2014 Market Report shows 856 homes sold in Greater Charlottesville, resulting in 5.0% growth

from last year and up from 426 in the first three months of 2014. This quar-ter’s figures also display a healthy 13% in median sales price gain ($276,500 over $244,250) and a rapid 11% de-crease in days on the market since the start of the year (112 versus 126).

resulting in a 6.7% increase in active inventory at quarter’s end compared to the same time last year.

•ConsistentwithQ2-2013,halfofthe homes sold in the 2nd Quarter were on the market 40 days or less.

Market Overview Taking into consideration the pro-

longed winter of the first quarter where home sales were even compared to 2013, sales activity climbed 5.0% in Q2-2014 compared to Q2-2013. There were 8.8% more homes sold than the five-year 2nd Quarter average (856 ver-sus 787). The year-to-date sales total of 1,378 is 2.6% higher than the same pe-riod last year, with year-over-year sales gains in four of the first six months of 2014. Though the average sales price in the 2nd Quarter ($332,679) was only

0.6% higher than the same quarter last year, this increase coupled with the 5.0% increase in total sales, resulted in a 5.7% increase in sold dollar volume versus Q2-2013. The total sold dollar volume of $284,773,638 was the high-est quarterly total since 2007.

“We have been looking forward to this second quarter report, especially after the long winter that bit into our first quarter stats. This second quarter shows us a solid market with healthy growth in nearly every market segment. We are up fairly significantly in median sale price and number of sales com-pared to the same time last year, and have more than made up for a slightly slower, early spring. Buyers are enjoy-ing a little better inventory and sellers are undoubtedly happy with fewer days on the market,” says CAAR 2014 Presi-dent John Ince.

Sales Price & Inventory of Homes for Sale

Four of the six jurisdictions saw year-over-year gains in median sales price in the 2nd Quarter. Greene ($245,000) led the region in price gains with a 23.2% increase. Charlottesville ($275,450) and Fluvanna ($191,250) had the next

highest growth, up 4.8% and 3.4% re-spectively. Albemarle ($329,000) had a modest gain of 1.2%. The median salesprice inNelsondropped6.0%to$229,000. The Louisa median sales price was down over $30,000 from Q2-2013 to $170,000, representing a 15.1% year-over-year decrease.

The Q2-2014 median sales price was the highest 2nd Quarter level since 2008 and was only 6.8% lower than the median sales price of $296,550 in Q2-2007, which was the highest 2nd Quar-ter level in the last ten years.

Similar to closed sales, new pending sales in the Charlottesville area also saw an increase in the 2nd Quarter compared to last year. The 1,062 new pending sales represented a 3.0% in-crease over Q2-2013. Fluvanna led the region in year-over-year gains in new pendings for the second consecutive quarter with a 25.2% increase. Greene (+6.8%) and Charlottesville (+6.7%) also had notable gains in new pending sales versus Q2-2013. Nelson (-17.7%)and Albemarle (-0.8%) were the only jurisdictions with lower purchase ac-tivity levels, though Albemarle’s 526 new pending sales were only four fewer than Q2-2013.

Drake Van de Castle Raising $10,000 during July ‘Bike for Seniors’ Journey

Halfway through his Bike for Seniors campaign, longtime Crozet resident and REALTOR® Drake Van de Castle continues to pick up speed and energy from the donors and supporters he’s met so far. Van de Castle is covering more than 1,000 miles on his bike tour of Virginia delivering a special message about helping seniors make critically needed repairs to their homes to allow them to age in place. The resounding successes of the local partnership be-tween Charlottesville Area Association of REALTORS®, AHIP and Blue Ridge Home Builders Association to address this need prompted Van de Castle to take the idea on the road and work to engage with other groups about start-ing their own programs.

“The real estate community has rallied behind Seniors Safe at Home from the start in the spring of 2012, and Drake has been among our most active volunteers,” John Ince, CAAR President and associate broker at Nest Realty Group, said.

The first week included stops at Wil-liamsburg Area Association of REAL-TORS®, Southside Virginia Association of REALTORS®, Richmond Association of REALTORS®, and Fredericksburg Area Association of REALTORS®. One of the biggest bursts of support came

from meeting with Virginia Association of REALTORS® Chief Executive Officer Terrie Suit. Van de Castle plans to meet with leaders from Dulles, Northern Vir-ginia, Blue Ridge, and many others in the second half of his tour.

Several years ago Walk Score.com named Charlottesville the Most Walkable City in the Common-wealth of Virginia. What exactly does that mean?

“A Walk Score,” explains RE-ALTOR® Jim Duncan of Nest

Realty, “is a ranking algorithm for a home and it depends on pretty much everything people want to walk to—grocery stores, enter-tainment, schools, restaurants, you name it. The idea was developed quite a few years ago and is now becoming more popular.”

According to the Walk Score.com website, its mission is to promote walkable neighbor-hoods. “Walkable neighborhoods are one of the simplest and best solutions for the envi-ronment, our health, and our economy,” they say. “We believe that walkable neighborhoods with access to public transit, better com-mutes, and proximity to the people and plac-es you love are the key to a happier, healthier and more sustainable lifestyle.”

Anyone can plug in any street address in the country and be shown a walkability score from 0 to 100. Part of Walk Score.com’s effort is aimed at the real estate and apartment rent-al markets. “Our vision is for every property listing to read: Beds: 3 Baths: 2 Walk Score: 84,” the website continues. ”We want to make it easy for people to evaluate walkability and transportation when choosing where to live.”

“Studies show the higher the walk score the more valuable a property is to buyers,” Duncan, the REALTOR®, continues. “People see this walkability as a desirable part of en-joying a home because it allows them to save money because they’re not spending it on gas and maintenance.” It also avoids time wasted sitting in traffic.

Boston,” she says, “and when I came here, I opted to be in Belmont because it’s so close to downtown. I can walk to work, to entertainment, to restaurants and coffee shops.”

She notes that many area neighbor-hoods are aiming to become walkable. “There are vacant lots around town be-ing bought up to put a couple houses on,” she says. “These little ‘pocket com-munities’ are selling well.”

Another example she mentions is the 24 single-family homes going in along Water Street near the new City Walk apartments. Those apartments are part of the high-density living choices, also including condominiums, being built within walking distance of the Downtown Mall.

“Another sign of this close-in desir-ability,” Kavanagh continues, “is that quite a few homes in the Belmont area are on the market for just a few days before they receive multiple offers.”

How Does The Charlottesville Region Measure Up For Walkability?

Walkability varies greatly in our area. For example, Charlottesville’s Downtown Mall is deemed a “walker’s paradise” with a Walk Score of 100 out of 100, meaning daily errands can be run without a car.

Keswick, on the other hand, has a Walk Score of 6 out of 100 meaning

the location is a car-dependent neigh-borhood with almost all errands re-quiring a car.

The city of Charlottesville is launch-ing a major effort to build new loop trails for walking and biking as well as longer connections between parks, schools, and other public places. The 2014 Bicycle and Pedestrian Master Plan Update is the next phase of in-creasing and enhancing bicycle, pedes-trian and multi-use trail connections within the city and can be viewed at www.Charlottesville.org.

The city is also upgrading a num-ber of crosswalks with specific signage and lights embedded in the pavement to alert drivers. “I really like these light-flicker cross walks,” declares Wes Carr, a REALTOR® with Bill May Re-alty. “More than once I haven’t seen someone because it’s dark or rain-ing, but I stopped for those flicker-ing lights. It’s the greatest thing that Charlottesville does for safe walking.”

There’s Walkability, Then There’s Simply Walking

Apart from the Walk Score for a home, there is also just plain walking for health, recreation, and keeping the dog happy. Many developments that are too far from shopping, schools, and other destinations to have a high Walk Score, are still eminently walk-able. They may have sidewalks, path-ways, play areas, or even dog parks that are good for walking. Neighborhood schools are another option for walking, including some facilities with tracks.

In some cases, developments include dedicated walking paths and trails with markers or notations indicating dis-tance traveled. Others, such as Foxcroft just south of Charlottesville, have their own walking trails and often these con-nect to an extended trail network. Fox-croft’s own trails, for example, meet up with the Biscuit Run Trail, a somewhat rough, unpaved byway used by walkers

Where Can I Walk?Many people simply walk in their own neighborhoods without a specific des-tination. But for people seeking some new paths, the Internet is an excellent resource.

Some are as short as .2 miles while others are closer to 5 miles. Some are loops, while others are one way. Includes elevations and cross-section of each walk.

www.RivannaTrails.org The mission of the Rivanna Trails Foundation (RTF) is to create and protect footpaths, trails, and greenways within the Rivanna River watershed. It’s a volunteer organization supporting community-wide trails to serve as a re-source for nature-related recreation and environmental education.

The website includes a link to a map of the highly popular handicapped-ac-cessible Rivanna Trail encircling Charlottesville. This paved trail starts at Riv-erview Park and meanders north along the Rivanna River, then on around the city. It’s the walkway attracting the most use in the City, often including large groups of people and dog walkers. Much of the trail is possible because of landowners who permit a public easement on their properties. Many devot-ed volunteers meet each month at the RTF tool shed for a work day.

www.monticello.orgA particularly appealing walk is the Saunders-Monticello Trail which has a limited parking area at Kemper Park just off the Thomas Jefferson Parkway (Route 53) and a larger parking area accessed via Dairy Barn Road off Route 20 opposite Piedmont Virginia Community College. This trail, on property owned or leased by the Thomas Jefferson Foundation, has elevated board-walks, leafy paths, a pond, an overlook, and an arboretum of native trees and shrubs. It also connects to other trails on the property. Search for “trails” on the Monticello website for more information and a downloadable map.

It also lists which trails are ADA accessible, which trails are in the process of becoming ADA accessible, and those that are not ADA accessible because of uneven surfaces, slopes, or lack of an accessible way foot crossing streams.

and bicyclists. This trail runs behind the Mill Creek neighborhood north under I-64 to meet the Rivanna Trail at the Bent Creek Road Bridge off Fifth Street Extended.

Many other developments make a point to have walking paths within their grounds and to connect to nearby paths and trails. In the Pantops area, for example, Ashcroft has a number of walking trails. Although not open to the public, the Glenmore development east of Charlottesville offers its resi-

dents many trails for walking, biking and horseback riding.

One of the many reasons Charlottesville is a nice place to live is its well known reputation as a health-conscious city and this is defi-nitely reflected in the number of peo-ple walking all around town. n

Marilyn Pribus and her husband live in Al-bemarle County near Charlottesville. Their home address has a Walk Score of 12, but they walk on the adjacent Biscuit Run Trail with their dog almost every day.

American Heart Association says Walking Improves HealthYou may already know this, but it doesn’t hurt to read it again. ing to quote Robert Frost, but it is going to talk about fences. For homeowners seeking a

little more privacy or to keep children and animals in (or out), it will discuss when you can and cannot put up a fence and the best materials to use for your construction.

”There’s definitely a lot to think about when you’re installing a fence,” declares Bethany Gonzales, the third generation working at a local fence company founded by her grandpar-ents. Her father is Joe Phillips, who op-erates as Joe Phillips Fence in Madison as well as Charlottesville Fence Compa-ny. Says Gonzales with a chuckle, “I do everything but install the fences.”

Before you even start shopping for a fence, she recommends checking with your local zoning and planning agency to see if there are specific rules on fenc-es. In addition, many homeowner asso-ciations have bylaws dictating height, materials, and locations.

“If you’re close to a road, especially on a corner,” Gonzales continues, “you

can’t do a solid fence that would hide traffic. You even have to plan about where the plow might push the snow.”

Once you’ve decided to go ahead, it’s time to consider the kind of fencing you want. Nowadays fences are made from a variety of materials and can be installed at any height, although four feet or six feet are pretty standard.•Chain link is durable and provides

security by keeping animals and chil-dren in. (Or, in some cases, keeping them out.) Some chain link is vinyl coated and slats can be used to add privacy. While chain link is often the most cost-effective, many people

find it institutional in appearance and prefer more attractive boundar-ies around their homes.

•Wood is classic, whether as a deco-rative picket fence, post-and-rail in-stallation, or a solid stockade fence. Wood can be stained or painted to compliment the property. More ex-pensive than chain link, but a handy homeowner can usually install a wooden fence.

•Vinyl fencing comes in a variety ofcolors and in styles similar to wood including pickets, panels, or rails. More expensive than wood, but it’s durable and maintenance free.

•Aluminum can be manufactured to look like traditional wrought-iron fencing complete with ornamental gates. It comes in a variety of colors and it’s low maintenance and dura-ble. The cost is comparable to vinyl. Once you’ve chosen your fence,

Gonzales says, “surveys are definitely a good thing to have when you have a small lot to be sure the fence is on your own property.” With a large property a survey isn’t so important, she says, because you can easily build the fence inside the property line.

She also suggests consulting with neighbors if the fence will be between your properties.

”A lot of times I recommend that they write something up or at least have a verbal agreement in case there are any damages to property when put-ting up the fence,” she says. She adds that neighbors will often share the cost, but not always.

And of course Gonzales has a fence. “I’m working weekends on my own fence,” she says. “It’s aluminum across the front so that’s prettier where peo-ple can see it. I’m doing a post-and-wire in the back which is more cost ef-fective and almost invisible against the landscape.” n
