, butter-flies, and hearts. n
